Historic Barn View Modern Newton House - Ground fl
Welcome to our calm & cozy Historic Barn View Newton Farm House – Ground Level Unit. Enjoy country farm charm and serenity in our prime location conveniently located near Newton, Andover, Sparta, and other Sussex County northwest NJ locations, including the upcoming Andover NJ Transit rail station. The property is also close to popular wedding venues such as Perona Farms and Bear Brook Valley, while remaining only 8 minutes from Route 80 Exit 19.
This private ground level unit is part of a multi-unit property and is located directly across from the Historic Barn.
The unit features 2 bedrooms, 1 full bathroom, a living room, and an eat-in kitchen equipped with a stovetop, microwave, and refrigerator. The space includes ceiling fans and electric heating for guest comfort.
The unit accommodates a maximum of 4 adult guests only. Bed linens, towels, shampoo, conditioner, body wash, and other basic amenities are provided for your stay.
Wi-Fi & Entertainment:
Guests have access to high-speed Wi-Fi, Smart TV streaming apps including Netflix, Amazon Prime, and other entertainment services.
Property Area & Access:
Guests staying in the ground level unit must use the designated front double-door entrance and may use the front driveway area only. Maximum of 2 vehicles are allowed in the driveway. If additional parking is needed, vehicles may park behind the barn.
Please note that this property is a multi-unit property. Guests may occasionally see other guests staying in the separate upper/main unit during their stay. Both units remain private and separated through secured locked entry doors with individual access codes.
The basement laundry area is a shared laundry space accessible to both units.
Ground level guests do NOT have access to the outdoor backyard areas, fire pit area, BBQ Grill and surrounding exterior recreational areas, sheds, or other excluded portions of the property unless specifically authorized.
Please be respectful of other guests, neighbors, and anyone using the property area. NO loud noises, parties, or unauthorized gatherings are allowed. If loud noises or parties occur, police may be contacted and penalties may apply.
Please note that Ring doorbell cameras and exterior security cameras are installed outside the property for safety purposes only. There are no indoor cameras.

IMPORTANT NOTICE FOR GUESTS:
NO PARTIES OR LARGE GROUPS ALLOWED:
Parties, unauthorized guests, and extreme noises inside/outside of our houses are STRICTLY PROHIBITED. Unauthorized and unapproved guests will be considered trespassers and will be charged with a $2000 violation fee and will be reported to the police. Exterior camera video footage will be released and made available to the authorities AND public as evidence if noise, unauthorized guests, and/or a party takes place.
GROUP SIZE AND EXTRA GUEST FEE:
Please keep in mind that groups larger than 2 guests will include an extra guest fee of $35/guest per night after 2 guests in the total booking amount. Please be honest with group size, and number of guests as we have exterior property cameras (outside of the house) to protect and surveillance property.
PET FEE AND SERVICE DOGS:
We are one of the few stay locations that accepts house trained pets. There is a 3 pet maximum allowance and it is $30/per pet, per night fee. For Service dogs please be prepared to show proof of your certification to avoid the pet fee. Therapy dogs are not the same as Federal ADA recognized service dogs. Therapy dogs are still subject to approval and fee payment. Thank you.
PET RULES & VIOLATION FEES
For safety and security purposes, unleashed and loose dogs on the property are strictly prohibited due to having neighbors around and our properties not being fully fenced. Guests that do not comply risk their reservations being cancelled with no refund and will be charged a violation fee per the listing agreement.
POWER OUTAGE DISCLAIMER:
Power outages unfortunately are out of our control. No refunds or reimbursements of any kind will be issued for any guest that experiences a power outage.
DAMAGE DEPOSIT:
We require a $250 security deposit authorization/hold option through the Airbnb-approved secured platform by the name of Truvi. This will be processed as a temporary hold on your credit card (not a charge), and it will be released after your stay, provided there is no damage.
Small service fees are already included at a discounted rate so you're fully covered with no extra hassle!
LENGTH OF STAY BOOKING DISCLAIMER:
By booking this property, you acknowledge and agree to the following terms:
- Your stay is strictly for transient purposes only, and there is no intention to establish a tenant-landlord relationship.
- You confirm that you have a permanent private residence elsewhere.
- This is an owner-guest agreement, not a rental lease.
- For legal and safety reasons, we do not accept long term reservations of more than 29 days. Bookings will be allowed and paid for in 29 days intervals for renewals.
- Guests staying beyond the agreed reservation period without written permission may be reported to local authorities and charged legal fees for removal.
Your booking serves as acknowledgment and acceptance of these terms.
CANCELLATION/DATES ALTERATION POLICY:
*We adhere to our strict cancellation policies. Requests for any alteration/changes of booking dates will only be accepted if it is within 13 days of the initial booking date. If alteration of dates is 14 days or more, then the guest MUST cancel reservation and adhere to cancelation policies. No exceptions or alternatives accepted.*
GARBAGE/DEBRIS DISPOSAL:
Please dispose of any and all garbage/debris produced while at your stay. Please refer to the guidebook link that will be sent prior to check in.

By agreeing to and paying this booking, you and all individuals included in, or benefiting, visiting, or staying in this reservation are in agreement of our terms and conditions related to our properties including our booking and cancellation policies, property listing, property condition, booking rate and reservation dates, and hold Tristate Travels, owners, agents, and assigns harmless of any and all liability related to any booking made in any of our booking platforms past, present, and future.
