*To keep Fin's Up a great experience for every guest, we ask that all visitors respect a no parties/events policy, honor the maximum occupancy of 6 guests — including children and infants — and note that the property is pet-free. --> A Note About Upcoming Resort Construction — We Believe in Full Transparency

We want you to book with complete confidence, so here is exactly what is happening at Splash Beach Resort during your potential stay and how it affects — or more accurately, does not affect — your experience at Fin's Up.

*Starting September 8, 2026, the resort's exterior restoration contractor will begin work on the outer faces of both buildings. Here is what that means for you:

*Your balcony is completely unaffected for all currently available dates. Balcony closures do not begin until October 19th at the earliest — well after our last available booking date in October
*The west pool, hot tub, and splash pad remain fully open throughout your entire stay
*The kiddie pad near the east tower will be temporarily closed beginning September 8th for the duration of the restoration project
*The east pool and lazy river will remain open through October 18th — fully available for all currently bookable dates
*There may be some daytime construction activity and equipment visible on the outer faces of the building, which we want you to know about in advance

The bottom line: your Gulf-front balcony view is untouched, the pools and water park are open, and the only meaningful change to the resort experience is the temporary closure of the east side kiddie pad. We believe you deserve to know exactly what to expect — and we're confident that once you're standing on that balcony watching the Gulf, the rest fades into the background.
