HOUSE RULES

Primary Renter: Must be 25 or older.

Noise and Parties: Enjoy your vacation with lots of laughter and fun, but no parties, events, performing artists, DJs, or bands are allowed at any time. Keep noise to a minimum after 10 PM and be respectful of the neighbors at all times.

Occupancy: Do not exceed the maximum occupancy for the house (8) at any time.

Smoking/Vaping: No smoking or vaping. Any evidence will incur a $500 fee.

Pets: Must be current on vaccinations and flea & tick treatment. When left alone, the must be crated.

Parking: Per City code, vehicles must be parked in the driveway or garage, no parking on lawns, sidewalks, streets, or swales, no overnight commercial vehicles, and no trailers. Trailers can receive an exemption, but management must be notified for approval.



IMPORTANT & REQUIRED: After booking you will be asked to complete guest verification through a trusted third-party provider Truvi. This is done to ensure we are keeping up-to-date with short-term rental regulations. Please do so prior to arriving at the property to enable a quick and easy check-in process.



POOL HEATING

Please note the following details regarding pool heating:



Pool Heating: We offer pool heating from October 1st to April 30th.

Temperature Setting: The pool heater is set to maintain a temperature of 80°F, starting at 8 AM daily for approximately 8 hrs/day.

Climate Considerations: In Northeast Florida, there are days during the winter months when air temperatures may not adequately support pool heating. Heat pumps are effective in climates where average daily air temperatures during pool season exceed 60°F. Please consider this climate information when booking, as it may affect swimming comfort during colder periods.



Pool Heater Charges:

The cost for pool heating is $100 per week, plus tax.
