The Space:

As the name implies, the home is located in the desirable, family-friendly community of Regal Palms Resort, offering everything you could possibly want on an extravagant vacation without the exorbitant price tag. The number of onsite amenities to be enjoyed here are virtually endless. Start your day with a float around the lazy river or with a refreshing swim in the pool, taking a trip or two down the waterslide. The bubbling hot tub is perfect for a relaxing soak after you work up a sweat in the fitness center. You can also choose to just take it easy and enjoy a drink at the indoor and outdoor bar or take a meal at the onsite restaurant with dessert at the ice cream shop. The game room with pool table and arcade will tap into your competitive side, and in the rare event you encounter a rainy day, you’ll have no shortage of entertainment to keep the kids occupied. When you’re ready to ramp up the fun at the nearby theme parks, you’ll be within just 15 minutes of Disney and 30 minutes from Universal Studios among the others, making this destination the ideal blend of relaxation as well as adventure.



Privacy and relaxation at the home comes easy, an end unit situated on a corner lot with no neighbors on one side. The spacious back yard just off the patio is a serene escape overlooking the lush, native wilderness. It’s the perfect place to enjoy a quiet cup of morning coffee before the busyness of the day. Heading inside, you’ll find a comfortable living room with a plush sofa, loveseat, and 2 armchairs, a wonderful place to gather together to watch a movie or just surf the channels. The fully equipped kitchen showcases stainless steel appliances and stone countertops, with a drip coffee maker and cabinets stocked with cookware and dining ware for whatever your culinary aspirations. Enjoy meals together in the dining area whether seated at the table with room for 4 or at the counter with high-top seating for 3.



This home comfortably sleeps up to 8 guests between 4 private bedrooms.



Bedroom #1 includes a king size bed, TV, and ensuite bathroom with a single vanity and shower/tub combo.



Bedroom #2 includes a queen size bed and a TV.



Bedroom #3 includes a queen size bed and a TV.



Bedroom #4 includes a king size bed, TV, private balcony, and ensuite bathroom with an oversized single vanity and a shower/tub combo.



The home also includes a half bathroom as well as an additional full guest bathroom with a single vanity and shower/tub combo.



THINGS TO NOTE:

‱ Washer and dryer in unit.

‱ Driveway parking available for 2 vehicles. No street parking, blocking of sidewalks, or parking on grass allowed.

‱ Upon arrival at the Regal Palms Resort guests will check in with the guard at the gate with reservation info. Please note there is a daily $22.50 resort fee for the entire party paid at the front desk upon arrival. The resort fee covers the cost of resort wristbands (max of 10). After check-in guests may proceed to the home. Parking passes will be provided at the front desk at the time of check-in.

Note: If you made your reservation on or after July 15, your resort fee has already been included in the total. Guests who booked prior to July 15 will still need to pay the resort fee upon arrival.

‱ In case of hurricanes, lightning, inclement weather, or due to necessary repairs, certain resort amenities may be closed and unavailable during your stay. We cannot guarantee the availability of each amenity.

‱ We do provide starter amenities for the home. These are basic supplies to help you settle in quickly, without having to stop at the store before check-in. As these are starter amenities, they may only last you a couple of days. If you have a longer stay, we suggest visiting the nearby grocery or dollar store to inexpensively restock for the remainder of your stay.

‱ Bring your furry friends along! You can bring up to 2 dogs to this home. Just a heads-up, there's a pet fee of $35 per pet, per day. This isn't included in your booking cost, so after you book, just get in touch with our Customer Care Team to take care of the pet fee.

This home sleeps an additional person on a small twin sized cot. Please verify with us before check in if you plan to use this additional sleeping amenity during your stay.



Outside of the Regal Palms Resort, there are several options for dining and shopping. Just a short walk away, Berry Town Centre conveniently has a Publix, gas station, bank, restaurants, and bars. SunsetWalk, a modern shopping complex offering just about everything under the sun, is 7.5 miles away. ChampionsGate is a small resort-city just 8-miles away. The area has a downtown feel with an array of restaurants, bars, cafes, shops, specialty stores, and even its own golf course with clubhouse and pro shop.



The major Florida theme parks are also just a skip-and-a-jump away: Magic Kingdom (14 miles), Epcot (14 miles), Hollywood Studios (12 miles), Animal Kingdom (11 miles), Universal Studios (23 miles) and Sea World (18 miles)!

Property Management insists I leave a review.Booking, you will have to sign a separate contract, be sure to save after signing as you will not be able to access it again after 7 days.Check-in was a nightmare. I received an email the morning of my check-in date with property instructions and the email indicated that I would get the access door code 2 hours before check-in time. We did not get the code. We were checking in late, so I sent email and text requesting the code. When I checked into the property the front desk did not have the code. I called and the desk attendant called trying to get the code. It was not until she called the owner at 9:30pm that the code was sent to me. I had to pay 22.50 per night resort fee. This fee is for access to the property amenities. I was given 8 wristbands, one for each person and 8 towel cards. The wristbands accessed the neighborhood and the pool.The towel cards were to be exchanged at the pool. You had to exchange your towel for the card. The fee for losing a wristband or a towel card was 10 per item. The pool was behind the main building. The property was at the back corner of the neighborhood. Not convenient.The driveway merges with the unit next door. My SIL backed his truck to fit into the driveway. 12:13 am, security woke me due to neighbor complaint that we were on their property. The front tire was over by 6”. I also had 2 tires on the blacktop. Solution, move or be towed. Car shuffle at midnight in pjs, check.

A little love

The resort is nice but this place needed to be maintenanced better. The back door didn't open properly. We found 2 roaches. Things were broken and all the remotes for the tv were missing backs. We were disappointed because we have stayed in other townhouses at this resort and they did not have these problems.

Spring Break Trip

Our family of 4 stayed here for a last minute Spring break getaway. We loved having a spot away from the parks that still had a resort feel! This particular condo is the farthest away you can get from the pool area which wasn’t a problem for us as we got to sit on the balcony and observe owls, wild turkeys, and other wildlife. Be prepared to drive whenever you want to go to the pool (about a 4 minute trek). Also be aware there are no extra blankets or throw pillows of any sort - we ended up bringing some bedroom pillows down to the couch.The condo itself was clean. The biggest downside for us was the kitchen since we were hoping to cook some meals there to save money. There was 1 4-inch frying pan, several bowls, knives that were extremely dull, and no measuring cups or any other “standard” equipment. I understand that the owners limit the amount of items to prevent theft but I hope they update the kitchen items for future visitors.Overall, we enjoyed our stay and would come back, especially with an additional pool being built! You won’t regret staying here but come prepared with all the “creature comforts” you might be used to!

You must drive. (2) Adequate furnishings but a bit on the “basics” end in terms of well used but sufficient (3) Unit has some missing mini blinds on sliding doors and screens are taped where damaged (4) Garbage cans behind unit appear not to be picked up for days; some flies apparent outside (5) A/C struggles during the day to keep the unit cool. Nights are better. Sign on thermostat says “do not set below 70 degrees” — and we didn’t. But the unit only reached 70 degrees at night time. During the day time, temps outside (88-97 F) keep the a/c unit continually running and interior temps around 75-76 degrees.
