Villa Frediana is a characteristic and welcoming two-story villa situated in the heart of the Tuscan countryside. It sleeps 12 people. From Villa Frediana you will enjoy a spellbinding view of the valley and of the greenery. Villa Frediana is 500 square meters (5380 square feet). It features a private swimming pool, a private terrace, a private garden, air conditioning (please read description below to check in which rooms the units are installed), winter heating and WI-FI Internet access.
You will be roughly 2.2 km (1.4 miles) from the center of Palaia, where you will find restaurants, shops and public transportation. You will find the closest restaurant at 1.5 km (roughly 1 mile), a grocery store at 2.5 km (roughly 1.55 miles) and the bus stop at 450 meters (1480 feet). You will reach Villa Frediana from the parking area without having to climb any steps.
For a successful stay at Villa Frediana we recommend having a car. You will be able to park it free of charge on the premises. Please note that access to Villa Frediana is along a 230-meter (750-foot) narrow unpaved road.

Swimming Pool
You will reach the swimming pool from the terrace going down a route that includes approximately 15 stairway steps. The pool is 5 meters (16 feet) large by 10 meters (33 feet) long, 1.6 meters (5.2 feet) deep. The area is equipped with sun umbrellas, sun loungers, an hammock and an external shower, and it is partly shaded by tall trees. From the swimming pool you will enjoy an enchanting view of the valley and of the greenery. The pool is open from the beginning of April until the end of October.
Terrace
The terrace is 50 square meters (540 square feet) large. It is equipped with tables, chairs and sun umbrellas. From the terrace you will enjoy a fascinating view of the valley and of the greenery.
Garden
The garden is 1000 square meters (10800 square feet). It is partly shaded by trees. The garden is equipped with a small sofa and armchairs, as well as with a table, chairs and a sun umbrella. Here you will also find a brickwork barbecue. From the garden you will enjoy a broad view of the greenery.
Main Building, Ground FloorFitness Room
At Villa Frediana you will find a fitness room equipped with an exercise bike, a home gym and a fitness bench. You will be able to enter the fitness room from the living room through an arched opening. The room is equipped with an air conditioning/heating unit. From the fitness room you will be able to enter the terrace through a French door.
Living Room 1
The first living room is paved with terracotta tiles. The ceiling has characteristic exposed wood beams and terracotta tiles. The furnishings are warm and welcoming, and include sofas, armchairs and a desk. From the living room you will be able to enter the terrace and the garden through two French doors. The room is equipped with an air conditioning/heating unit.
Dining Room
You will be able to enter the dining room from the kitchen through an arched opening. The furnishings are cozy and comfortable. The dining table can accommodate eight guests. From the dining room you will be able to enter the terrace through a French door. The room also has a small high window, and is equipped with an air conditioning/heating unit.
Kitchen 1
You will be able to enter the first kitchen from the living room through a cased opening. It is equipped with a five-burner gas cooker, two electric ovens, a large refrigerator with freezer, a dishwasher, a microwave oven, an Italian-style coffee-maker, an American-style coffee-maker, a toaster and a kettle. The dining table is in the kitchen island, and can accommodate three guests. From the kitchen a French door will take you to the garden. The room also has a window.
Half bath
The half-bath is equipped with a washbasin and a toilet. You will be able to enter it from the fitness room through an access area. Laundry room
