The Grumpy Grizzly has everything you need to make your Smoky Mountain vacation the best it can be. As you walk in the front door the first thing you notice is the beautiful fully stocked kitchen with its granite countertops and the open floor plan. As you walk into the living room you notice the tongue and groove walls, tasteful décor and great furnishings. To the left is the first-floor master suite with a jacuzzi and king bed. The master bathroom and all of the first floor is ADA compliant. Also on this floor is a powder room and upper deck. Going down the steps you will notice a great game room with a pool table, Arcade machine, pub table and wet bar. The décor is very well done and will keep your family entertained for hours. There is also another living room, master suite, washer and dryer, powder room and deck with a hot tub. This cabin has it all.
If you decide to venture out of the resort, the cabin is just a short drive from the parkway in Pigeon Forge and Dollywood. It is also a short drive in the other direction to Gatlinburg and Great Smoky Mountains National Park. There is so much to do in the area, there is something for everyone. The area is full of history, beauty and fun! Add all this to a beautiful relaxing cabin and you are sure to have one of your best vacations ever.

The Grumpy Grizzly has a great game Room with a pool table, arcade console , wet bar and more. The owner has a very strict no pet policy due to allergies, please respect this condition.

The owner has a very bad alergies to pets so there are no pets allowed, even service animals. We have a doctors note on file for this. Thank you for understanding.

1. CHECK-IN TIME IS AFTER 4 P.M. EST AND CHECK-OUT IS 10 A.M. EST.
2. This is a NON SMOKING cabin. (A 250.00 remediation charge may apply)
3. We will not rent to vacationing students or singles under 25 years of age unless accompanied by an adult guardian or parent.
4. PAYMENT - An advance payment equal to 50% of the rental rate is required at the time of booking and remaining 50% due 30 days prior to arrival. If reserving less than 60 days in advance, half will be due upon signing the contract and half 14 days prior to arrival. The advance payment will be applied toward the cabin rent. Please make payments in the form of credit card.
5. CANCELLATIONS - A thirty (30) day notice is required for cancellation. Cancellations that are made more than thirty (30) days prior to the arrival date will incur no penalty. Cancellations or changes that result in a shortened stay, that are made within 30 days of the arrival date, forfeit the full advance payment. Cancellation or early departure does not warrant any refund of rent or deposit.
6. PET FEES – This is a non-pet friendly cabin. (A 250.00 remediation fee may apply) The owner is very alergic to animals, please respect this condition. This cabin is exept from any ADA laws about Service Animals as per state, Federal and Airbnb regulations.
7. MAXIMUM OCCUPANCY- The maximum number of guests is limited to Eight (8) persons, 4 adult Maximum. NO MORE THAN 8 people should be in the cabin at one time, no parties or gatherings!
8. THIS PROPERTY REQUIRES A TWO (2) NIGHT MINIMUM STAY.
Longer minimum stays may be required during holiday periods. If a rental is taken for less than two days, the guest will be charged the two-night rate.
9. INCLUSIVE FEES - Rates include a one-time linen-towel setup. Amenity fees are included in the rental rate.
10. NO DAILY MAID SERVICE - While linens and bath towels are included in the unit, daily maid service is not included in the rental rate however maid services are available at an additional rate. We suggest you bring pool towels. We do not permit towels or linens to be taken from the units. Please put dishes in dishwasher before you leave and take all trash to the dumpster out front. An additional charge will be assessed if these check out procedures are not followed.
11. RATE CHANGES - Rates subject to change without notice.
12. FALSIFIED RESERVATIONS - Any reservation obtained under false pretense will be subject to forfeiture of advance payment, deposit and/or rental money, and the party will not be permitted to check-in.
13. WRITTEN EXCEPTIONS - Any exceptions to the above-mentioned policies must be approved in writing in advance.
14. State of emergency- No refunds will be given unless the National Weather Service orders mandatory state of emergency in area of residence of a vacationing guest.
The day that the National Weather Service orders a state of emergency area, we will refund:
a. Any unused portion of rent from a guest currently registered,
b. Any unused portion of rent from a guest that is scheduled to arrive, and wants to shorten their stay, to come in after the state of emergency is lifted; and
c. Any advance rents collected or deposited for a reservation that is scheduled to arrive during the state of emergency period.
CITC Rules and regulations

1. Check-In time is after 4 P.M. EST and check-out is 10 A.M. EST.
2. This is a non-smoking cabin. Smoking is permitted on the deck, please discard cigarette butts in the proper place. If this rule is broken and we have a problem and need to remediate there will be a 250.00 fine to pay for such remediation.
3. Minimum Age requirement - We will not rent to vacationing students or singles under 25 years of age unless accompanied by an adult guardian or parent.
4. **Payment – We require a 50% deposit to reserve your dates and the remaining 50% due 30 days prior to arrival
5. **Cancelations - A Sixty (60) day notice is required for cancellation. Cancellations that are made more than Sixty (60) days prior to the arrival date will incur no penalty. Cancellations made between Thirty (30) and Sixty (60) days from your arrival date, forfeit their 50% deposit. Cancellation within 30 days of check-in or early departures does not warrant any refund of rent or deposit.
6. Quiet Time – Quiet time is between 10PM and 8AM. If this quiet time is abused you may be asked to leave the cabin. Please respect your neighbors.
7. Maximum Occupancy- For the maximum number of guests please see the individual property details.

12. Pets – If this is a pet friendly property there will be a non-refundable deposit to bring your pet (dogs only). If this is a non - pet friendly cabin. There will be a 250.00 fine for anyone bringing a pet into the cabin without permission.
13. Falsified reservation - Any reservation obtained under false pretense will be subject to forfeiture of advance payment, deposit and/or rental money, and the party will not be permitted to check-in.
