Paradiso Beach House is an absolute waterfront property, where golden sands lie at your feet just footprints away from the crystal-clear waters of the Bay. Nestled in an exclusive enclave, flanked by other luxury homes it is set back enough to deliver your own divine, personal retreat. Enter the locked front gates into a private, leafy, courtyard where your own mini oasis awaits. A glorious swimming pool, outdoor dining setting and fabulous built-in BBQ will see you making the most of your time in the sun, relaxing with family or friends.

Walk through the bespoke front door and the downstairs area opens to reveal a light-filled haven that basks in the glorious water views. Here is the entertainer's kitchen with stone bench tops, Vintec wine fridge and Meile appliances including steam oven and induction cook top. The combined kitchen and dining space flows out to an undercover alfresco area beach side, for lounging and entertaining.

When the weather turns chilly you can cosy-up on the ample sofas and sip a red in front of the combustion fire and let the dancing flames mesmerize. Also on this level is the kids bunk room offering two sets of single bunks (top bunks are not suitable for adults) ensuite bathroom and a TV with PlayStation to keep the kids happy. Downstairs is complimented with a guest powder room and laundry.

Transcend the wide stairway to a further, four sumptuous bedrooms all offering their own travertine, ensuite bathrooms with ample space and light for privacy and enjoyment and most with stunning water views. The master suite has a king bed, wall mounted TV and flows out to the upper deck overlooking the blue water below. Bedroom three also had a king bed, wall mounted TV, deck access and overlooks the water which is mirrored by bedroom four complete with its own bathroom too.

Bedroom four set to the rear has two long singles that can be joined to offer a fourth king bed. Perfect for year-round holidays the home has ducted air for heating and cooling, an over-sized single garage and automatic gate entry, plus plenty of off-street parking with ample room for boat and trailer.

Hailed as a blue-water paradise by nature lovers and anglers alike, Port Stephens has something for everyone. Famous for its white sandy beaches you will be spoiled for choice as you take in its scenic waterways swimming, fishing, dolphin-watching, snorkelling or just relaxing and soaking up the sun. Watch out for the gentle giants migrating from May to November when you can spot whales from the shore or from the many elevated coastal vantage points. There are plenty of spectacular bush walks, sand-dune adventures, the local zoo or maybe the Toboggan Park for a fun-filled day.

Paradiso Beach House is a highly desirable large luxury home which easily accommodates twelve guests in style and comfort. With complimentary water sports equipment, you can enjoy a sunset kayak with some of the resident 150 bottlenose dolphins directly from your backyard or grab a book and chill around the pool, whatever you decide this will be a holiday to remember.

Linen
All linen (sheets and bath towels) is supplied for your stay and included in the tariff. For the comfort of our guests, we do not triple-sheet. All beds have a fitted sheet, a flat sheet and a quilt with a full cover. BYO pool/beach towels.

Property Specific Notes
If the property is booked last minute and the beds have already been made up after the previous stay, we regret we are unable to unmake and remake to different configurations and beds will be presented as per the website description text.

This property has four external security cameras. The first camera is on front of garage facing the driveway gate, and the second camera is on the beach side, back of house facing the grass area only.  There are two cameras on the front pedestrian gate wall, which point to the front yard and road area only. 

Enough wood will be supplied for the fireplace/slow combustion wood heater for the first two nights. After that, guests must purchase top-up wood and kindling from the local petrol stations at their own cost.

The swimming pool has a water heater, however it is not in use and will remained turned off.

This property is located in a quiet residential street which is noise sensitive. Do not book if you feel that your guests may breach these terms and conditions.

This is a waterfront property that has uninterrupted views & access to the beach outside, small children must be supervised at all times.

Paradiso Beach House has a complimentary stand-up paddle board, three kayaks, snorkelling gear, an aqua lily pad and other water sports equipment. Please ensure all is rinsed off in fresh water and returned to storage on departure.

Pets are NOT welcome at this property.

WiFi is offered as a complimentary extra. As there is no charge issues will be dealt with Asap but cannot be guaranteed.

To ensure the comfort of our guests and the neighbours, we do not accept bookings for "Schoolies" breaks/under 21yrs groups and under no circumstances do we allow weddings or parties of any sort.

Privacy: This property is a holiday rental, it is not a principal place of residence and there are no shared rooms. Enjoy your time in comfort and privacy.

Terms and Conditions: Detailed terms and conditions apply for this property and payment warrants your agreement and that of all other guests staying at the property with you. Please share the terms and conditions with your other guests.

Check-in and -out Times: During the busy months of December and January, the check-in time is 4 pm to facilitate peak back-to-back changeovers. Our standard check-in time is 3 pm and check-out time is 10 am. We offer a complimentary early check-in or late check-out time as a gesture of goodwill where booking and housekeeping schedules allow. Note that due to demand and housekeeping pressures, no early check-ins or late check-outs will be granted during the months of December and January. The safest way to secure an early check-in or later check-out is to book the property for an extra night. Contact us for a special rate for this extra night. All Sunday late check outs must be requested and approved prior to 5 pm on the Friday evening prior. All complimentary early check-ins or late check-outs must be confirmed in writing so that our housekeeping team are informed accordingly.

Guest Registration: Guest registration is mandatory for all bookings and replaces the need for a cash bond for short term bookings (up to 20 nights). It is essential for fraud prevention, damage claims, safety, and emergency purposes. The process varies depending on the online travel agent used. Direct bookings require the booker to upload a copy of their driver’s licence and credit card through our encrypted online process.

Additional Guests: The guest limits apply at all times during the booking. Any extra guests (this includes day visitors) above those that have been booked and paid for must be approved in writing prior to the stay. Only the guests staying at the property are permitted to be present. If you wish to have visitors in addition to booked guests, you must advise us in writing prior to your stay and ensure you receive written permission. This is not possible at all properties.

No Extras: This property is approved for accommodation only. No mattresses, tents, caravans or more cars than the property accommodates are allowed. Under no circumstances are the following activities permitted at any of our properties: motorbikes, dirt bikes, quad bikes, use of firearms or air rifles, fireworks.

EV Charging: For safety reasons and to comply with insurance requirements, guests are prohibited from charging electric vehicles at any property that does not have a dedicated EV charging station. Charging electric vehicles without proper infrastructure poses a fire hazard, and in the unfortunate event of an incident, insurance cover may be compromised, and the guest held liable. If in doubt, ask our team for the closest EV charging station.

Long Stay Discounts: Some of our properties are well suited to longer stays. For bookings of 30 nights or more, we may be able to offer a reduced rate compared to what’s advertised. Please feel free to get in touch with our team with your preferred dates, and we’ll be happy to look at the best available rate for you.

For medium-term bookings (21-40 nights) and long-term bookings (41-90 nights), a non-negotiable cash security deposit is required. This deposit is refunded after the departure inspection, with any damage or loss deducted. The minimum cash deposit is $2000, with higher amounts for larger or more expensive properties, or at the owner’s/manager’s discretion.

Peace of Mind: For your added security we will never request payments be made to an overseas bank account and your money is held by us and not disbursed until after your departure.

Great location to hold my husbands 70th birthday with our family and plenty of room for us all to relax and enjoy the very comfortable large home. Property could use some maintenance and repairs. Cleanliness was not to my liking and needs a really good deep clean. Overall didn’t stop us from enjoying our stay.

Great house but needs a bit of attention

Our stay at Paradiso was great. The layout and position of the house was amazing. However, the house is feeling tired and in need of a little TLC. Some of the kitchen cupboards don't close properly and the oven needed a clean. The tap in the guest toilet is wobbly and feels that it will break at any moment. The floorboards creek in all the upstairs bedrooms. Just a suggestion, the rug under the dining table needs a non slip mat underneath as it is a slippery and is an accident waiting to happen.
