🏏 Sleeping Arrangements: Master suite with king bed, en‑suite bath, walk‑in closet, & deck access; Bedroom 2 with king bed; Bedroom 3 with queen bed + sofa bed; Bedroom 4 with king bed; Bedroom 5 with two queen beds; four full bathrooms with fresh towels & toiletries.

🎱 Lower‑Level Game Room: Pool table, ping‑pong, board games, and large TV; full laundry room with washer/dryer and supplies.

🌅 Outdoor Living: Expansive deck and lower patio with lounge seating, dining table, & gas grill; fenced yard with fire pit; community dock via path in backyard. (Army Corp of Engineers regulations prohibit guests from parking their boats in our private slip but access to the dock is available for swimming and launching kayaks.)

The Neighborhood:

Located in a quiet cove on Beaver Lake near Rogers, our home is just 15 minutes from downtown restaurants and 30 minutes from Bentonville's museums and shops. Boat ramps and marinas are nearby (Army Corp of Engineers regulations prohibit guests from parking their boats in our private slip but access to the dock is available for swimming and launching kayaks.). Nearby hiking trails offer stunning lake views. A car is recommended.



Getting Around:

A car is necessary for exploring the area. Parking for 3‑4 vehicles is available in the driveway and garage.



Other Things to Note:

🪟 Cleaning & supplies: Professional cleaning, linens, and starter paper goods and toiletries are provided.

🐶 Pets: Up to two well-behaved dogs are welcome ($75 each); no cats.

🔇 Quiet hours: 9 PM–8 AM—respect neighbors; no parties, events, or unregistered guests.

🔥 Smoking/vaping prohibited indoors ($1,000 fee); smoking is permitted outdoors if butts are disposed of properly.

⚠️ Safety: The path to the public dock is steep—supervise children; our slip on the dock is private but the dock itself is a community dock.

🗑 Trash & recycling: No trash duties required; our team will handle the bins.
