Guest Access:

Guests will enter the community through the security gate where they will be greeted by a guard. All guests gain full access to Bella Vida Resort and all of the amenities they offer. "Bella Vida resort does not allow trailers of any kind (ie. boats, RV's, commercial vehicle, campers, commercial vehicle, U-Hauls, etc)."



Guest can also park to the clubhouse, overnight parking is allowed for up to 2 vehicles.



You'll also gain full access to the luxurious BellaVida Resort, which features a large resort style swimming pool, a fitness facility, movie theater, games room, cafe, volleyball and basketball courts, and plenty of space to lounge.



The Neighborhood:

Located at the Bella Vida Resort, just 8 miles from Walt Disney World, off US192 in Kissimmee. Theme parks and water parks are a short drive away, and you’ll be close to golf courses, restaurants and shopping.



Guests enjoy access to the resort facilities, including, a large community pool and sundeck, plenty of sports courts, a clubhouse, and over 15 acres of breathtaking lakes. It’s a great resort for families, there is a playground and shallow entry pool for younger children. Kids will enjoy spending time at the basketball and volleyball courts. You will also find a gym, table tennis, and foosball at the clubhouse.



Area attractions include all 4 Disney theme parks (Walt Disney World, Epcot, Hollywood Studios, and Animal Kingdom) plus both Disney water parks (Blizzard Beach and Typhoon Lagoon), Disney Springs, Universal Studios, Islands of Adventure, the all-new Volcano Bay water park at Universal, CityWalk, SeaWorld, and Discovery Cove.

• For a smooth and secure check-in experience, all guests may be required to complete ID and Enso Boarding Pass verification before arrival. Check-in instructions will be shared once verification is completed. Thank you for helping us ensure a seamless stay!

• Please note that the washer is currently unavailable. We sincerely apologize and appreciate your understanding while it's being fixed.

• Please be advised that the community pool will be closed from Tuesday, March 3, 2026, through Monday, March 9, 2026, for retiling, and the basketball court is also closed for scheduled maintenance.



Pet Friendly:

• A pet fee of $129/pet per stay will be added at the time of booking if the pet is added to the reservation. If no pet is declared during booking, we will collect the fee separately. A maximum of 2 pets per stay is allowed, small and medium dogs up to 60 lbs.

• If you have more than one pet, please note that an extra fee per pet will also be collected after booking confirmation.



Additional Service:

• Pool heating is an additional service that is not included in your booking price. It's an additional fee of $35/night, which we provide upon request.

• Please note that heating service is available with a minimum stay of 2 nights. Feel free to reach out for more details.



House Rules:

1. Parties, events and smoking/vaping are prohibited in or around our property.

2. Please check-out on time. Late departures will result in a charge for each additional hour the property cannot be accessed for turnover.

3. Large messes will result in an additional cleaning fee. Please clean up after yourselves and your pets.

4. Firearms and weapons are strictly prohibited on the property.

• If any of these house rules are broken, you and your group may be subject to additional charges or be requested to vacate the property immediately without refund.
