• Level 3 - Master Bedroom with Private Rooftop Patio with a table for 6. This patio is only accessible through the home and is not shared.



HOME LOCATION

Centrally located on 39th St between the Bay and the Beach you never need to walk more than 15 seconds to put your toes in the sand! From the Volleyball courts on the beach, the bike path on the sand, or the Kayak/Paddleboard Launch on the bay you are never far from the excitement Newport Beach has to offer.

From this location, you can safely walk or ride bikes anywhere on the Newport Peninsula, Balboa Island, or down to Huntington Beach (45-minute bike ride in one direction) along the oceanfront boardwalk. However, with more than 30+ restaurants & bars, shops, electric boat/jet ski rentals, Surfboard/Stand-Up-Paddle-board Lessons all in the area you will never need to travel far!

Although you may be looking for a quiet getaway, the action is never more than a Walk/Bike Ride away. Multi Family home / Shared Space
Our home is part of a multi-family building with two or more units on-site. Please inquire to rent the whole building.
The ground Level Patio is a common area that is shared with the adjacent condo. Although you share the ground-level patio outside your front door, each home has its own PRIVATE Rooftop Patio.

Staircase/Accessibility
Home has (2) sets of stairs, (1) to access the main living area, kitchen, and 2 bedrooms, and (1) to access the Master bedroom and private rooftop patio.

Air-Conditioning
This home does not have air conditioning. Box fans are provided for your comfort, and if additional cooling is needed, a portable AC unit can be rented from a local vendor for $399.

Parking Details
(1) Garage and (1) covered tandem carport spot on the Right is Provided.

Laundry
A private washer and dryer are conveniently located inside the unit for your use. Included in your stay is 4 single use Laundry Powders.

High Chair & Pack 'n Play
High chair and Pack 'n Play are available by request only. Please request at least 48 hours prior to your stay, subject to availability.

Noise/Construction disclaimer
Our home is located in an active beach community. As is common in these areas, noise from construction, municipal services, beachgoers, vehicle and air traffic, adjacent homes, and nearby commercial or residential spaces may occur. Noise outside of our control will not constitute a refund or rental cancellation.

Fireplace Warning
The fireplace must never be left unattended while in use.

Quiet Hours Notice
Per City of Newport Beach “Good Neighbor Policy” Quiet Hours are Strictly Enforced between the hours of 10:00 PM to 7:00 AM. No patio noise is permitted between these hours. Please see house rules for more city noise requirements.

Pet Policy
This property does not allow pets of any kind but will accommodate service animals. If a pet is brought to the property without notification, a charge of $499 plus tax and applicable fees will be charged to your reservation.
