Bedroom 1: King bed, ensuite bathroom with tub (can lock hallway door for full privacy), 2 side tables, dresser, 32" Roku Smart TV.

Living Area: Gas log fireplace (please do not rearrange logs), 55" Roku TV, leather couch, 2 chairs, dining table seating 6–8.

Kitchen

Full gas range, microwave, fridge/freezer combo, dishwasher, granite countertops, Keurig, fully stocked utensils and prep space.

Laundry

Full-size washer and dryer for guest use (bring your own detergent).

Bedroom 2 & 3: King beds, dressers, 2 side tables, 32" Roku TVs.

Wi-Fi/Internet

High-speed 5G internet is included, ideal for remote work, Zoom calls, streaming, or online gaming. Speeds can reach up to 300 Mbps and support up to 50 devices. If you experience slow or interrupted service, simply unplug and reconnect the router (located on the console in the main living area).

While Uber and rideshare services are available, we highly recommend having a vehicle to fully enjoy Pigeon Forge, Gatlinburg, and the surrounding Smoky Mountains.

What’s Included

All-cotton linens: towels, sheets, bath mats, hand towels, washcloths.

Bathroom starter kits: 1 toilet paper roll per bathroom, 2 mini shampoo/conditioner sets, 1 large bar soap, hand soap.

Household starter items: ~4 garbage bags, 4 laundry pods, dish soap/dish rag, 4 Keurig pods, 1 paper towel roll, 4 dishwasher pods.

Please bring any extra items you need, including charcoal or specialty kitchen items. We try to provide salt, pepper, and oil, but availability is not guaranteed; we’ll reimburse if promised items are missing.



Security

Two cameras monitor the front and back porch for your safety. These record only exterior areas and do not capture activity inside the cabin or hot tub. Cameras help us ensure the correct number of guests/pets—$100/night fee applies for unannounced guests or pets.



Check-In & Access

A few steps lead into the cabin; ramp/flat entry is not available.

Door code is provided 7 days before arrival.



Concierge Service

You have 18/7 access to a dedicated concierge to answer questions, provide recommendations, or assist with arrangements. Additional services, like private chefs, dinner reservations, or activities, are available for a fee—just ask!



Parking

Three unassigned spaces are guaranteed in front of the home. Additional vehicles, RVs, or trailers may be accommodated with notice.



Guest Requirements



Minimum booking age: 25 years.



Maximum occupancy: 12. Extra guest fee of $30/night after 9th person.



Check-in: 4 PM | Check-out: 11 AM (late check-out fees apply).



House Rules

No drugs, unlawful activity, or underage drinking.

No parties or events.

Smoking is outside only.

No unannounced guests or pets. Fees and damage charges may apply for violations.

No fires or fireworks.



Wildlife & Nature

Do not feed bears. Secure trash and lock all doors. Bears can be dangerous and may need relocation if fed.



Trash outside may incur additional fees.



Pests & Critters

Ladybugs, stink bugs, or other insects may appear; this is normal for mountain cabins. We have monthly pest control but cannot refund for occasional sightings.



Collaboration

We aim to make your stay perfect! Please communicate issues rather than get upset if something isn’t 100%. We will fix any concerns promptly.



Power, Wi-Fi & Utilities

Power outages can occur due to weather. Wi-Fi and water interruptions may happen but are usually resolved within hours.



Travel Insurance

We strongly recommend “cancel for any reason” coverage for unexpected events. Ask about our Vacation Guarantee packages for extra protection.



Inclement Weather

4WD/AWD vehicles are recommended during winter for snow or ice.



The Cove is accessible year-round, but no refunds are provided for weather-related issues.



Pets

Pet-friendly cabin with a nominal fee.

Please provide pet size, breed, house training, and other details.

Excessively shedding pets are not allowed. Pet fees vary by size and require prior approval.



Important Note on Bears

Bears may be seen around the property. Lock vehicles, never leave food outside, and do not attempt to pet them. Enjoy photos from a safe distance.



Noise Notice

The cabin is near a road; some traffic noise may be heard.



Pool Access: The community pool typically opens around Memorial Day and closes after Labor Day, weather permitting. There is no lifeguard, towels are not provided, and no pool pass is required.
