Smart home with 3 Bedrooms and a spectacular fountain/pond view in Heritage Key Villas.
Exquisite Villa Bella townhouse located in Kissimmee, Florida near Orlando, Disney parks area, family friendly gated community of Heritage Key. Minutes to Silver Spurs Arena and nearby Golf Clubs
Located 30 min from Disney World, Universal Studios, Animal Kingdom, Epcot and International Drive shopping and entertainment area, one hour from Kennedy Space Center and Cocoa Beach. Near by Community Pool and Hot Tub, Club House with Gym. Easy check in with a smart lock.

The space
Villa Bella has 3 Bedrooms, 2.5 Baths and a sink/mirror on the hallway second floor(Maximum 6 guests)
Located conveniently 25-30 min from Disney World, Universal Studios, Animal Kingdom, Epcot, Magic Kingdom, Sea World and International Drive's shopping and entertainment area as well Royal St. Cloud Golf Club. It is about 1 hour drive from Kennedy Space Center and Cocoa Beach as well Bush Gardens at Tampa.

The Townhouse has 3 bedrooms (one silent king bed with memory foam mattress in master bedroom and one double/full bed with memory foam in each of the other rooms) and 2 1/2 bathrooms as well an extra sink/mirror on the hallway second floor. It can host up to 6 guests. It is fully furnished, has a gourmet kitchen fully equipped (fridge, stove, microwave, dishwasher, coffee maker, toaster, pots and pans, cutleries) with breakfast bar and bar stools. The living room has a spectacular view to the pond and fountain right from the sofa as well there is a screened in lanai in the back to enjoy the same view and beautiful sunsets.
There is a Roku/Chromecast TV in Living room and a second TV in Master bedroom with Roku as well. The house is equipped with home automation. Experience some of the features of Home automation like turning on/off a lamp, turning the TV on or sending videos from your phone to the TV. Use voice commands to play content from Youtube on TV or to check out the weather. In the Master bedroom there is a sound therapy device that will help you relax and sleep well on a memory foam mattress.

Neighbourhood description
Wonderful gated community. Very safe and quiet. The pool, Gym and sand volleyball court are just a very short walking distance from the house. You can enjoy walks at night. You can also enjoy watching the pond fountain right from the living room couch, especially at night when the lights will turn on.
Minutes away from Osceola Heritage Park and Silver Spurs Arena. Half an hour away from OCCC, ESPN, Walt Disney parks, Universal Studios and Disney Springs as well as other attractions. 20 min away from Royal St. Cloud Golf Club as well 25 min from Orlando airport.
Parking provided in front of the house. Additional parking available on the property wherever there are no marked Parking spots. EV chargers are located throughout the community.

Other things to note:
Shampoo, dishwasher (pods or liquid) will be provided for one time use during your stay as well there will be two toilet paper rolls provided per bathroom.
Laundry detergent is not provided, however you might find some in the laundry room.

House rules:
Please note that the minimum primary booking age is 25 years old. You must enter the number of guests staying in the house at the time of booking. Guests not on the list are not allowed to stay in the house. (please notify us if you have someone coming over and if they will stay overnight they will be subject to a charge of $30 per night).
The tenant shall comply with all bylaws and rules of the Heritage Key Home Owner Association. Please do not share the gate and house lock code to unknown/delivery people. Please do not use any sharp objects to punch the code on the glass screen from the entrance lock. Scratching the screen will be subject to additional fees to buy and replace the lock as well do not leave the kids play with smart devices including door lock and smart switches.
We will send you via e-mail the bylaws and house rules close to your arrival.
If you are using the pool or gym you are required to have a bracelet (4 yellow bracelets are located in the container on the kitchen countertop). Only one person from the group will need to wear the bracelet so you and the others from your group can be identified as residents for short term rental using the facilities. Please do not lose or damage the bracelets as it will be an additional charge of $50 as these are provided to us by the local HOA Management.
Due to Florida’s hot weather and to conserve energy and keep the prices low please note that the thermostat lowest temperature can be set to a minimum temperature of 71F for winter time and 75F during hot weather days that goes above 80F. It will always go one degree lower than the minimum. (Example when is set to 75F it will got to 74F). The thermostat is self-learning and will learn your preferred temperature during your stay.
No pets are allowed on the property. If you intend to bring a pet you need to let us know. Additional charges will apply for deep cleaning the carpet.
It is the tenant's responsibility to keep the rental premises clean and sanitary and to pay for any damage caused by his or her abuse or neglect
It is the tenant responsibility to alert us of any defective or dangerous conditions in the rental property.
Any repairs and alterations, such as painting/drilling walls, tamper with electrical panel is not allowed without the owner permission
Do not unplug any electronic devices and appliances that are required to run 24 hours (router, modem, Samsung hubs, security camera, TV antenna, fridge etc)
The property has front and rear outdoor surveillance cameras recording 24/7 for your safety. Do not move or cover the outdoor cameras.
It is the owner/owner representative right to enter the property after providing you with a 24 hours’ notice to inspect or do any repair work on the property if necessary.
No notice will be required to enter the property in case of an emergency (broken pipe, floods, fire etc)
To avoid attraction of any rodents or bug infestation we require that the garbage should be disposed in the designated area whenever is necessary. All entrance/exit doors should not be left opened for a long period of time. Pests or small lizards can enter the house. Please keep the doors closed at all times.
Parties are not permitted as this is a family oriented community. As well loud music is not permitted.
Please do not bring glass containers by the pool. A bracelet will be provided in order to use the pool and other amenities in the community. Only one adult has to wear it while using the amenities.
This is a non-smoking unit. You are permitted to smoke and vape outdoors (screened areas and outside of screened areas). Butts are to be disposed of properly. We usually keep an ashtray in the coat room by the entrance on the shelf.
Please do not take out any items off the property (ex: electronics or any of the appliances)
You can take out the beach towels to the pool but please do not take out the bathroom towels.
Important: If you travel with kids, please supervise them all times, inside and outside the unit.

GARBAGE DISPOSAL (Garburator)
‱There is a switch to the wall on the right of the sink in the kitchen. This switch is for the garburator or Garbage Disposal. Please, if you have never used one and are unsure how or what to do with this unit, please do not use and do NOT allow children to operate.
‱Do NOT put certain items into the unit like coffee grounds, potato peels, pasta, fats, grease, celery stalks, plastic or paper products, bones, banana peels or popcorn & kernels. Please remember that fibrous veggie matter can clog up a disposal.
‱When using the Garbage Disposal, remember that you must always run cold water at the same time. Ice Cubes once in a while helps to clean the unit out.
‱If you happen to notice an odor there may be leftover inside causing the smell. Run lots of cold water or insert some lemon slices in there to freshen it up.


Before your departure, we kindly ask you few things:
‱Departure is before 10 AM on your departure day. This is to allow the cleaning crew to clean the house.

‱Bring the patio furniture in the living room (this is to protect it from high winds that are so common in Florida). Do not put the chairs upside down as they will scratch on the pavement. Put them on the side if its raining.

‱Please put the dirty dishes in the dishwasher and start the dishwasher cycle (detergent is provided in the sink cabinet).

‱Please discard the garbage to the bin located after the guest house(location provided in the binder from the living room). Do not leave the garbage bags on the floor by the bin, it has to go into the bin as there will be a fine from HOA.

‱All the appliances and light fixtures are in good working order. (unplug the ones you have found unplugged on your arrival)

‱The furniture is in good standing order.

‱IMPORTANT: Lock the back door with the latch and secure it with the middle bottom lock. Lock the front door and in case you have the emergency key please put the key back in the lock box by the front door from where you picked it up.

My family highly enjoyed our stay! We loved the back screened porch with a view of the pond and fountain, along with the close proximity to the large pool. It was nice having a full kitchen to cook in and washer and dryer to keep the laundry caught up.

Home Away From Home

So welcoming in so many ways. To start with Dan & Elena are wonderful host. Everything you need to have for a great get away they have provided. We loved how perfectly clean everything was. Anything you need is close by - a great location. The development is clean and manicured and very safe. Looking out back at the water is a plus so calming.
