Cancellation policy
- We offer free cancellation or a 100% refund of the amount payable if you cancel 30 days before the check-in date. If canceling, we will charge a processing fee (to cover credit card processing and administrative fees).

Additional rules

1. If any issues arise during your stay, it’s essential to communicate with us promptly. Good communication between the guest and host is critical to ensuring a smooth and successful stay. You should respond to us (the hosts) within 24 hours when we reach out to resolve an issue. In certain situations, we may need to send our case manager to review the situation in person to fully address any concerns.

Maintenance aside from emergencies will only be able to be tended to during business hours, 8am-5pm.

2. It is a `must` to read the entire listing description and the house rules of our property. If, in this case, you DO NOT read over our listing description or house rules and are not comfortable with something that is clearly stated, we will uphold our cancellation policies.

3. No unregistered guests/visitors unless preapproved

4. Follow state laws when using fire pit

5. Please keep noise to a minimum after 10 10PM and always be respectful of the neighbors.

6. No parties or events unless previously organized in writing with the host. If there’s evidence of a party or event, there’ll be an additional charge of $200.

7. For noise complaints

7.1 If we receive any noise complaints from neighbors, a security guard will be called out to the property at a cost of $85 to guests for the first call-out.
7.2. If security is called a second time during your stay, you will be charged a $250 fee and be removed from the premises with no refund of your stay.

8. No smoking anywhere in this house. If we find evidence of smoking anywhere in the house, you will be charged $300 for extra cleaning.

9. The Host is not responsible for items left behind. A $65 fee applies for return shipping and staff handling. Items not claimed within 14 days will be discarded.


Follow all check-out procedures:
1. Take out all trash
2. Wash dishes (or start dishwasher)

Note:

* A $200 extra cleaning fee may be charged if the home is left unreasonably dirty and requires more work than usual to clean (for example, mud on the carpet). All damages will also be charged to the guest.

* Check-out time is scheduled for 10:00 am on the day of departure unless previously agreed upon with the host. If the guest is more than 90 minutes late checkingt, the guest will be charged $200.

*Any costs incurred by the host as a result of a late check-out will be passed on to you.

*The Host is not responsible for items left behind. A $65 fee applies for return shipping and staff handling. Items not claimed within 14 days will be discarded.

*Please note that reservations made by local residents are subject to an additional review and approval process before final confirmation. We appreciate your understanding and cooperation.

The property was clean. Kitchen fully stocked. Lots of elbow room. There are 2 areas of improvement that our group identified:1) The full-size beds (or smallest queen beds any of us have ever seen) are not comfortable and the pillows are terrible. 2) We don't stay in a lot of VRBO's, however the ones that any of us have ever stayed at, when we've asked about an early check in, and the owner says that the property is available, this is the first time any of us have ever heard of a 100 early check in fee for an available property. Otherwise, the property was fine. Unsure if we would rent it again.

Motel 6 in a nice neighborhood

Six adults utilized the property. The price was reasonable. The location was perfect for us, but the amenities were old and tired. We were all disappointed with the overall "feel" of the property. It wasn't very welcoming as it was rather Spartan. One of our party referred to it as a called it a bachelor pad. We stayed for 4 nights. There weren't enough towels for our group, let alone new towels for each day. There were no additional linens available for our group. The master bed was not very comfortable and the futon was shot. The home was neat and clean, but the interior amenities were of Motel 6 quality at best. We did reach out to the owners about some things that needed repaired and they responded very quickly with the needed repairs. Communication was excellent. In our opinion the interior needs upgraded furniture as several items were wobbly or worn out. The exterior landscaping is also in need of attention as the yard needed mowed. The kitchen and supplies were acceptable. Everything worked. The AC was nice and cold. Unless there are upgrades to the beds and other interior furniture, I doubt that we'll use the property again. Owners were great, but the experience at the property was underwhelming.

Great location and very nice house

Great stay near Rapid City. A few small issues like not having many cups, dirty shower curtain, burned out lights, but they didn't quite take away from the stay, we just just made sure to let the homeowners know for next time, so hopefully they get them fixed.

Disappointed with the property. Many stains on couches, chairs, shower curtains; damages in couple of the doors, smoke detector in hallway not hooked up, toilets extremely hard to flush, lights not working, TV not working; beds are not comfortable, weeds outside, no lock on the master bath; many pictures of all these items and more. We left after 2 days and didn’t come back. We did communicate with the owners about the issues on the third day after finding another place to stay. The owners will not refund any money. Their claim was that I told them about this on the third day instead of the first day. Fact is we got in late after long day and the next day we were gone until very late. We felt disgusted and not comfortable. The most important part, is it should never been left like this in the first place! No excuse why the property was like this and being that their management team is in the same city, why didn’t they have all these items fixed?

Fit all of our needs

The location is great! Nice, quiet neighborhood, within easy driving distance of all the sights. My 84 year old dad was traveling with us. He has some mobility issues and food intolerances. The big kitchen allowed us to easily prepare our meals and the first floor bathroom was perfect when quick trips were needed. The property managers made the entire process so easy. They were even aware of an issue with the air conditioning before we were and had it fixed at no inconvenience to us. I would definitely recommend staying here!

Great for families or couples

Great location for a Black Hills vacation. Plenty of room and all the furniture was comfortable. Neighborhood was quiet and seemed quite safe. When we arrived the dishes in the dishwasher were still dirty and there was no dishwasher detergent. The rug was dirty and vacuum didn't work well. Also some dusty furniture. Description says plenty of towels - we had 5 for 4 people. There was also no toiletries as listed and no hair dryer. The kitchen had the bare minimum - only a few drinking glasses (but plenty for wine!) All in all we had a great stay and would recommend. But would pack a hair dryer and wash cloths. Space, comfort and location outweigh missing amenities.

Great House

This is a nice sized house and very very clean. I really appreciated the communication with the host as they were very helpful and quick to respond. I always appreciate a nice place to stay when I’m away from home and this was a very safe place to do that. The things that could be improved as I have expressed to the host was the welcome basket could of been more thoughtful, more blankets available, and a book that has the WiFi and other info about things to do. And I say a book because some of our guests weren’t tech savvy. Lastly, make sure your refundable deposit gets refunded to you. Mine didn’t after 2 months so I have had to ask for it and that is why I only gave a 4 star. ! Thank you

Amazing last minute weekend trip!

Our stay was beyond amazing! The house was more than we expected! It was huge! Well maintained! Plenty of space for everyone! Everyone felt so comfortable and literally felt at home! Great family stay

This house was clean and spacious for our group of 6. We were very comfortable and able to relax in the evenings watching a movie. The 3 bedrooms were nicely done, closet space and room to unpack. We were in a great location for Mt Rushmore, Jewel Cave, Reptile Gardens, Keystone, Sturgis/Deadwood, and much more! Look forward to staying here again if we pass through.

Great stay!

The property was just as advertised. It was centrally located to all of the sites we wanted to visit. Lots of restaurant options nearby as well as shopping. It was easy to find too. Enjoyed our time there & highly recommend it.
