This apartment is perfectly located just a few blocks from Walnut Street, which is a popular street in Shadyside with tons of bars, restaurants, high-end shopping and coffee shops. You can walk anywhere you`d like to during your stay. You will enter the apartment through a private patio with direct access to the unit so you will have limited to no interactions with other tenants or guests during your stay. The smart lock at both doors allows for a seamless check-in process and eliminates the need for keys during your stay. We also provide 24/7 guest support through the airbnb platform, so we are always here for you during your stay.

The Living Room:
Walk into a beautiful and freshly renovated living room with plenty of seating and a cozy spot for bonding! There is a pull out sofa that pulls out into a queen bed, an arm chair for extra seating, coffee/ end tables, bar stools for dining at the kitchen island, topped off with a 50` TCL Roku Smart TV mounted in the center of the living room. Just log into your favorite subscriptions and you`re good to go! Also next to the living room is a private IN UNIT washer/ dryer.

The Kitchen:
Connected to the living room is a fully stocked & equipped kitchen, fresh off a BEAUTIFUL, high end renovation. There is a four burner stove, refrigerator, dishwasher and microwave. You`ll have everything you need for cooking and eating during your stay too, including pots/ pans, cooking utensils, plates, coffee mugs, cutlery, etc. There is also a coffee machine with both decaf and regular coffee and an electric kettle with tea available. Cream & sugar is also provided for the coffee. Just off the kitchen counter are 3 bar stools for dining.

The bathroom:
There is one bathroom in the apartment that is fully stocked with all essentials. Hand soap, toilet paper, shampoo/ conditioner, towels (Bath, hand, washcloths, and makeup towels) and both are topped off with a luxurious waterfall shower head with removable arm. Everything you need for your stay will be provided. The bathroom is just off the living room!

Bedroom 1:
The first bedroom is to the left of the living room and stocked with a king sized bed. The mattress is very high end and made by Puffy allowing you to get a great nights sleep. Whether you are a stomach, side or back sleeper, you will get a great nights sleep on this mattress! Check our reviews to see how much our guests love the mattresses we provide in all of our units. Across from the bed is a 4 drawer dresser with a 32` TCL Roku Smart TV for you to unwind before bed, as well as an arm chair next to the dresser. There is also ample closet space!

Bedroom 2:
The second bedroom also has a King sized mattress and is tucked away just behind the kitchen. There is a closet in this bedroom with plenty of clothing storage and hanger space available as needed.

This apartment has plenty of decor and small touches throughout to make you feel at home during your stay. You will have everything you`d need or want for a long stay, week long stay, or just a place to crash for the night! I can easily accommodate the longer stays if desired, just reach out with your requested dates so I can see what rate I have to offer.

PARKING:
- Street parking is available for your stay. You may park in any of the permit parking zones out front of the apartment. You will receive all instructions for registering your car for free street parking in your initial check in message and it can be done the day of your reservation.

Pet Friendly!
Our space is pet friendly! Just make sure to add your pet to the reservation to ensure you pay our pet fee of $30 per pet for your stay. This is a one time fee and not a per night fee.

$0 Cleaning fee!
Please note we charge a $0 cleaning fee for our guests! We do this to reward our courteous guests who leave the apartment in good shape on their way out. We don`t have unreasonable check out lists and simply ask that you leave the place in similar condition as to how you found it. We only charge a cleaning fee if the place is left with an unreasonable mess.

- There is central heating and air conditioning in the apartment

SMART LOCK:
- There is a smart lock at the front entrance of the apartment, allowing you to come and go as you please without worrying about keys. A code will be automatically generated for you when you book and will be sent to you in the check-in instructions.

LAUNDRY:
- There is a free washer/ dryer in the unit just off the living room.

Guests will have access to entire 2 bedroom apartment and front patio.

I am here for you during your stay, but our level of interaction is up to you. I am only a phone call or message away. You will be able to self check-in using the electronic key lock upon arrival.

You can`t beat the location of this Shadyside apartment. It is conveniently located near all Universities (Carnegie Mellon, University of Pittsburgh, Carlow, Chatham, and Duquesne). Plenty of boutiques, restaurants, parks, museums, high-end shopping and coffee shops are within walking distance. Some of the primary spots include Lululemon, Athleta, Apple Store, Banana Republic, Starbucks, Pamelas Diner, Brueggers bagels Shady Grove, The Yard, and Marios East Side Saloon. Bus stops are close by to take you to the Heinz Field, PNC park, or Rivers Casino. Southside, downtown, Lawrenceville, Squirrel Hill and Bloomfield are all a short 10-15 minute Uber away.

The airport is roughly 30 minutes from the apartment, by car and without traffic. The cost to uber is usually about a $38 each way, without surge pricing.

I highly recommend using ride-sharing services, like Uber or Lyft as you are in a hot part of town and will never have to wait more than 10 minutes for a ride.

Biking:
- Rent bikes for as cheap as $2 per 30 minutes at any Healthy E-Ride bike station around town! There is an easy bike path to get you downtown in less than 30 minutes and you can get to several nearby parks by bike as well. Great way to explore the city!

Public transport:
Great walking routes along the 5th Avenue, ‘University corridor` to Chatham University, CMU and PITT.
Easy bus lines to the heart of Downtown and the Airport - 28X Airport Flyer stops nearby.
▪️QUIET HOURS: (10PM - 8AM) - Guests must be respectful of other tenants/ guests in the building during your stay. High noise levels will disturb other tenants in the building, so you must make sure to keep noise levels to a minimum between 10PM - 8AM. This includes TV volume, music, and voice levels. Please remember that this is their home! If a guest receives a noise complaint (Either from the host or another tenant directly), but disregards the complaint and continues to disturb other tenants, there will be a $200 fine per disturbance.
⭐️All I ask is that you are respectful to the other guests and tenants and there will be no issues or fines!

▪️NO PARTIES - The complex enforces a strict no-parties/noise violation policy to all its residents. This includes all Airbnb guests as well. If you throw a party, trash the space, damage the unit, disrespect the property, or have a gathering with extra guests that are not reported in your initial booking, you are breaking the rules and will be fined $1000.

▪️NO SMOKING - Under no circumstances are you allowed to smoke in this apartment, which includes the common area of the apartment complex. There will be a $500 fine if anyone smokes in the apartment or apartment complex during a reservation.

▪️NO UNAUTHORIZED GUESTS - All guests staying in the apartment must be added to the reservation during your stay. If an outside guest is staying in the apartment during your stay, they will be asked to leave. An outside guest is anyone who is not included on your reservation for your stay. There will be a fine of $25 per outside guest in the apartment or apartment complex during your stay.

▪️NO ILLEGAL ACTIVITIES - Guests are not allowed to conduct any illegal activities in the apartment or in the apartment complex during their stay. If a guest violates this, they will be asked to leave with no refund.

▪️If a reservation is made by someone who lives locally in Pittsburgh, you will be subject to additional screening after booking is made and the reservation may be cancelled if guests do not pass the screening process. This may include asking for copy of photo ID from guests to keep on file. This is to help prevent parties, unauthorized guests, and smoking from occurring in our properties.

▪️ We reserve the right to request a copy of government-issued photo ID from any guest at any time prior to check-in. This is a standard security measure to help verify reservations, prevent unauthorized guests or parties, and protect our properties. Failure to provide ID when requested may result in cancellation.

▪️10 AM CHECK-OUT - If a guest checks out late without permission, it can really mess up our cleaning schedules and impact future guests. Please reach out if you need a late check out and we`ll let you know if we can accommodate, we`ll always do our best if we`re able to.
