Conveniently located within the apartment complex, simply head upstairs to reach your bright 1-bedroom haven. This is a 2nd floor apartment that is accessible via a smart lock on the front door, step into modern comfort and effortless relaxation.

Living Area: Step into our welcoming living area, where relaxation and entertainment come together seamlessly. Enjoy the expansive open layout, designed with your comfort in mind. Sink into the plush cushions of the large sofa, which conveniently converts into a queen-sized sleeper, positioned in front of a 50` HDTV equipped with Roku. With access to a variety of TV subscriptions, your viewing options are endless. There`s also an armchair, perfect for cozying up with a book and enjoying some quiet reading time.

Kitchen and Dining Area: Fully equipped with essential appliances such as a fridge, dishwasher, electric stove, microwave, hot water kettle, toaster, and blender, this kitchen is ready for all your culinary needs. A 4-seater dining table offers a cozy space for meals. All necessary cooking utensils, pots, and pans are included, along with a full set of dining essentials like plates, cups, bowls, and coffee mugs.

Bathroom: Next to the living room area is our bathroom stocked with all your essential needs, including a hairdryer, body soap, shampoo, conditioner, toilet paper, hand towels, and bath towels. The bathroom features a tub and a luxurious shower head, ideal for refreshing yourself after a day exploring the charming city of Pittsburgh.

Bedroom: Next to the bathroom is a bright and clean bedroom with a comfy king-sized bed. The mattress is memory foam and is SUPER comfy! You`ll find plenty of storage in the room with closets and a dresser. There`s also a smart TV for entertainment before sleep. And don`t forget the large mirror for a quick check before heading out. Additionally, there`s a desk, perfect for tackling work or studying tasks.

Things to note:

Steps: The apartment is located on the second floor of the apartment complex. The apartment requires one flight of steps to access.

Washer/Dryer: Guests have access to a convenient in-unit washer and dryer, free of charge.

Pet Friendly: The apartment is pet friendly. However, we do require a $20 fee per pet.

Internet/WIFI Connection: Ultra-fast 300mbps of internet connection.

A/C and Heating: Central AC and heating is available in the apartment which can be controlled via thermostat.

Parking: There`s a full parking lot across the street. Additional street parking is available for extra cars, each unit is allocated one spot in the lot. For street parking, you`ll need to register your vehicle for permit parking, but don`t worry, registration is simple and included in our check-in instructions.
We’re extremely reasonable hosts — please know that common sense always applies to all of these rules. You never have to worry about excessive checkout chores (there are none), unfair charges, or any intrusion of privacy.

We pride ourselves on being some of the kindest and most understanding hosts you’ll ever meet.

These guidelines exist only to protect against egregious or disrespectful behavior and to ensure every guest enjoys a clean, safe, and five-star experience. If you’re a respectful guest, you’ll have absolutely no issues with any of this!

🔹QUIET HOURS: (8PM - 8AM)

Please be respectful of neighbors and other guests in the building. Keep noise, TV, music, and conversation at a reasonable level during quiet hours.

If a noise complaint is received and ignored, a $200 fine per disturbance may apply.

🔹NO PARTIES OR EVENTS

Our building enforces a strict no-party policy. Hosting gatherings, bringing in unregistered guests, damaging the unit, or disrupting neighbors may result in a $1,000 fine and immediate removal without refund.

🔹NO SMOKING OR VAPING

Smoking or vaping of any kind is strictly prohibited inside the unit or in common areas. A $500 fine will apply for violation of this rule.

🔹NO UNAUTHORIZED GUESTS (WITH REASONABLE EXCEPTIONS)

We understand that sometimes friends or family may stop by briefly during your stay — that’s totally fine. This rule mainly applies to unauthorized overnight guests or large, unapproved gatherings.

Please just send us a quick message if you have visitors and there will be no issue.

If a guest hosts unapproved overnight stays, a party, or a disruptive gathering, a $25 fine per unauthorized guest may apply.

🔹NO ILLEGAL ACTIVITIES

Any illegal activity — including but not limited to drug use, possession, distribution, theft, vandalism, fraud, or any other criminal conduct — is strictly prohibited and will result in immediate termination of the stay with no refund.

We cooperate fully with local law enforcement when necessary to protect the safety of our guests, staff, and neighbors. Tampering with smoke detectors, security devices, or access systems also falls under this policy.

🔹SECURITY DEVICES

For safety and compliance, all of our properties have exterior security cameras to help protect our guests, staff, and property. Tampering with, disabling, or covering these devices is strictly prohibited and may result in immediate removal without refund.

There are no cameras or recording devices inside any apartment or home. All cameras are located only on the exterior of the property, including entryways, parking areas, and common spaces (if applicable). These devices are solely for security and guest safety purposes.

🔹DAMAGES & INCIDENTALS

We understand that small accidents can happen — please just let us know right away so we can take care of it promptly. Significant or unreported damage may result in charges to cover repairs or replacement.

If you’d like extra peace of mind, you can purchase an optional Damage Waiver (Typically $15/ day) through your Guest Portal to cover most accidental damages during your stay.

🔹PETS & ANIMALS

We’re happy to welcome well-behaved pets! Please ensure they are leashed at all times when in hallways, shared spaces, or outdoors. Pets should not be left alone in the unit for extended periods, especially if they are anxious or prone to barking, scratching, or chewing when in an unfamiliar environment.

Guests are responsible for any excessive cleaning, noise complaints, or damages caused by their pets.

Early check-in may be available depending on our cleaning schedule—please ask ahead of time.

🔹CHECK OUT: 11AM

Late check-out without prior approval may result in a fee, as it impacts our cleaning schedule and future guests. Please ask us if you`d like a late check out and we`ll always do our best to accommodate you.

🔹GUEST VERIFICATION

We reserve the right to request a government-issued photo ID from any guest at any time prior to check-in prior to verify reservations and prevent unauthorized parties or guests.

Failure to provide valid ID, or if the ID does not match the name on the reservation, or if the ID appears to not be of the person booking the reservation, may result in cancellation at no penalty to the host.

🔹LOCAL BOOKINGS + LAST MINUTE RESERVATIONS

Reservations made by guests who reside within the Pittsburgh area and/or reservations booked within 48 hours of check-in may be subject to additional verification and screening prior to arrival.

In these cases, guests with limited review history (fewer than five positive reviews from at least three different hosts), any prior negative host feedback, incomplete verification, or failure to cooperate with screening requests may be denied access to the property and/or have their reservation canceled at no penalty to the host (consequence free).

As part of this screening process, the host may consider factors including, but not limited to, review history, prior host feedback, account age, profile completeness, responsiveness to screening requests, stated purpose of stay, occupancy details, and other reservation-related information.

The host reserves the right to decline or cancel reservations that do not satisfy our screening requirements or that appear inconsistent with the intended use of the property. Screening decisions are made solely for property protection, guest safety, compliance with house rules, and the prevention of unauthorized parties, excessive noise, smoking violations, fraud, illegal activity, property damage, or other conduct that may negatively impact the property or surrounding community.

While the vast majority of guests pass this process without issue, local and last-minute reservations are statistically associated with a higher risk of parties, unauthorized visitors, property damage, and rule violations.
