The Space:
An incredible choice of stay - a gem to find in the heart of Playa del Carmen! You’ll love the incredible roof deck pool and bar/lounge with wonderful views of the Caribbean Sea! The condo spaces feature:
- A beautiful and luminous living space with a comfy sectional sofa and stylish furnishings like a gorgeous glass dining table and plush cushioned seats to seat 6 comfortably for a nice meal at home or to use a laptop-friendly workspace. Plus, there’s a flatscreen Smart TV for downtime moments at home. There’s also another sofa behind the section that can open to a double sofa bed for flexible sleep space and next to it, a small artsy bar to place your cocktails and mixers, and enjoy each other’s company or after-dinner chat.
- A nice private balcony, directly off the living room through the floor-to-ceiling sliding glass doors. Step outside for some fresh air anytime or enjoy your morning coffee al fresco.
- A fully-equipped kitchen with high-end stainless steel appliances and all the cookware and utensils you’d need to prepare meals at home. It’s fabulous for those who like to eat healthy, have a specific diet or just like to flex your gourmet cooking skills! There’s even a dishwasher for easy clean ups!
- There’s a breakfast bar and cushy bar stools to enjoy a coffee or a cocktail “chat” while someone else cooks. Or swivel your stool around and join the conversation in the living room.

Guest Access:
You’ll enjoy full exclusive access to the condo & your private balcony during your stay. You’ll also have access to the complex's fabulous amenities including the rooftop pool and lounge areas, gym, BBQ and free parking. *NOTE: The gym, and BBQ require one-day advance reservations at reception. One free parking spot is for one normal-sized car, no trucks, and is on a first-come-first-serve basis. A space is not guaranteed each time you come to park.

The Neighborhood:
The condo is located in the heart of downtown Playa, just a 2-min (4.5 block) walk to the famous 5th Ave. and one more block to the beach! You'll be within walking distance to it all!
- Take a short stroll to the famous pedestrian walk street, 5th Avenue, where you’ll find restaurants, bars, boutique and souvenir shops, malls, street performers and loads of people-watching!
- Just another block and you hit the beach at 6th St. and the popular beach club, Fusion Beach Bar/Club where you’ll find live music most nights, good food, and a great ambience on the beach with the warm Caribbean waters gently crashing just in front of you. Or head up to 10th Street to the popular Zenzi Beach Club.
- The condo is just œ block from 30th Ave, with lots of “local” shopping and services including a Super Walmart! It’s literally just a 2-minute walk away!
- Vibrant shopping malls nearby like Paseo del Carmen outdoor shopping mall, Quinta Alégria and the shops at Calle Corazón.

Getting Around:
The condo is about 54 km/34 miles or about a 45-50 min drive from the Cancun International Airport (CUN). It’s best to prearrange your airport transfers. There are shared-ride and private vans as well as rental car options. Let us know if you need any assistance. We’d be happy to help!

If you’re traveling in a rental car, there’s a free underground parking spot for a normal-sized car (no trucks) at the Icono Playa complex on a first-come-first-serve basis. You can park in the street too but please be aware there are parking meters all throughout downtown Playa del Carmen. You need to look for the meter, pay with coins or debit/credit card in advance, and display your parking pass in the dashboard.

The condo complex is in the heart of Playa del Carmen, you can walk pretty much anywhere in town and not even need a car. You can also rent a bike or go by taxi around town. And lastly, there are two ADO bus stations in Playa, with buses departing to Yucatan Peninsula destinations and other Mexican states. Great for day trips or excursions out of town. ADO stations:
- 5th Avenue and Benito Juarez
- 20 Avenida Norte and Calle 12

- Bio Natural - organic/natural store - 10-min walk (1 km/.6 miles)

- Hard Rock Riviera Maya Golf Course - 8-min drive (2.8 km/1.8 mile)

Other Things to Note:
The sauna is out of service until further notice.

The 1,311 sq. ft. condo (122 sqm) on the 4th floor of a 5-story building has 2 bedrooms, 1 sofa bed & 2 full bathrooms to accommodate 5 guests. There is an elevator.

To use the condo amenities like the gym, jacuzzi and/or BBQ grill, you need to make a reservation one day before at reception. For the BBQ, there’s a 500 peso deposit that is returned as long as you clean the BBQ adequately when finished using it.

Wi-Fi, Smart TV, bed linens, and towels provided free for all guests during your stay.

There is no daily housekeeping service but the unit is always thoroughly cleaned prior to check-in. Mid-stay cleaning services can be requested and for stays over 7 days, cleaning is complimentary.

Long-term stays are available. There’s a laptop-friendly space inside. Great for the remote worker!

Additional Services: We’re happy to assist you with other arrangements for a worry-free vacation, like weekly cleaning, airport transfers, tour info, and more. All of these services can be booked by contacting us prior to your arrival.

We provide a few essentials to make you feel more at home when you arrive like fresh towels, drinking water, some soap, shampoo and toilet paper. Please note that these items are not replenished during your stay. If you’d like a grocery service/delivery, just let us know and we can arrange that for you.

Security cameras are in operation in the entrance and common areas.

Electricity is not included for long-term stays of 28 days or more. A meter reading will be recorded on the day of your arrival and then again on the day of your check out. Electricity for long-term stays is charged at a fixed rate of $5.22 pesos per kwh. The consumption will be charged through the booking platform or deducted from your security deposit. Please use the AC wisely and be sure to turn it off when not at home.

Guests will be requested to sign a Rental Agreement upon booking confirmation.

A security deposit may be required prior to arrival or at check-in subject to the booking platform used to make the reservation. This fee is charged as a credit card transaction and refunded after check-out, provided all terms are met.

HOUSE RULES:
- Travelers must be at least 21 years of age or older to book.
- No smoking of any kind is allowed on the premises. Smoking tobacco, cannabis or the use of any recreational drugs in the house is strictly prohibited. Failure to comply will incur a $200 penalty.
- No parties or events are permitted, illegal activity is prohibited and excessive noise won't be tolerated. No loud music is allowed after 10 pm. Please be respectful of the neighbors.
- No more guests than those listed in your reservation are allowed. No tent or other structures may be set up on the ground of the property.
- Renters agree to cover any charge related to damages that occurred during their stay or cover necessary extra-cleaning charges if such is needed after their stay.
- Renters may be required to provide a government ID on the day of checking in or during your stay.
- Please avoid moving furniture
- Pets are not allowed.
- Please avoid hanging towels or clothes on the balcony/terrace railings.
- It is requested to use the safe box in the rental for all your valuables. We will not be held responsible for any loss or theft.
- Pool and common area regulations and opening hours have to be respected. The use of musical devices in common areas is prohibited. Glasses, glass bottles, food or coolers are not allowed in the pool, the use of disposable or plastic glasses are allowed.
- If you're booking from a channel where we handle payments, you'll be charged a security deposit of $300 USD which will be refunded after your check-out accordingly (service fees may apply)

Interaction with Guests:
The place is self-check in. The keys are in the lockbox and the access code to the lockbox will be provided to you before your arrival.

My reservation was cancelled one day after the deadline, as per my request, due to a medical emergency in the family. The host was gracious to not charge me for the condo.
