Welcome to your Bayswater home-away-from-home! This beautifully furnished 3-bedroom retreat offers the perfect blend of comfort and outdoor living. Youâll love the spacious open-plan design and large private garden perfect for BBQs, outdoor dining, & soaking up the sun.
Inside, youâll find three generously sized bedrooms, a fully equipped kitchen, and a cozy lounge. Close to our local playground. Located in the heart of Bayswater, youâre just a short stroll from local cafes, parks.
âą BOOKING EXTENSION POLICY: If you would like to extend your booking last minute, please note that extensions can only be approved and paid for in FULL before 7:00pm on the day prior to your check-out date. If you wish to extend after this time, please note that there will be a fee of $150.00 which will need to be paid in FULL (to compensate the cleaner for last-minute scheduling changes) along with the extension rate. Please note that all charges will need to be paid upfront. If fees have not been paid for in FULL and it has approached your check-out time, then you will be required to vacate the property immediately. Please also note that if you make a new booking instead of requesting an alteration request to your booking, the cleaning fee will not be refunded.
âą SECURITY CAMERAS: Some of our properties are equipped with external security cameras, which are regularly monitored by management. To know if a property is equipped with cameras, please refer to the listing description. Please note that if these cameras are tampered with in any way, your booking will be immediately cancelled, you will be required to vacate the property, and no refunds will be provided.
âą NOISE MONITORING DEVICE: Some of our properties are equipped with noise monitoring device which management check regularly at all hours. To know if a property is equipped with cameras, please refer to the listing description. If this device is disconnected during your stay, we will be notified of this disconnection, and you will be at risk of having your booking cancelled immediately.
âą CONFIRMATION OF BOOKING: For verification purposes, you and any approved guests or visitors may be required to provide us with a current form of government-issued ID prior to confirming your booking or during your stay.
âą CHECK-IN TIME: Check-in time is available as per your reservation details. Please do not access the property earlier, as we need time to clean and prepare for your stay.
âą CHECK-OUT TIME: Check-out time should be completed by the time specified in your reservation details. If you are running late, please inform us as soon as possible. Housekeeping must be granted access if they arrive and you have not yet vacated. Please refer to our checkout procedure located on the property for further information. Late check-outs will result in late fees.
âą CHECK-OUT PROCEDURE: Please ensure the property is left in good condition before you depart. Empty the fridge and pantry of any opened or perishable food, dispose of all rubbish in the bins provided, and make sure the space is tidy. All dishes must be washed and put away, and all lights, air conditioning, and heaters should be switched off. Remove all personal belongings and lock all doors when leaving. If you used a lockbox for access, make sure to return the key properly. Failure to do so may result in additional charges if our cleaners cannot access the property.
âą EARLY CHECK-IN FEES: If you are seeking an early check-in, we charge a minimum $50 early check-in fee depending on the time of check-in. The fee will need to be paid upfront and in advance for the early check-in to apply on the day of your arrival. If we are unable to accommodate an early check-in, check-in will be from 3:00pm or 4:00pm please refer to your reservation details.
âą LATE CHECK-OUT FEES: Unfortunately we donât offer late check-outs. However, we provide a 15-minute grace period after the designated check-out time. Check-out is at 9:00 AM or 10:00 AM, depending on your reservation details. If you remain in the property beyond the grace period, a late check-out fee will apply, starting at $100 or an amount based on the nightly rate, whichever is higher. The fee will depend on the length of the extended stay.
âą STARTER PACK OF CONSUMABLES: We supply a âstarter packâ of consumables upon your check-in. If you run out of these during your stay, it is your responsibility to stock them up.
âą PARKING: Please ensure you only park vehicles in the designated parking areas. There is strictly no street parking.
âą VISITORS: We do not allow any visitors unless approved by management first. We need to know who is staying & visiting the property, especially in case of an emergency.
âą EXTRA GUESTS WITHOUT APPROVAL: If you have additional guests to what your booking details state, your booking may be cancelled immediately, and you will be required to leave the premises. No refunds will be issued.
âą NO EVENTS: This includes but is not limited to photography sessions, henâs parties, buckâs parties, baby showers, birthdays, birthday gatherings, business events such as marketing and photography, high tea, or any gathering that results in an excessive number of occupants. Any violation will result in a penalty and immediate cancellation of the reservation without a refund.
âą NOISE POLICY: We have a strict noise policy; quiet time is strictly from 10:00pm until 8:00am, please be respectful of all residents who reside in the surrounding areas. If we receive any noise complaints for your property during these hours, you will be required to leave the property immediately and your booking will be cancelled. No refunds will be issued.
âą COMMUNITY: You should not disturb any common spaces outside the street or create a nuisance that disturbs the surrounding community. Failure to respect the neighbours, property manager or community concerns will result in the immediate booking cancellation.
âą MAINTENANCE: If maintenance arises during your stay, please refer to our guest handbook for simple troubleshooting guides. If the issue persists, you must contact us immediately to report any issues. Please provide us with a description of this issue and attach photos. Our best efforts will be utilised to update you and arrange for repairs or rectification.
âą TURN OFF ITEMS WHEN NOT IN USE: Make sure all lights, fans, air conditioners, heaters etc are switched off when not in the property/in use.
âą FURNITURE: Please do not move any large furniture inside the property. Chairs and smaller furniture must be shifted back to their original location upon departure.
âą CANDLES/INCENSE: Please do not light candles or incense inside â it is a fire hazard.
âą STILETTOS/ STUDDED SHOES: Please refrain from wearing stilettos/studded/hard soled or similar type shoes when inside the property due to the soft floor coverings.
âą LINEN: We professionally launder all items such as towels, linen, tea towels etc, please take care when using our bed linen and towels, if there are any stains, an applicable stain removal fee or replacement fee will be enforced to conduct heavy stain removal treatment or replacement. Stains may be caused by heavy makeup, fake tan, hair dye, food, drinks etc.
âą DRINKS & FOOD: Drinks or food must not be consumed in the bedrooms.
âą KITCHEN ITEMS: All kitchen items you have used must be thoroughly washed, dried, and put away before departure.
âą KITCHEN MATS: When cooking in the kitchen, please use the heat mats provided for the kitchen bench, dining table and coffee table to place hot items on â do not place hot items directly on these surfaces.
âą COMMUNAL RUBBISH DISPOSAL: Please place all rubbish in communal complex bins. Instructions in bin section in the guest handbook. Do not leave rubbish in open areas. If there is overflow of rubbish at your check-out, you will be charged a $100 disposal fee - please place all rubbish in bins.
âą NO PETS: If the property smells like animals have been brought on to the premises and/or if pet hair has been discovered upon checkout, you will be charged a $200 for deodorising fee.
âą SMOKING ALLOWED OUTSIDE ONLY: Smoking is allowed in outdoor areas only. Cigarette butts are to be extinguished and disposed of in the provided external bins. If the property smells like cigarette smoke upon checkout or cigarette butts have been found inside, you will be charged a $200 deodorising fee.
âą EXTRA CLEANING CHARGES: Extra charges will apply if the property is not left in an acceptable condition at check-out or if additional beds, bedding or linen are used.
âą DAMAGES: If you break or damage something during your stay, please advise us as soon as practically possible so we can arrange for its replacement or repair promptly. Depending on severity and cost, we reserve the right to charge you an applicable fee for reimbursement and/or compensation.
âą LOSS OF KEYS/REMOTES/FOBS: If any keys/remotes/fobs are lost during your stay - you will be liable for FULL replacement costs.
âą LOCKOUTS: If you lock yourself out during your stay, do not arrange your own locksmith. We have our own preferred locksmith to handle such situation. We will need to either arrange to meet you onsite to provide you with access or alternatively weâll arrange for our locksmith. Call-out charges are a minimum of $250 due to the inconvenience and travel time caused by this issue. Please note that if a locksmith is arranged, you need to pay them on-site. Fees will be much higher for after hours assistance. To avoid these charges, please take care of the access key or card throughout your stay. Our best endeavours will be used to arrange this immediately.
