⭐BALCONY RESTORATION NOTICE ⭐
Ramsgate Harbour is scheduled for a building-wide Gulf-side balcony restoration project from August 2025 through July 2026. Our unit (#59) is tentatively scheduled for work between January - March, 2026, though these dates are subject to change due to weather or unforeseen delays. Guests booking during or around this timeframe may experience construction noise, workers on-site, obstructed views, covered windows, and limited or no access to balconies. Rates have already been discounted accordingly, and no additional discounts will be offered after booking or at check-in. This is a great opportunity to enjoy a beachfront getaway at a reduced rate while important property improvements are underway. Please don't hesitate to contact our team with any questions or for the latest updates. We truly appreciate your understanding!

FLOORPLAN
⭐LIVING ROOM (1st floor)
The living room is the perfect place to relax after a day at the beach! Enjoy the views as you unwind on our comfortable new sleeper sofa. One of our favorite spots is our private balcony with a fresh cup of coffee and a good book! The stunning emerald-green waters and white sand beaches...it never gets old!

⭐KITCHEN & DINING (1st floor)
The kitchen has been tastefully designed and is fully equipped with everything needed for meal preparation during your visit. Keep the cook company at the kitchen bar, then enjoy dinner at your table for six, or you can enjoy a meal on the balcony. There is a guest half bathroom next to the kitchen. You have a full-size washer and dryer in the unit for your convenience.

⭐PRIMARY BEDROOM (2nd floor)
Decorated with soft, coastal colors, you will love relaxing here! Enjoy a comfortable king bed and an en-suite bathroom with a new walk-in shower and double vanity. Take in the views on the private balcony!

⭐2nd BEDROOM (2nd floor)
The guest bedroom features two twin beds! The guest bathroom features a new vanity and a shower/tub combo!

THE PERFECT LOCATION
⭐Ramsgate Harbour offers a community pool and deck with lounge chairs, grills, a covered picnic area, outdoor showers, and common area restrooms. Winn Dixie and Publix are within a short walk, and for dinner, Bayou Bill's Crab House is right across the street! You are only minutes to Carillon Beach, where you will find boutique shopping and restaurants. The beautiful Scenic Highway 30-A (Rosemary Beach, 30 Avenue, and Seacrest Beach are only minutes west of the condo. Or head east to Pier Park...a family favorite!

OTHER THINGS TO NOTE:

STARTER KIT
⭐ Our property has a "Starter Kit" to get you through your first 24-48 hours. This includes two kitchen trash can liners, two dishwashing packets, mini shampoo, conditioner, lotion, one roll of toilet paper per bathroom, and one roll of paper towels. We supply bath towels, washcloths, and hand towels. We do not provide beach towels, laundry detergent, seasonings/spices, zip locks, or liquid dishwashing detergent. You can pick up your favorite items at the nearby Walmart, Target, Publix, or Winn-Dixie.

Wi-Fi
⭐ Our property provides Resort Wi-Fi and is considered an "open/public network." The Wi-Fi info will be found in the property binder on the kitchen counter. We know WI-FI is essential to everyone. However, we cannot guarantee the internet speed or signal strength. We have found that our Wi-Fi signals are not optimal during peak season due to the number of people visiting our area. We suggest you bring your hotspot device if you need high-speed internet during your stay. **Bring your passwords for streaming services.** Don't forget to log out when you leave.

PARKING / REGISTRATION FEE
⭐ Maximum of 2 vehicles (strictly enforced). Guests must register online with the vehicle make and model. If picking up a rental car you may register once received. If you do not plan to have a rental car, you must still pay the reigstration fee of $35.00. The fee for an additional vehicle is $35.00. A link to the registration portal will be emailed after the booking is complete. This must be completed or risk being towed at your expense. Please note; that we must get a current email from you for the registration process.

NO ELEVATOR ACCESS
⭐ Please note: This property does not have an elevator. Stairs are required to access the unit.

BEACH SERVICE
⭐ To reserve your FREE beach chairs and one umbrella, please check in with the beach attendant each day. This complimentary service is provided during the peak season, March - October.

POOLS
⭐ Ramsgate Harbour offers a community pool and deck with lounge chairs, grills, a covered picnic area, and outdoor showers. The pool is open from 8 AM until 10 PM. You will be sent the codes for access before check-in. No glass is allowed near the pool area or on the beach. You are not permitted to add anything to the pool/hot tub, including bath salts, bath bombs, etc. Please review and adhere to the Safety Precautions sign next to the amenity. Use the amenity at your own risk.

SECURITY
⭐ Our property currently does NOT have an entry camera, but the resort does have cameras. If you touch or tamper with the cameras, you will be asked to leave the property immediately without a refund and will be held responsible for any damages.

PETS
⭐ Absolutely NO PETS. Due to the health and severe allergies of the host, we cannot accept animals of any kind in this unit. If you bring a pet of any kind, you will be charged an additional $500 per pet and be asked to leave.

BOOKING
⭐ You must be 25+ to book. The person booking and paying for the reservation must be a group member staying at the property. Read, review, and sign OUR rental agreement within 48 hours of booking and before check-in. No events or parties are allowed.

CHECK-IN/CHECK OUT
⭐ Check-in any time after 4 pm CST. Check-out is any time before 10 am CST.

EARLY ARRIVALS
⭐ We would love to accommodate early arrivals. However, it is nearly impossible during the busy season due to increased traffic delays and a limited workforce. Therefore, if you have an early flight, please plan to book an extra day so that you may check in before 4 pm. If that isn't an option, PCB offers many options for public beach access, but our favorite would be Public Beach Access 54-57, right in front of Pier Park! Since we are always on a tight schedule, we ask that all guests depart promptly at 10 am CST.

KITCHEN
⭐ The kitchen has a Fully equipped refrigerator, stove, oven, microwave, dishwasher, cookware, bakeware, glasses, mugs, plates, flatware, cooking utensils, coffee maker, and fire extinguisher under the sink.

SMOKING
⭐ NO SMOKING on the premises. You will be charged a minimum of $1000 fee for smoking inside the property. There is no smoking allowed in the pool area or the grilling areas.

REFUNDS
⭐ Absolutely NO refunds or discounts due to weather, natural disasters, or any other situations beyond our control.

Lastly, HAVE FUN at the beach, but please beware of rip currents, and understand the beach flags!

Everything was perfect. The condo was spotless and had everything we needed to be comfortable. It is right on the beach with great balcony views, especially from the primary bedroom. Having daily beach service was amazing. The location couldn’t be better-quiet and close to everything you need. We’ve stayed in many condos and homes in the 30A area over the past 20 years and this was one of our favorites!

We had a great stay at the condo. We were out of the hustle and bustle of the city, but close enough to drive to restaurants and grocery stores. The beach was beautiful. Communicating with the property managers was great. Excellent customer service and quick responses. We will definitely book for next year‘s Soccer tournament.

Great stay for fall break

This was our third stay at Ramsgate - first in this unit. The location of this unit was perfect to access beach and pool quickly. We also had a great experience with the rental company - best communication and support I’ve received at any location in PCB. We would definitely stay here again.

Property was nice and remodeled. The beach was nice and not crowded. We went for fall break and the weather was perfect. Appreciated the free chair service but the chairs were so far back from the water we really didn’t make use of them.

Decent vacation 3 outlets didn’t work and some upstairs didn’t work without turning lights on. I expect sand at the beach but the floors where real sandy.
