Welcome to The Spruce Villa in Center City Philadelphia. Just steps from the Kimmel Center and City Hall, we're right where you need to be while visiting Philly.

There are 9 units inside our beautifully designed completely renovated staff-less boutique hotel. Enter into the subway tiled entryway with local artwork hanging throughout.

The Spruce Villa is designed for independent, self-directed stays. There is no staffed front desk or daily housekeeping. You'll receive private access instructions before your arrival, and our local team is available by message or phone whenever needed.

The Spruce Villa is under new ownership and management as of August 21, 2026. We're excited to host you as we actively invest in upgrades throughout the property and continue improving the guest experience.

Unit #2 is an oversized one bedroom suite located on the 1st floor, featuring a decorative fireplace (non-working architectural feature) and oversized windows.

Please note the apartment is located on the first floor in a classic walk-up building. There is no elevator, and access requires climbing approximately 6 stairs.

This is a central city location in a multi-unit building, with normal city sounds and occasional sound from neighboring buildings. Quiet hours are from 10pm to 7am.

This location is ideal for anyone looking to explore the city on foot and is walking distance to:

-Academy of Music
-City Hall
-Love Park
-Comcast Center
-Jefferson Hospital and more!

Just two blocks from the Walnut-Locust subway stop (along the Broad Street line) you can be anywhere in the city in a matter of minutes!
-10 minute subway ride to Lincoln Financial Field, Citizens Bank Park and the Wells Fargo Center.
-10 minute subway ride to The Liacouras Center and Temple University

Good to know:
-No pets
-This is a residential area, please respect our neighbors and follow quiet hours of 10pm - 7am
-Parking is not included, there is a lot across the street we recommend (ABM Parking) the rate is approximately $40 for overnight parking
-There is no elevator in the building, this unit is on the 1st floor but there are 6 steps required to enter the building

House Rules:

-No smoking, vaping, or marijuana. Please keep it out of the home, off the balconies, and at least 25 feet away from the building.
-Quiet hours from 10pm - 7am – strictly enforced
-Registered guests only. No additional guests or overnight visitors unless they're listed on your reservation.
-Only toilet paper down the toilet
-Keep the home clean and tidy. Please report any damages or missing items to us right away.

This was a great place to stay. Historic building, lots of character. Room 2 was well situated, though if there are upstairs neighbors you can hear them loudly above you. Room was clean and comfortable, and the manager was responsive to needs. I would absolutely stay here again.

This room was really nice! Very cozy. Bed was comfy. Only had one roll of tissue but there is a small store across the street. Great location. Walking distance to everything. There are no views from the windows but we used the room for sleeping. There was an issue with the door to the building but it was handled expeditiously. Overall, I would stay here again.

Overall the actual room and the accommodations were excellent. Very clean, the kitchen was stocked with cooking utensils etc. the bed was comfortable, and the location was decent. Only complaint with accommodations was a VERY slippery shower. The issues that I have are with the advertising. They advertised this listing with parking as one of the amenities of the property and they call it the “Thena hotel”.( This is not a hotel, this is someone’s apartment. )So being a reasonable cost, I booked it over another actual hotel with parking. However, when we arrived, there was a Downpour and no parking. When I texted it took nearly an hour for them to respond so I called, they informed me that parking was not included but available at a lot across the street and I had to leave my keys with them for an additional 40 a night. This is like listing air conditioning under amenities, and then charging me a fee for using it when I get there. Again, we loved the accommodations, but would have stayed elsewhere for a similar price with parking available.

I lived just a block from this property 10 years ago and I still love the neighborhood. Central to everything, very lovely but still safe and quiet at night. This particular room was on the ground floor and I chose it bc I knew I’d have my big stroller and my 3yo daughter with me. I was a little nervous staying on the ground floor without my husband but like I said I knew the neighborhood so I figured it would be find with lots of doors between me and the outside. Unfortunately the door into the building was not lockable - the latch it was taped open. There was an addition door to the alley that had a deadbolt that was also not locked despite a sign that said “this door to remain locked at all times”. When I reached out to the hose upon check in they responded very apologetically that they would look into it asap and then let me know it was due to maintenance being done in the building that would be completed on Sunday (I checked in on Friday). I appreciated the fast response but it certainly made me uneasy - however they did let me know that the building was under 24 hr surveillance so that helped.My only other note is that the remotes are solar powered and the one in the bedroom drove me nuts! I’m not sure if it was not charging well or what but it worked only half the time. I never let the host know so not their fault, just heads up.Overall - It was great for what we needed and I love the location any neighborhood.
