Welcome to your spacious one bedroom, dog friendly suite in the heart of downtown Newport! This recently refreshed and updated unit boasts a bedroom with a queen size bed and pullout loveseat, a washer/dryer, and renovated bathroom with glass walk in shower. In the living room there is TV and sectional couch, as well as a pullout sofa. The kitchenette comes equipped with a microwave, coffee station, hot plate, and mini fridge. There are also newly installed mini splits.

86 Spring Street is one of the best locations in Newport. You are a five minute walk to famous landmarks such as Bannisters and Bowens Wharf, Trinity and St. Mary’s Church and The Black Pearl Restaurant. Truly, you are in the heart of it all with dozens of restaurants, shops, bars and sights right outside your door.

Hop in your car for a 10 minute drive to both the Ocean Drive and Bellevue Avenue Preservation Society Mansions.

Windward Suites properties are all keyless, and instead use keypad smart locks for all of the doors for both the buildings and units. All guests will get an email the day of their stay with the codes to the doors.

Check-in time is anytime after 3:00 p.m. Check-out time is 11:00 a.m. Please be respectful of these times unless you have contacted us, as we have a cleaning crew who need the time to do a thorough job before and after all of our guests.

There are two off street parking spots which are on a first come, first serve basis. There are, however, paid public parking lots on Church Street,and also one on Clarke St. which are both just two blocks away. There is also the option of parking for free at another Windward Lot which is a ten minute walk away located off Broadway. Please contact us if you will be needing access to this lot.


86 Spring Street is a five unit building located on Historic Spring Street. Unit Five is located on the first floor, and is the perfect retreat after a day spent wandering around downtown. When you step into the unit, the living room is outfitted with a sectional couch and pull out sofa bed. The kitchenette has pots and pans, a hotplate, microwave, mini fridge, and sink, as well as utensils and dishes.

The bedroom has a queen size bed, as well as a pull out loveseat which can sleep one person. There is ample closet space, and the recently renovated bathroom has a beautiful glass walk in shower. There is a washer/dryer in the unit, and the entire suite was recently “freshened up” with new decor, furniture, and mini splits.

All of Windwards properties are professionally cleaned between guests and come outfitted in high end linens and towels.

Aside from the cleanliness of the space, it is in one of the most sought after locations in Newport. You are steps away from Thames Street, Bannisters & Bowens Wharf, and endless restaurants, bars, and shopping.

We had a great time. We were actually in the third floor loft, which was beautifully decorated. It had an amazing soaker tub and stand-up shower. We were surprised that it conveniently had a washer and dryer combo machine. We’ve stayed in this space years ago when it was a bed-and-breakfast. There are some elements of the space that could be updated. There isn’t a proper place to hang clothes especially if you’re a woman and have long dresses. They could remove the old armoire and create a built-in wardrobe with a small make up vanity attached. I think that would be a nice touch for a woman staying in the space. The carpet definitely needs replacing maybe with some wood floors and just put rugs underneath the beds and the couch area. The table on the patio has some sharp edges and that probably could be replaced as well also power washing the patio floor. The front of the building could do with a little sprucing up as well, flowers and a wash of the front door. It used to be really vibrant with floral arrangements. But we enjoyed ourselves and we would definitely go back.

Stayed for 2 nights with a friend. Very clean, nice amenities. Super close to center of town in a nice neighborhood. Was able to park on the property. Host responses were very quick. Would easily stay here again - and Newport is awesome.

Amazing Spot!

Thee perfect stay! Walked to all the local spots and even all the way to the cliff walk! Hosts - were very communicative and gave great recommendations on what to see, do, eat and shop! Can’t wait to come back again

Spring Street Review

The property was incredibly clean and was exactly what was presented in the listing. The check-in/out process was very simple and the hosts were responsive on the one question we had. The location is perfect. The only recommendation we have is to alert guests prior to check-in that pets cannot be left unattended. We did not know that until the day of check-in and that significantly altered our plans. Other than that, everything was fantastic and we would highly recommend.

Weather could not have been more perfect! Great spot to stay! Happned to be seafood festival, which was crazy busy, but had a nice sunset cruise one night, which was lovely. Apartment very comfortable, needed nothing.

We enjoyed walking most places because of the convenient location. The property was clean and the space was perfect for what we needed and well equipped. The only thing I would change (being picky) is the air fresheners in the space...just a little bit too overpowering.

Wonderful mother/daughter weekend

My mom and I came up to Newport for a girls weekend. This place was an awesome stay! The neighbors were all kind. It was very clean, spacious, and cozy - just like the pictures and description. Walkability was 10/10 - we walked to all the restaurants and down by the water which was all less than a 10 minute walk. We would definitely stay here again!

Wonderful Historic Area retreat

We loved the location, ease of check in and check out. Keith was very responsive to the one question I had. The bed was comfortable, off street parking was a plus, but when it wasn’t available, street parking was easy. Just a few short blocks away from the harbor and its many restaurants. We hope to return!

We booked this for a wedding weekend and the property was lovely, just what we needed and in a great location. Parking was a little tough, but blame that more on Newport in the summer than anything and Matt was quick to help us find a solution. We would love to come back for a longer stay in the future

Newport Folk Festival

It’s exactly as the pictures show. Absolutely a beautiful and accommodating place to stay. Parked our car on site and never had to move it until we checked out. It’s a convenient walk into historic Newport town. We would definitely stay at 86 Spring Street again. A side note we did Uber to and from the festival.
