House Rules:
- An offline short-term rental agreement must be signed following the booking confirmation. A security deposit of $500 will be held offline two (2) days prior to check-in. The deposit will be released within fourteen (14) days after check-out, provided no damage to the property is identified.

- Please be aware that trailers are not permitted within the resort. Parking next to the cabin is on a first-come, first-served basis and not suitable for large vehicles. Additionally, an overflow parking area is available for your convenience.

- Lower-level deck and front porch are shared by an adjoining cabin (the other 2 decks are private).

- Please note that due to the shared wall between neighboring cabins, there is a possibility of hearing conversations from adjacent cabins

- Resort's outside pool is seasonal ( June to August) and the inside heated pool is year-round (Open from 10 am to 10 pm Daily)

- There is a Ring floodlight camera at the front of the cabin. We use this to ensure our cleaning and home care partners deliver the best service, which ultimately reflects in our guest experience. There are no cameras inside the cabin.

- You will likely see and hear critters, bugs, spiders, and also bears (Bears are dangerous!). Please do not go near or feed any wildlife. Do not leave any food or drinks in the car. Wildlife may try to break in. Keep vehicles locked at all times.

- No Pets or animals of any kind in the cabin; there will be extra charges if pets are detected

- Absolutely NO smoking!!!! in the cabin. There will be extra charges if found smoking

- Our cleaning service provides initial start-up supplies, including toilet paper ( 2 rolls per bathroom), paper towels (1 roll), dishwasher detergent, trash bags, and shampoo & bar soap (travel size 1 per bathroom) Depending on the length of your stay, you may need to purchase some of the items (from the local stores or Instacart to the cabin) when the initial supply runs out.

- Outside cancellation window, No refunds for any reason including storms, snow, and/or power and internet outages. We recommend purchasing Travel Insurance.

Host was very receptive to our needs! Responding quickly with minor issues that popped up early in our stay. The cabin was beautiful and so comfortable!! I highly recommend staying there!! We have stayed in another cabin at the same property that I rated a 4 but after staying at this one, which I rated a 5, the other one I would now rate a 3 in comparison. Prizzly Grizzly is the best!!

Weekend Get-Away !

This was a nice cabin in a great mountainous location just outside of the main part of Pigeon Forge. This accommodated our family of 5 wonderfully as we mainly slept there and then spent our days vacationing.

Nice weekend getaway

This was my first time using Vrbo and I must say the bar was set very high. Our only issue was that there weren’t enough towels left, but we messaged the owners and towels were dropped off within 30 minutes - their communication was prompt. Beautiful property

We enjoyed our stay. We could hear the neighbors beside us but luckily they weren’t rowdy or anything. It didnt bother us Just something to know in case that’s a bother to someone else.

A Must Stay Location!

This cabin was amazing, appeared to be completely updated recently. 3 level cabin, very good setup. Lots of small great touches. Like showing up at night with some lights on for us and fireplaces easy to fire up. Easy access, very well thought out. Cleaning service also terrific, with great smelling linens as well. Very close to everything you could want to do as well!

Great location

The location is great! Easy access to get everywhere. Cabin is nice, very clean but three levels. Stairs all the time. Parking is not ideal but manageable. If your group has multiple cars, additional parking is a little walk.

Pigeon Forge Fall Trip

The cabin was great, the only thing that was really annoying was the door camera that would announce that you were being recording whenever you went in and out the door, or if you had movement in front of the cabin going to and from the other cabins.

Dean Family Vacation

Location was great, and plenty of room for a group of 4 adults and 2 small children. Found the king bed to be extremely comfortable. We had an issue with no heat for the first night and most of the second day, but someone finally came to repair it. Also parking spaces are very small and limited.

Anniversary Trip

We had a wonderful stay at Prizzly Grizzly. The outdoor pool felt marvelous during the hear wave. The cabin was close to the parkway. We liked being able to prepare meals and eat in the dining area. There were plenty of plates and utensils. It was nice having extra toilet paper, towels and dishwasher tabs. The neighborhood was safe and quiet. We would like to return and stay again if the hosts will have us!

Family trip

Cabin was exactly what we needed. Master bed and bath upstairs for my husband and me, ground floor living room, kitchen and half bath, lower level bedroom with queen bed and bunks along with separate sitting area and bathroom for our son and family. Bonus was being able to watch Dollywood fireworks and drone show every night from the upstairs bath window! Sam was very nice and accommodating and would definitely make a return visit.

Great Location & Hot Tub

Overall this rental was nice, in a great location and the hot tub was awesome. Parking was very tight, but thankfully most days we found a spot. The master bedroom is not super close to the guest room, which for us was ok, but if you had young kids it would be difficult. The king bed was too firm for me. Also the top sheet and pillow cases were for a queen bed. There were no dressers available to put clothes in, only a walk in closet in the master bedroom. Other than that the house was clean, comfortable and close to all the attractions.

Close to Dollywood

The property was the perfect location for our Dollywood vacation. I was traveling with my children and grandchildren and the layout of the cabin was perfect for our needs. The jacuzzi is right off the kitchen and was great fun for the kids to enjoy. It was also a delight to get the little kids back to the cabin at a decent hour and still be able to watch the Dollywood fireworks and Drone show from the upstairs window. Everyone looked forward to that each evening. The location was wonderful. I hate the traffic and we were able to get to and from the amusement park easily. There is a pizza place that is just a hop-skip-and a jump from the cabin which made for easy dinner. It is also very close to the Pigeon River Pottery and Old Mill. The Pottery Cafe was a wonderful stop for brunch on the way out of town. We did not swim during our stay but the pool is very convenient and would be an easy walk if one wanted to enjoy.
