‱ POOL HEAT:

Heating is available for $35 per day (plus tax) with a 3-day minimum and must be requested at least 48 hours in advance. Please note the attached spa is not a hot tub—it does not have jets, and it heats to the same temperature as the pool, not exceeding 90°F. The heating system uses heat exchange, which does not operate in temperatures below 50°F. No refunds will be provided if the pool does not reach the desired temperature in cold weather.

Please note. Some of our homes may be pictured with a gas bbq grill or outdoor built in grill. If guests wish to use the grills, it is the guest's responsibility to clean the grill and replenish the propane tank if needed. A $50 charge will be applied if grills are left unclean. Exchange refill propane tanks can be purchased at numerous local locations. If the grill is locked up, then it is not to be used by guests as it is the homeowner's personal grill. If you would like to have a grill for your vacation, we can arrange a rental grill for your stay.

Stayed August 2023 with group of 16. Villa was more than big enough for our group. Easy process checking in and was easy to contact manager when we had an air con leakage. The downfall of this property is the cleanliness. On arrival, dead worms were found under beds and it overall needed a good clean. Shame because it is a beautiful property!

positive: beautiful neighborhood and security staff great, comfy beds, 10 bedrooms a plus, Negative: broken pool cues in game room, theater room tv broken, called for repair didn't happen so we never used that room and that I was looking forward too being in, pool furniture needs replacement, no paper towels, paid to heat pool called Tuesday am not repaired until Wed. we checked in Monday at 4pm could use a good cleaning, in game room candy pieces on floor, empty water bottles and wrappers under beds, stay here again, probably not.

Terrible Management Company. Property could be lovely.

Executive Villas Florida were given multiple opportunities to correct these the issues prior to my review. The location and number of rooms were as described. The decorative standard is just about OK. I would rate this villa as adequate with the potential to be excellent. The problems we had on arrival: 1. Fire alarm sounding on arrival. Kept having to silence it, an engineer never arrived. 2. Two beds were unmade and been ‘used’ - this was obvious due to a shower having been used, an unflushed used toilet and the worst bit a used condom wrapper - how utterly disgusting! 3. Weirdly, sofa cushions scattered around and all the curtains all tied up in knots. 4. No hot water. 5. Insufficient coffee cups and cutlery for my family group of 11. 6. Broken mirror in the dining area - this has been commented on other reviews so a known problem. 7. The pool filter wasn’t working. 8. Cupboards to the games consoles were locked - I asked for the keys and never heard back. This had also been commented by others before too. 9. No pool alarm on the door from the rear bedroom or pool fence - a serious safety issue. 10. The toaster didn’t work. 11. No kitchen roll or basic kitchen supplies as included on the booking. 12. No landline telephone which included USA wide calls. As a result of this we couldn’t use the property for several hours which meant we needed to order in some food as we couldn’t use the kitchen while the property was cleaned (to a standard it should have been before our arrival). The pictures used to rent this property are out of date and a material misrepresentation of the current state. It has been cleared of all ornaments, soft furnishings and is soulless. It is truly one of the worst equipped kitchens I’ve ever seen. It doesn’t even meet the minimum requirements let alone enough basic kit to cook. Executive Villas charge high fees for their properties, yet felt compensation which barely covered the cost of my pizzas was sufficient for the awful condition of the property, stress and hassle to sort this out. They do not understand what good service is and DO NOT deserve your business. The team at Executive Villas Florida, including Andy the owner, knew how disappointed I was yet were happy for me to post my review, this shows that they really do not care. There is so much choice for properties in Florida we don’t need to support companies like this.

This was a family holiday, my husband and I, daughters, son in law and grandchildren so it took me a longtime to actually choose this villa but it seemed to have everything I was looking for, something for all the family. I will start with a positive, the villa is big, probably bigger than it looks in the pictures but unfortunately that's where the positives end for me. 1. The cleanliness - Very substandard, the villa needs a deep clean. When I questioned the cleaning which had been brought up in a previous review I was assured a new cleaning company had been employed and everything was sorted. This is certainly not the case. 2. The internet/ TV's / cinema room. All these were not working when we arrived so we contacted the management who said someone would be out shortly, that was Saturday morning, he came Monday!! Not a good start. 3. Images don't match the reality. I think we can all agree the villa looks spectacular in the pictures and for me this is what I was so disappointed with. The villa has no interior design, no ornaments, broken mirror, no soft toys in children's area, no gamestations, damaged dining table, dinted refrigerator and a very poorly stocked kitchen. The villa has 10 bedrooms and sleeps 22, there was 3 teaspoons, a mix match set of cutlery, a travel sized kettle, battered, bowed and scratched pans, 8 pots and the very basics needed to make a meal for a large group. 4. Faults: Intermittent internet, intermittent AC. The pool started to turn green, again I reported this and the Pool guy came out to sort it. He said everything had been turned off, all the valves and vents and it was this that was causing the problem. We lost half day in the pool until the chemicals did what was needed. The washer stopped spinning so I reported and received a reply asking me to use the one upstairs and they would fix it when we left. The tip of the iron was broken off and damaged a couple of tops but then the iron stopped working altogether, a new iron was provided. 5. The Patio furniture: I was actually shocked how bad the patio table was, it was totally wrecked, it looked like someone had been putting cigarettes out on it but to an extreme it was a mess and needed replacing. Overall I was extremely disappointed with the villa. I felt misled, let down and I made a very expensive mistake choosing this villa.

House ok. Vacation was great

There are alot of improvements that could be made. The TV channels were not great and half the tvs would not work due to the wifi. Pool table in bad shape. Air hockey barely had any air. Could not watch any movies in the theater room due to wifi. Trash in the arms of the recliners in theater room. Little fine black bugs in some of the bedrooms on the doors and nightstands. We had to go buy bug spray. Pool filter not working. No wash clothes. We had to go buy some. No access to the water park, gameroom or exercise room on the property. Luckily my family still had a great vacation.

HORRIBLE DO NOT BOOK!

The bed sheets were extremely dirty, pillows are stained which is disgusting. Multiple things are broken throughout the property. Game room had broken items. Stairs are broken . The pool was foggy and nasty with bugs. Restrooms still had trash from previous stay. Theater rooms & tv do not work due to horrible internet. No one ever tried to come fix the internet.

There were a lot of broken and burnt items throughout the property including a huge mirror in the dining area. When I called, they said the prior renter had a party. The pool filter wasn’t working also. The house and neighborhood is safe and beautiful. The owner just needs to do some upkeep and maintenance and try to respond quicker to your guest’s needs.

The Home was Beautiful and comfy. We suggest that your cleaners would wash the bed spreads. 3 of the spreads were stains and nasty and had to be flipped outside down. Also one cushion on the couch had a big yellowish pee stain. we flipped it over. Other than that,the fireplace was our highlight sitting at night.

We definitely enjoyed ourselves. I loved the location it was in. Everything you need was close by.

We had more than enough space. The only thing that was unsatisfying was the pool sticks was broken so we couldn’t play pool and we didn’t have any access to the internet. The pool wasn’t turned on and the water was cloudy. Lastly the ac wasn’t working the first night so it was uncomfortably hot and muggy. Overall nun of those things stopped us from having a great time and will definitely be coming back.

The house was great in that there was plenty of space for our group of 19. We never felt cramped. It was close enough to Disney & Universal (however traffic is a nightmare). The major let down was that the pool heater was not working. We were not alerted to this prior to arriving. We had a Saturday arrival and did not feel it was worthy of an emergency to call outside of business hours. I sent an email Monday morning and a family member called since we were at the parks. No response. Family member called again later that day and we were told someone would be out. Someone finally made it out Tuesday but was unable to fix it I was disappointed regarding the communication as there was basically none and I had to call after our trip to make sure they were going to refund me the almost $300 we paid (they did). The cleanliness of the house was ok but I understand it is a huge house and very difficult to keep immaculate. You can tell people have already abused the property. The large decorative mirror in the dining room is being held up with a hodge podge of wood. One of the dining rooms chairs was broken. The patio table was broken. There were no washcloths or bath mats. 2 towels and 2 hand towels per bathroom is all you get. No handsoap etc. (They do warn you prior that some of these items will not be there.) The patio furniture is the most ridiculous thing I have ever seen. As soon as you sit down the cushions squish completely and you are essentially sitting on the floor. Worst design of all time. The game room was cool but you cannot access the gaming consoles and I never saw where we could pay additional $ to access them? (Not a big deal as we were very busy during our stay.) The rooms were nice and comfortable. I gave it 3/5 or I would give 7/10. It worked well for the space we needed but was lacking on the details that could have made it very nice.

Great home but the kitchen needs to be stocked better.

Very large spacious house. But it was a bit irritating that the house was not cleaned and ready for us by check in time which is at 4pm. We arrived around 5pm and were told that we had to wait for at least 40 minutes. So we went to dinner then came back which was longer than 40 minutes. I have no idea why it was not cleaned considering the check out time was either 10 or 11am. Most bedrooms are en-suite. It has two washers and dryers, two refrigerators and two dishwashers. Very useful and needed. However, there aren’t enough dishes in the house to cook for a large group. We had a group of 14. They only had 4 coffee mugs and the cookware was sorely lacking. They also need to supply dish towels of which there were none. As a whole the kitchen needs to be stocked with more items whether it’s serving ware, pots and pans or mugs. Those are the only complaints I have. Quite honestly, I don’t fault them for kind of skimping on their wares and not having many decorations. Some of the curtains rods were kind of bent up. People just don’t have class now a days and lack common courtesies like cleaning up after themselves or treating someone’s else’s property like their own. Which is why they have to charge so much for cleaning fees. You just never know the condition the home will be left in so you need to charge for the worst. I think all the guests need to be rated according to their cleanliness and other factors. If the place is left like a pig sty then charge those people higher cleaning fees. If they don’t, then charge them less. Perhaps that may be an incentive for people to be more considerate. I don’t know. Just a suggestion. Otherwise, plenty of room to relax or to retreat to one’s own room for privacy. It was located in a nice subdivision and not far from WDW. Just a side note, I would highly recommend not shopping at the Walmart nearest you. Lines are extremely long sometimes going in and also while checking out The shelves are bare bc everyone else is needing to buy everything just like you. I think that area is filled with vacation rental homes so everyone is needing laundry soap, groceries and whatever else for their stay. You’d be better off to go down the street to Publix. We went there and their shelves weren’t bare. All in all, the house served it’s purpose and then some. I would probably stay here again especially if they stock more kitchen supplies.
