This listing is for the entire home, including the fenced in backyard with patio area, swimming pool (HEATING OPTIONAL) and hot tub. It is a quiet, peaceful backyard, perfect for a relaxing visit! 



This 4 B/R 2700 square feet home with high ceilings is located in a quiet, established neighborhood. The inside of the home is modern with luxury touches throughout including a full-size billiards table.



**STAIRS ARE REQUIRED TO ACCESS TO COMMON AREAS AND BEDROOMS**



SLEEPING AREAS:

Master suite with king-size bed and attached full bathroom

Private bedroom with queen size bed

Private room with 2 twin size beds

Guest bathroom in upstairs hallway and downstairs



COMMON AREAS:

Large Kitchen with all your cooking needs, separate dining area, living room and a fully stocked laundry room, hair dryer, iron & ironing board, and vacuum cleaner are also available.



(Children supplies such as high chair and pack n play are available for rent, please ask if needed. $5 per day per item, plus a $35 delivery charge. All fees subject to Arizona sales tax.)



PARKING:

Driveway can accommodate 2 vehicles, 1 Garaged. No overnight street parking allowed.

POOL:

Heating Optional - the swimming pool is not normally heated and may take up to 24-36 hours to get up to desired temperature (varies with weather) and because of the heat pump system the pool heater will not operate below outside temperatures of 50 deg. Please let us know at booking time if you are interested in the heated pool option. Guests requesting this option are responsible for a service fee ($50/night - 1 week minimum plus tax and fees) added on to your reservation cost.

*We do our best to ensure guests have a 5-star experience. Guests will be provided with a start up supply of household items such as laundry soap, dish soap, paper towels, toilet paper etc so that upon check in you do not need to run to the store. If you are staying longer than a few days, you will need to purchase these items. Thank you!



When booking, please let us know how many guests will be in your party as well as how many vehicles you will have on-site, as well as the nature of your visit. With that info we can make sure the home is ready for your group and that you have all the necessary supplies, linens, etc. I am happy to answer any questions you may have.



LOUD PARTIES AND LARGE GATHERINGS ARE NOT PERMITTED.



Please only book this home if you will respect the neighborhood and its residents. Please limit noise when you are outside and observe quiet hours from 10PM to 8AM.

If your trip is more adventure focused, the home is located near the Red Rock Mountain. Lake Pleasant is not far away as well. This home is also located an easy drive to Major League Baseball spring training stadiums, the Barrett Jackson auto show, the Arabian Horse Show, the Fiesta Bowl and all the other great area events



If you are going to be travelling around the Southwest after your time in Phoenix, you can feel free to leave bigger bags here and use this as your base. San Diego, LA, Las Vegas, and the beaches of Mexico are all about 5 hours away. The Grand Canyon, Sedona, White Mountains, and AZ`s wine country are 2-4 hours. Take your carry-on and leave the big stuff while you explore. We have been to almost every corner of the state, so if you want to know the hidden treasures, we would be happy to tell you our favorite places to visit.



Please note, because Phoenix is so spread out, we advise having a vehicle if you stay with us. Public transportation is not far away from our home, but it takes a while to get to most parts of the city from our home. With a car, we are convenient to most parts of the Valley, including downtown Phoenix (sports, restaurants, and arts), Tempe (shopping, restaurants, nightlife), Glendale (sports and shopping) and Scottsdale (shopping, arts, sports, nightlife).



OTHER NOTES:

*Noise ordinance set in place 10pm-8am. Subject to additional fees if not followed.

*Thermostats may have temperature limit locks (i.e. 72 deg.) to prevent being set at temperatures that may cause catastrophic damage in high heats or to help control out of the ordinary utility costs throughout the year.

*Pool and landscape vendors access the home once per week and have access to the back yard



For your safety and the safety of the home, we have three external security cameras installed to monitor points of entry. None of the cameras point towards interior spaces.

Disclaimers

As part of the check-in process, you are required to complete a guest registration form. This form will ask for personal details such as your name, contact information, and any special requests. The form must be submitted prior to receiving check-in instructions. By submitting the form, you acknowledge and consent to the collection and use of your information in accordance with our rental policies and applicable laws.



The house is a non-smoking, non-vaping property. Evidence of smoking inside the home will result in a $250 fine. Guests are responsible for picking up any exterior waste they create including evidence of smoking. Additional cleaning fees may be charged. Evidence of Marijuana left in the home will also result in a $250 fine.



This property may require an Arizona lease to be signed for any stays of 30 days or more. Typically, the terms are no different from what you agree to on this site and this is more a requirement by the state of Arizona and/or this community. This home also has a utility cap that applies for stays of 30 days or more. The homeowner pays all home utilities up to a utility cap of $450, the tenant pays any utilities over cap. This cap typically only applies in the summer months depending on tenant utility usage.

This is a quiet neighborhood with multiple grocery stores within 5-10 minutes driving and numerous restaurants nearby.



Getting Around:

We HIGHLY advise having a car if you stay with us, and we have off-street parking available for you. Phoenix is a SUPER spread out city (50+ miles in all directions), so while we do have public transportation near us, it can take a while to get to your destination by bus.

Feel free to ask about distances, and we will let you know average drive times.

We expect all our guests to not only treat our location with care and respect but to also leave the place in respectable condition for our cleaning team. We by no means expect you to fully clean the property before you depart and instead request that guests clean up their spills and messes as they occur and remove any extra garbage that may build up during the stay. Excessive amounts of garbage and extra messiness may require an additional cleaning charge for our cleaning team.

We were really excited about this property because the neighborhood and location are truly wonderful, and the house itself has a lot of potential. Unfortunately, our stay was impacted by several issues that really should have been addressed before guests arrived.When we got there, the outdoor garbage cans were already full of trash. The pool—which we paid an extra fee to have heated—was cold on arrival. We checked in on Saturday, but no one came out to address the problem until Tuesday, and even then the issue wasn’t fixed. The heated pool was the main reason we booked this house, so that was a big disappointment.The hot tub was also dirty although they said it was drained and cleaned before we got there. The kitchen was poorly stocked for a home that sleeps eight people, there were fewer than eight forks and plates. The mattress in one of the bedrooms was thin and uncomfortable. We also ran into several maintenance problems: a clogged shower drain, a broken screen door that let all of the mosquitoes in, and closet doors that were off their tracks.Despite all this, we did love the neighborhood and the layout of the house. The backyard/pool area is nice and comfortable. The property truly has great potential with some extra care and attention. If the owners address these issues, it could be a wonderful place to stay.

Great time away

We live in Payson and wanted a weekend away with a pool and some other fun stuff to do. We really enjoyed being able to spread out in the home, play billiards, go swimming, cook inside and out, and just enjoy a relaxing environment. We will definitely rent again.

The house was beautiful, well stocked with everything we needed. Used the new grill everyday. Enjoyed the hot tub, fire pit, hammock and pool table. Pool didn’t get warm (we still used it) but they were gracious to refund the pool heater amount. Very nice neighborhood, close to grocery store, hiking, etc. would definitely stay again! Thank you!

There was a lot of things that it laughed pool toys for kids, paper plates, napkins, two beach towels for six people had to keep washing the six same plates. Every time we eat a meal these are things that it should have a working icemaker. There were so many things that we were very unhappy about it was big it was roomy and it was pretty clean cigarette butts all over the front entryway like hundreds that should’ve been swept up and cleaned up would not recommend this place for people to stay at

Not worth the price

Pros: Quiet neighborhood. Full kitchen amenities. Ample parking. Cons: 2 out of the 3 showers were not working properly. Hot tub was filthy. Bedsheets had body odor and hairs. BBQ grill was filthy. We arrived to what appeared to be a clean home. Within a few hours we realized that some of the beds were soiled, had hairs and had a body odor smell (likely because the mattress cover is "waterproof" causing guests to sweat). We took photos and had to wash the sheets. Not ideal especially when one has to pay the steep cleaning fee. The hot tub, one of the main reasons whey we chose this place, was not clean. Water was murky and dirt/silt collected on the seats and floor of the tub. We opened the bbq to turn on the propane and it was caked in grease. One of the windows in the downstairs bedroom did not have a screen. Two of the three showers did not have temperature control. These were all issues we brought up with the management team during our 6 night stay. The management team was responsive to our complaints but could not send anyone to rectify the issues. They did however give a partial refund on the cleaning fee, but not until we sent photos and asked for a refund. All in all, the house was not worth the price.
