Upstairs is the hub, with an open-plan kitchen, dining and lounge along a wall of windows framing the paddocks - a kitchen fully equipped to cook for ten. Downstairs gives you a second living area for the kids or a quieter corner.



- OUTDOOR AREA -

Step out to the balcony for a summer BBQ or a coffee in the morning sun, with paddock and rural views all around.



- BIKE ROOM & LAUNDRY -

A lockable bike room, large enough for the whole group's gear, is the feature cycling guests notice first. A dedicated laundry with washer and dryer sits downstairs.



- PARKING -

Free off-street parking on the property.

The whole house is yours - both storeys, both living areas, the bike room and off-street parking. Fast WIFI throughout.



The Neighborhood:

Springfield is a quiet residential suburb on the Rotorua side, handy to everything without the bustle. You are about five minutes from the supermarket, ten from the Polynesian Spa and the Whakarewarewa Forest mountain bike trails (the Redwoods), and around fifteen from Eat Streat in the city centre. A working farm runs along the back boundary, so expect sheep, the occasional rooster and a horizon of paddocks rather than rooftops - it is part of the appeal.



Getting Around:

Free off-street parking on the property, and a car makes the most of Rotorua. It is about 4 minutes to Te Puia, 11 to the lakefront and Polynesian Spa, 12 to the Redwoods and Skyline Gondola & Luge, and 15 minutes to Rotorua Airport. Cyclists can roll straight to the Whakarewarewa Forest from the door - if you have the legs for the hill back up.



Other Things to Note:

A working farm borders the property, so animals will come and go from the paddock next door. Fast WIFI throughout, and the lockable bike room keeps your gear secure.
