The self contained, spacious apartment of 45 qm for max. 2 persons is carefully furnished in Tuscan style and has:
1 fully equipped kitchen with living room and fireplace-stove,1 double bedroom, 1 bathroom with shower / WC
outside sitting/eatting area.

No smoking apartment - smoking allowed outside with use of ashtrays.

Contributing to the estate‘s scenic environment are fruit trees, vine branches and over 1300 olive trees which are grown on the surrounding seven hectares of land.
The climate stays very pleasant throughout the whole year, even in the middle of summer.

For shared use: swimming pool (10x5) with shower, pergola, barbecue with tables and chairs, sun loungers, parking lot, 1 hectare garden (fenced), private entrance gate with remote control.

The swimming pool is in operation from June to late October.
Pets are allowed: pet / night/ Euro 4.-.

The following are included in the rental:
- taxes, water, electricity and gas for cooking, weekly exchange of bed linen, dish towels,
- final cleaning of the apartment, use of : private pool, garden furniture, pergola, grill

The following is not included in the rental price:
- towels ( take yours or you can rent towel Euro 5.-/person/ week)
- use of washing machine ( a cost of 8 Euros per l load; this price includes washing powder ).
- wood for woodstove ( on consumption – 1x handcart – Euro 12.-)
- heating ( on consumption – Euro 2,50 – per hour )

Damage deposit of Euro 200.- (in cash) for apartment is requested at the time of arrival. ( It will be returned on departure.)

Apartment is situated in the Siena region within close proximity ( 1,5 km ) to the typically Tuscan village of Radicondoli.
This picturesque medieval place is set on a hill and offers a marvellous view of the surrounding landscape.
Radicondoli is a lovely little village which has kept its special Italian charakter and welcomes guests from all around the world.
In Radicondoli you will find small shops, bakery, pizzeria, restaurants, bars, bank with bank machine , post office, pharmacy, tennis court.
During summer many events of a cultural and entertaining nature take place in the village.
Surrounding nature invites for walk and bikes and other activities, such as horse riding and mountain bike tours. Wonderful walking country.

Car is highly raccomented.

The central location makes it possible to reach the art historically famous towns of Tuscany in a short time (within a 40 minute drive ): Florence , Siena , San Gimignano , Volterra , the abbey of San Galgano, the Chianti - wine region etc .
The Maremma and the Mediterrenean sea are reached by a good road with little traffic ( Follonica, Punta Ala).
