I or someone from my team will be readily available 24/7 and happy to help with anything you need. We use self-check-in for all guests but I make sure to touch base with them upfront as well as after their stay, giving them privacy during their stay. I'm only a text or phone call away if you need me at all.

-We offer 24/7 messaging but cannot always offer maintenance or staff to attend after 5 pm or before 9 am. We will do our best to resolve your needs and requests as quickly as possible once we have staff available.

-We offer just about everything you need to get started such as coffee, soap, toilet paper, paper towels, etc but please understand we offer enough to start your trip and any extras you need you will be responsible for.

This rental is located in a very private, luxurious neighborhood with only a few other houses giving you tons of privacy while you enjoy the peaceful tranquility of the mountains and nature surrounding you. There is also a serene stream that runs through the backyard of the property.

Outdoor Living:
Relax in three outdoor areas, including a dining space with a propane grill overlooking the stream. Enjoy Adirondack chairs, lawn games, and a spacious patio with corn hole provided. There is a path down to the river from the backyard (not accessible during winter months, rain or when covered with leaves- access at your own risk).

Bedrooms:
Master Suite: Features a king-sized bed, fireplace, unique art, and a twin pullout couch. The en-suite bathroom includes a soaking tub, ceiling-height shower, and a massive walk-in closet.

First Floor Living:
Enjoy the main living area with an 85-inch Smart TV complete with a sound system, an additional TV perfect for watching multiple sporting games and a time, stunning Steinway piano, two indoor gas fireplaces, and oversized windows with breathtaking mountain views.

Basement Living:
The cozy lower level includes a family room with a 75-inch Smart TV, a queen pullout bed, and a kids’ play area and a small weight set with dumbbells, pull up bar, and bench. The custom-built wet bar/kitchenette features a mini fridge and microwave, as well as a ping pong tennis table in this area. Three additional bedrooms and two full bathrooms with incredible mountain views are located here.

Kitchen:
The fully stocked kitchen includes high-end Wolf appliances (double oven + 6-burner stove). Discover the ‘secret butter closet’ with a coffee bar. Seating accommodates 6 at the bar and 8 at the dining table.

Office:
Work comfortably in the large office equipped with a desk, office chair, and extra seating and a library collection of books ranging from literature to photography.

Prior to your stay, we require you to complete a pre-arrival form and sign & agree to our rental conditions.

House Rules: please read-

A. Absolutely NO SMOKING is permitted inside or outside anywhere in the neighborhood, this area has a very high fire risk. No open flames allowed in Utah County.

B. NO PETS allowed of any kind.

C. THE RIVER ACCESS IN THE BACK IS STRICTLY OFF LIMITS TO GUESTS- WE HAVE 24/7 SECURITY MONITORING THAT AREA

D. This house has a strict 10 PERSON MAX, this includes any visitors. Parties and Events are strictly prohibited.

E. Do not tamper with or remove any smoke alarms.

F. This property runs on private septic, please do not throw anything besides toilet paper down the toilets (including wet wipes, feminine products etc)

G. Please do not put food down the disposal- only crumbs and very small food particles can go down, please scrape all food into the trash can. Do not put oil/grease down the disposal.

H. Please be sure propane tank is turned off after grilling and please scrape off the grill.

I. Please keep the pantry door propped open with the magnet hold and rubber door stop.

J. No ski equipment of any kind is allowed in the house. Please keep all ski/ snowboard gear in the garage. Racks are available in the garage for storage.

K. Be aware that the backside of the property has a steep downhill drop, approximately 45 feet to the North Fork Canyon of the Provo River. Keep an eye on small children when they are playing outside.

L. The Steinway Piano remains locked unless you receive special permission to use it. Please do not place anything on top of it.

M. Please use placemats when using the wooden dining table to help to prevent damage- they're in the pantry on shelf by the plates.

N. Since this house is brand new, we kindly ask you remove your shoes (shoes can be conveniently stored in the mud room or the shoe rack at the front entry).

Things to Note-
1. This property is professionally managed by Rockie Ridge Rentals to ensure a smooth and reliable stay.
2. Want to elevate your stay? Optional concierge services may be available upon request and subject to availability.
3. During the winter, your vehicle must comply with Utah department of transportation vehicle requirements. This rental is located right past Sundance Resort which is very high up in the mountains. We can get a ton of snow in the winter, and we do not give refunds for inclement weather or if you cannot access the house due to weather. We highly suggest travelers insurance.
4. The path leading down to the river is OFF LIMITS- ACCESS IS STRICTLY PROHIBITED!
5. This house is currently having many upgrades added to it, such as new furniture- so a few pieces of furniture might look different from the pictures. 6. There are security cameras around the whole exterior of the home.
7. Early check-in and late checkout may be available for an additional fee upon request; availability is not guaranteed and must be confirmed by the host.
