Conveniently located near Alta, Snowbird, Brighton, Solitude, and Park City ski resorts, and a short drive to SLC, downtown, the airport, Thanksgiving Point, and the Lehi tech district.
ABOUT THIS PROPERTY
Orchard Estate is a private villa retreat in Bluffdale, Utah, professionally managed by StellarB&B Hospitality Group. The estate offers a rare combination of tranquility, scale, and recreation, making it well suited for family reunions, corporate retreats, small weddings, and multi-family vacations.
The property is located approximately 20 minutes south of Salt Lake City International Airport and within 15 to 20 minutes of several world-class ski resorts, including Sundance, Alta, Snowbird, Brighton, and Park City. Its central location also provides convenient access to downtown Salt Lake City, Thanksgiving Point, and the Lehi technology corridor.
With accommodations for more than 30 overnight guests, two professional pickleball courts, a vineyard and orchard, and over an acre of outdoor recreation grounds, Orchard Estate is designed to comfortably host gatherings of many sizes.

PARKING AND ACCESSIBILITY
On-site parking is available for up to five vehicles at no charge. Additional vehicles may be accommodated with advance notice and incur a per-vehicle fee.
Two bedrooms and accessible pathways on the main level make portions of the home suitable for guests with limited mobility.
EVENTS AND GATHERINGS
Orchard Estate welcomes approved events, including:
Family reunions
Corporate retreats
Small weddings and receptions (maximum 75 attendees)
Youth retreats and wellness gatherings
All events must be approved by StellarB&B Hospitality Group within 24 hours of booking. Guests must provide the expected number of attendees, event type, and any special requests. Event fees, catering, and rental equipment such as tents, tables, and chairs are not included in the nightly rate and may be arranged separately.
Unapproved events or gatherings exceeding approved guest counts are not permitted.

Within 5 to 30 minutes of the property, guests can access a wide range of activities including:

Backyard glamping and camping are permitted only with advance approval and in designated areas.
BACKYARD GLAMPING AND CAMPING
Backyard camping is available for guests who wish to include an outdoor experience during their stay.
Camping must be approved in advance. A maximum of ten tents or camper vehicles is permitted to preserve safety, parking availability, and property conditions.

Base setup fee: $300 per stay
Camper vehicles or trailers: $50 per vehicle per night
Tent camping: $25 per tent per night
Campers must be self-contained. No sewage dumping or external hookups are available unless specifically arranged in advance. Quiet hours and property rules apply to all campers and guests.

Guest access
Guests have private access to the entire main home and designated outdoor areas during their stay, including the orchard grounds, patios, sports courts, and event lawns.
Access instructions, entry codes, and arrival details are provided prior to check-in by StellarB&B Hospitality Group.
Certain storage, maintenance, or utility areas may remain secured and are not accessible to guests.

SEASONAL EXPECTATIONS
Orchard Estate is a large estate property situated on natural grounds. Conditions may vary depending on the season.
During summer months, the home is cooled with multiple HVAC systems designed for large spaces. Because of the size of the home and Utah’s summer temperatures, it may take several hours after arrival for indoor temperatures to reach their optimal level, particularly if doors have been opened during cleaning or turnover.
During winter months, heating systems are maintained and operational; however, large homes require time to fully warm when outside temperatures are low. Guests should expect a gradual stabilization of indoor temperatures after arrival.
During fall, the orchard and surrounding grounds naturally shed leaves. Grounds maintenance is performed regularly, but falling leaves and natural debris may be present between service visits, especially during peak leaf season.
SERVICE CALLS AND MAINTENANCE
Maintenance and service calls are reserved for issues involving safety, loss of essential utilities, or equipment malfunction. Requests related to normal seasonal conditions, cosmetic concerns, or expectations outside normal property operation may not require immediate service response.
EARLY CHECK-IN AND LATE CHECK-OUT
Due to back-to-back bookings and the extensive cleaning required for a property of this size, early check-in and late check-out can only be confirmed on the day of arrival or departure. Requests made in advance cannot be guaranteed.
PICKLEBALL COURTS AND EQUIPMENT
Guests are welcome to use the pickleball courts. Guests should plan to bring their own paddles and balls. Occasionally, equipment may be left behind by prior guests, but availability and condition cannot be guaranteed.
EVENTS AND GATHERINGS
All events must be approved in advance. Guest counts, event details, and vendor information must be provided within 24 hours of booking. Unapproved events or exceeding approved guest limits are not permitted.
PARKING
Parking is limited to approved areas of the property. Additional vehicles must be arranged in advance to avoid congestion and ensure safe access for emergency or service vehicles.
OUTDOOR AREAS AND WILDLIFE
As a rural-style estate property, guests may encounter insects, birds, or other wildlife typical of orchard and outdoor environments. This is a normal part of the setting.
VENDORS AND DELIVERIES
Catering, rentals, and vendors must be coordinated in advance. Vendors must follow property access and parking guidelines.

Quiet hours begin at 10:00 PM. Outdoor amplified sound and large gatherings beyond approved limits are not permitted after this time.
