There`s enough room that sixteen people can gather without anyone stuck in a corner. Every bedroom has its own mini-split heat/AC, so everyone controls their own comfort. Two bathrooms feature heated electronic bidets.

Downstairs in the basement game room, the fun spans generations. Challenge the group on 3 standup arcade cabinets and an arcade pub table, settle in with the Xbox Series X on the 85` TV, or break out the well-stocked collection of family, board, and card games for a night around the table. That same basement level is home to the dedicated karaoke stage — full lighting rig, wireless mics, and an Ikarao Break X2 sound system — turning game night into a private concert experience. Upstairs, the loft`s blue-felt slate pool table and pro poker table give the after-hours crowd a hangout of their own.

LOCATION

Long Pond puts you at the center of the Pocono Mountains, not on the edge of them. Camelback Mountain Resort — the largest ski area in Pennsylvania — is about 15 minutes away. Jack Frost and Big Boulder are 20–25 minutes out and share a single lift ticket for double the terrain. Kalahari Resort`s massive indoor waterpark and Pocono Raceway are both roughly 10 minutes from the door. Hiking trails, the Delaware River, and local shopping round out the list. In winter, professional plowing and ice melt are handled for you — all you have to do is show up.

Minimum age: Primary renter must be at least 25 years old.

Rental Agreement: By booking, you accept and must sign the Digital Rental Agreement that will be sent to you immediately after booking.

HOA Rental Registration Form: Because this home is located in a private residential community (The Estates at Emerald Lakes), as hosts, we are required to register our guests with the HOA. We will need to provide the name of the primary renter, the make, model, and tag # of the main vehicle, as well as the number of people and vehicles that will be staying on the property to the HOA prior to your check-in. Therefore our guests must fill out our online registration form after booking. This helps us collect the information that we need as well as the information that the HOA requires.

Maximum occupancy: Strictly 16 guests. No unapproved additional guests are allowed. Any violation is grounds for immediate eviction with no refund.

No parties or events of any kind. This is a quiet residential neighborhood with full-time families.

Quiet hours & noise: Keep noise at a reasonable level at all times. Noise violations start at $250 and carry heavier fines between 10:00 PM and 8:00 AM.

Fireworks: Strictly prohibited by the HOA anywhere on the property at any time. Violation will result in a $500 fine.

Smoking / vaping: Not allowed inside the home but is allowed outside the home. Please dispose of all butts in the trash (not on the ground).

HOA fines & responsibility: This property is in a residential HOA community. If any HOA rules are broken, the HOA will fine the owners. You (the guest) will be fully responsible for reimbursing us for any fines or charges incurred on your behalf due to your stay. Upon booking and signing our digital rental agreement, you will be provide all of the info for your stay including the HOA rules.

Be a good neighbor: Please respect the full-time residents around us. We want every guest to enjoy their stay while keeping this a peaceful, family-friendly community.

Pets are allowed. We allow up to 2 dogs up to 50 pounds each with a pet fee.

Note: There is one external security camera overlooking the front door / driveway area.

Cancellation policy: Cancellations within the cancellation window will receive a full refund minus payment processing fees.
