Located in one of the most desirable areas of the Newport/Balboa Peninsula, our oceanfront property sits between the Newport and Balboa Piers on the oceanfront boardwalk, with a myriad of activities and destinations all within easy walking distance from your front door. This front downstairs unit is one of three furnished units on the property, which can also be booked simultaneously (when availability permits) to accommodate larger family groups any time of year. Here's what you'll find:

LIVING/DINING AREA:
- Sofa & loveseat set
- TV (streaming)
- Dining table w/ seating for 4
- Sliding glass doors leads to front patio, boardwalk and beach

KITCHEN:
- Fully stocked with dishes, utensils, cookware, bakeware
- Large and small appliances
- Guests must supply their own food, drinks (including coffee), spices, condiments, and paper goods (napkins, plastic wrap, etc.)

BEDROOMS:
Bedroom #1: Queen bed
Bedroom #2: Queen bed
Bedroom #3: Queen bed

BATHROOMS:
-Bathroom #1: tub/shower combo; located off the hallway
-Powder Room: located off the hallway

EXTRA SLEEPING ARRANGEMENTS:
To fulfill the maximum occupancy, 2 twin trifold floor mats (best suited for children) along with extra linens/pillows are provided. Twin rollaway beds can be rented in lieu of the mats, if desired. Make arrangements with our office in advance to ensure delivery in time for your arrival.

LINENS:
All bed, bath, kitchen, and beach linens for the maximum number of guests are provided as part of the cleaning and linen fee and are neatly prepared for your arrival.

OUTDOOR LIVING:
Front Patio Area: Provides the best entertainment of all: plentiful sightings of dolphins, various species of migrating whales and other wonderful sea life can be viewed just off-shore any time of year. Likewise, watching the human world go by along the boardwalk throughout the day is a favorite past-time as well. The patio serves as grand central for guests' outdoor activities:
- Propane gas BBQ grill
- Outdoor dining table w/ seating for 4

ALSO INCLUDED:

- 4 low-profile beach chairs
- starter supplies: liquid hand soap; dish soap; dishwasher caps; sponge; kitchen trash bags; 2-4 rolls toilet paper; 1 paper towel roll (guests must supply additional amounts, along with their own personal toiletries/shampoo/conditioner)

DUE TO THE MODERATE COASTAL CLIMATE, THIS HOUSE (LIKE MOST IN THE AREA) DOES NOT HAVE AIR CONDITIONING

PARKING:
- Two back-to-front carport parking spaces on the right side, which can accommodate most vehicles (76" clearance for one space, no height restriction for 1 space).
- There is also general neighborhood street parking (metered, unmetered, and pay-station).

LAUNDRY:
Shared washer and dryer on-site (in carport)

LOCATION:
Optimally situated between the Newport and Balboa Pier, our home is also a short walk to full access of Newport's beautiful bay and pleasure harbor for boating, kayaking, paddling and sight-seeing, along with multiple restaurants and other casual eateries and shops. Nearby Marina Park (one block away) is a must-see on the bay any time of year, but also the best spot in town to view the world famous Christmas Boat Parade.

ALSO:
The other two units located on the property (the 3 bedroom/1.5 bath & 2 bedroom/1 bath) can also be rented simultaneously, when available, to accommodate larger family or business groups on the entire property. See separate listings or contact our office for more details.

RECREATIONAL GEAR:
Additional beach gear or recreational equipment is available for rent from the management at very reasonable rates for our guests: large ice chests, wagons, Pack n Play portable cribs, portable high chairs, rollaway twin beds, and much more! Contact us for more information

CITY TAX:
A 10% Transient Occupancy Tax (TOT) is included in all booking totals, (for reservations less than 30 nights) as mandated by the City of Newport Beach.

SECURITY EQUIPMENT:
This property may use surveillance cameras and/or recording devices in outdoor spaces, and/or entrances to the property, as well as noise monitoring equipment such as decibel readers, to protect the property, guests, and ensuring compliance with local ordinances.

Outdated but still great

The property definitely has some updates needed. But that didn’t stop us from having a great time. The location is amazing, the parking was convenient, and the living space was really nice. The property could use a couple more fans and more comfortable beds. But I’d stay here again.

Beachy stay!

Loved the location - right on the beach. Great for people and water watching. Had a few issues that needed attention on check in, and the hosts were immediately responsive. Some of the furniture is pretty dated, but usable; lots of storage options for personal items. Onsite parking was perfect!

Perfect stay.

This place is absolutely beautiful! We couldn’t have asked for anything better than this place! The view is impeccable and the inside has everything you need to live for the time you’re there. The house was clean, after we checked into the place at the office, the key pad was easy to use. The parking was kind of difficult, but we made it work! DEFINITELY recommend to anyone to stay here.

Family reunion

Family reunion Was awesome with my daughter and her friends that live in Newport Beach organizing about 30+ people for events all weekend. Newport cruise was wonderful. I had a gathering on the beach in front of my rental property which was so fun and relaxing along with punches and everything else. So easy to get around. Renting bikes was super fun and helpful. Your company as well as the bike rental made life so easy and so pleasurable. Look forward to coming next year!

Very Misleading Photos and Very Run Down Property

My family and I were highly disappointed in this property for several reasons -- the pictures were highly misleading, and I regret renting it. Kitchen: Refrigerator: Smelled like fish -- it fumed the entire place for our stay Missing Silverware: There were no forks at all for use Bathrooms Missing toliet paper in both bathrooms and toliet paper holders --we had to go out and buy our own BedroomsThe mattresses were all terrible -- all 3 were extremely low quality. The pictures showed high quality bedding, this is not at all what was in the rooms, limited covers and pillows Furniture Main room rug had several stains and was full of sand when we arrived Both couches were both 'sat out' with no support and fully over utilized and dirty Outdoor patio furniture did not match and was all rusted. One of the 4 chairs was broken. Towels were the thinnest and smallest ever, not even useable. Coin laundry at a premium destination -- so sad they had to go this route. Would not recommend. They also have a very strict 3pm check in and 10am check out, the staff is not very friendly or easy to work with.
