The backyard is an entertainer`s dream: in-ground pool and spa, large covered patio with outdoor bar and BBQ, plus fruit trees. RV and boat parking with full hookups. One bedroom with side access to the pool area. Pet-friendly. Sleeps 10.

2,075 sqft with updates throughout — hickory hardwood floors, custom barn doors, remodeled kitchen and bathrooms.

Maximum occupancy: 10. Pet-friendly. Pool is not heated. Wood-burning fireplace. RV/boat parking with full hookups. Theater room. Wet bar with wine fridge.
Parties/Noise: In order to respect the neighbors and our quiet neighborhood, we do not allow parties in the house.

Pool Heating: We charge $100 per day for pool heating to a maximum of 80 degrees, which reflects our actual cost from PG&E for natural gas.

Please note that the pool service technician comes late Monday mornings. He may enter the backyard without prior notice to complete routine maintenance.

Number of Guests: There will be a fee of $50 for each guest over 10 unless discussed with us, even if the person does not stay the night. This is to prevent parties.

Check-Out: Check-out is before 11:00 am. There will be a fee of $100/hour for late checkouts. Please let us know about the time you plan to check out so we can pass this information on to the housekeepers.

We kindly ask that prior to leaving, do all your dishes, gather towels and start a load in the washing machine, and take out the trash. This helps us keep the cleaning cost down. Leave the home basically as you found it when you arrived.

Restrooms: Please do not flush anything but toilet paper down the toilet.

Smoking: Our house is a non-smoking home. There will be no smoking of cigarettes or weed inside the house or a $300 charge.

Candles: We do not allow candles in the home, this is a fire hazard.

Damage: We understand that accidents happen. We ask that you please let us know when something is broken so that we can replace or repair it. There is a stain remover under the sink in the kitchen for the carpet and bedding.

Pets: Pets are allowed with a $100 per pet, non-refundable fee. No more than two (2) pets are allowed. Please alert us prior to your stay if you are planning on bringing along your pet. All pets must be fully potty trained, and not track mud or dirt into our home; please clean your pet`s feet if they are dirty/muddy prior to allowing them in the home. Pets are NOT allowed on any furniture, including the beds. Keep the bedroom doors closed that are not being used. We shall not be held responsible in any way for anything that may happen to your pet. Please note, there will be an additional $100 fee for any animal waste found on the property after you leave. Please note that the pets are not to be left alone at the home.

Longer Stays: For stays exceeding 30 days, a mandatory cleaning service is required at the guest`s expense. This ensures that the accommodation is well-maintained throughout longer stays. The cleaning fee will be charged to the guest.

Lost Items: Please do not forget anything in the home. We can not package and ship things that are left behind.

Cameras: We have a Ring Video Doorbell camera installed at the entrance for safety.

Utilities: We kindly ask that you switch off lights and turn off AC/heater when not in the home.

Trash Removal: Please put trash cans on the curb Sunday evening for Monday morning pickup, and bring them back to the right side of the home Monday afternoon.

Pool & Hot Tub Rules:
We charge $100 per day for pool heating to a maximum of 80 degrees, which reflects our actual cost from PG&E for natural gas. Please be informed that the pool and hot tub cannot be heated simultaneously. Therefore, to use the hot tub, we must switch the heating from the pool to the hot tub.
Quiet Hours: 10 PM – 8 AM (No swimming past 10 PM).
Hygiene: Shower before and after use; no oils or soaps allowed.

House Rule: Spa / Hot Tub Usage

Included: Hot tub heating is complimentary for 5 hours per day during your stay.
How it works: Contact us to schedule your daily 5-hour window. We`ll activate heating remotely so it`s ready when you are.
Additional time: $75 per extra 5-hour block.

Important notes:
‱ Hot tub is connected to the pool system and cannot run continuously without risking equipment damage
‱ The 5-hour window must be scheduled in advance (same-day requests subject to availability)
‱ Unscheduled activation is not available — please coordinate your usage times

Why this policy: Continuous heating causes excessive wear on pool equipment and significantly increases utility costs. This structure keeps the amenity accessible while protecting the system for all guests.
Supervision: Children 14 & under must have adult supervision at all times.
Safety: No roughhousing, screaming, running, or pets in the pool.
Equipment: Do not remove the pool sweep (can cause costly damage). Do not remove the chlorine tabs.
Glass Policy: Only plastic dishware/cups—$1,000 fine for broken glass near or in the pool. Swim at your own risk.

Please do not unplug anything in the home. It is difficult for the next guest if lamps are unplugged, and there are items in the home that operate the door lock and doorbell. If you don’t know what it is, do not unplug it. Do not unplug the wireless router or modem or it will shut down the door lock and you may get locked out.

Our host was amazing! Very accommodating for our visit. The grandkids loved the pool and we spent a lot of time in the jacuzzi. The fire pit was used every night. This will be our go to place when coming back to the area.
