As you wind your way into this quiet neighborhood, the Sierra Nevada mountains rise up before you in a breathtaking panorama, painting the sky with hues of blue, grey, and gold. Pull into the beautifully landscaped front yard, where flowering trees sway gently in the breeze and a sweet little swing invites you to pause, breathe, and take it all in.

Step inside, and you`re immediately embraced by warmth and space. The entryway opens into a cozy living room, anchored by a plush sectional couch perfect for curling up after a day on the slopes or exploring the town. A large smart TV offers the ultimate movie night or game-day experience.

Just beyond, the chef’s kitchen gleams with sleek appliances, crisp white cabinetry, and thoughtful touches—from a full-size fridge and freezer to a wine fridge and built-in microwave. Whether you`re brewing your morning coffee or preparing a family feast, this kitchen is ready for it all.

Open the sliding glass doors and let the indoors spill into the backyard oasis. Surrounded by a lush lawn, vibrant garden beds, and fruit trees that bloom with apples, peaches, pears, and apricots in season, the outdoor space is made for making memories. The downstairs bedroom is a cozy hideaway, featuring a decorative brick fireplace (The electric fireplace in the living room is available for use. The wood-burning bedroom fireplace is decorative only) and a sliding door that opens directly to the patio—ideal for quiet mornings or a private evening wind-down. Nearby, you`ll find a convenient half bath and a laundry room to keep your adventures tidy.

Our home is in Kings Row, a peaceful, well-located neighborhood in northwest Reno that offers the perfect blend of convenience and outdoor charm. Guests love the quiet, walkable streets, friendly vibe, and easy access to nature. You’ll find scenic trails just steps away—great for morning strolls, dog walks, or light hikes—with the beautiful Truckee River nearby for fishing and jogging along the water.

It’s also incredibly convenient: just minutes from downtown Reno’s restaurants, shops, and nightlife, and a quick hop onto I-80 or the McCarran Loop to explore nearby attractions, Lake Tahoe, or the airport. Kings Row is especially popular with dog lovers and outdoor enthusiasts, offering a laid-back local experience without sacrificing access to the city`s energy.

Our home is perfectly located for easy access to everything Reno has to offer. You`re just 5 minutes from Downtown and Midtown, 8 minutes to the University of Nevada, and 45 minutes to Lake Tahoe and major ski resorts. For day trips or airport travel, I-80 and McCarran Blvd are just a couple minutes away. Rideshares like Uber and Lyft are readily available, and there’s plenty of parking if you’re bringing your own car.

In the winter time, there may be snow and ice conditions. The streets are plowed frequently, but depending on conditions, tire chains and/or 4 wheel drive may be needed to get to our home. No refunds will be provided due to weather/snow conditions or inadequate preparation for winter driving.

We also offer high speed internet throughout the home at 500 Mbps, perfect for remote work or streaming.
- Smoking is NOT allowed anywhere on the premises.
- Small dogs and cats are allowed. All dogs must be kept on a leash throughout the neighborhood.
- Quiet hours are from 10pm – 9am each day.
- NO PARTIES OR EVENTS (this is a quiet, shared neighborhood and there will an $1000 fine for any reported parties or noise complaints)
- Loud, rude, obnoxious, disrespectful, or disorderly behavior is not allowed at any time. We will give one courtesy warning for any such behavior. If such behavior continues, you and your party can be evicted without refund.
- Normal cleaning fees are included in all rental rates, however additional billing will occur for any excessive/abnormal cleaning, damages, or missing items.
- Please do not dispose of any excessive waste at the property (more than about 2 trash bags per day) or bring large items that you intend throw away. Failure to comply will result in a fine of $1000.
- Please make sure to fully turn off the BBQ and fire pit after use
- The electric fireplace in the living room is available for use. The wood-burning bedroom fireplace is decorative only
- The Bunk Beds are both used at your own risk and we won`t be held liable for any accidents
- Please do not use the white towels on the floor, on kitchen surfaces, or for cleaning make up—there are kitchen/make up towels and paper towels provided
- Please do not have packages or mail delivered to the home
- Please make sure doors and windows are closed & locked when leaving the unit.
- Linens, blankets, and towels are not to be removed from the home. Please do not take these items to parks or outdoor venues.
- Check Out is at 11:00am Pacific Time
