This absolutely Beautiful Oceanfront Home is located on the 2nd floor of our Duplex Property! Our home is located just steps away from all the action at the Balboa Pier and anything you might want to experience on your beach vacation.

If you are looking for a modern decorated home on the boardwalk you found it! Our home has touches of modern accents around every corner. From the art to the furniture, and MORE.

Some added amenities are TV's in Bedrooms (Bedroom 1, 3, and Living room Area) all have Cable Programming as well as access to today's modern streaming platforms. Our full-sized washer and dryer are located inside your home for easy use. Our Fireplace is wood burning so we recommend bringing wood should you wish to have an evening fire.

HOME LOCATION

Located 500 feet from the Balboa Pier and just a quick walk to the Fun Zone, & Balboa Island Ferry you are never far from the Action. Directly out in front of the Home is the beach where you will find Volleyball Courts, Fire-Pits, and the occasional flag football/ultimate frisbee tournament just off to the Right.

From our home, you can safely walk or ride bikes anywhere on the peninsula, balboa island, or down to Huntington Beach (45-minute ride 1 way) along the oceanfront boardwalk. However, with more than 30+ restaurants & bars, shops, electric boat/jet ski rentals, Surfboard/Stand-Up-Paddleboard Lessons all within a 2-15 minute walk, you will never need to travel far.

For those of you seeking a Daytime adventure, the Catalina Express, Whale Watching Tours, and Sailing Adventures all depart from the docks across the Street. For those of you with kids, the Balboa Fun-Zone is also just across the street making this home an ideal location for families. For those of you with the itch to shop, we recommend hopping on the ferry to Balboa Island. If you can't find what you are looking for, the world-famous Shops at Fashion Island has it all located just a 5-minute taxi ride from the Island.

IMPORTANT HOME NOTES:

Adjacent Construction throughout 2025.

-Tenants will be asked to agree that they have read and will comply with the HOUSE RULES outlined in our online Advertisement. Please review prior to submitting your booking.

-Tenants will be held responsible for any/all penalties and fines incurred during their stay as well as loss of rental revenue resulting from the suspension or revocation of the Property City Lodging Permit.

- Must be 30+ Years Old to Rent
- City of Newport Beach Quiet Hours 10 pm - 7 am.
- No Balcony Access after 10 pm
- Please review house rules regarding noise, day/nighttime occupancy, etc.
-Adjacent Construction ongoing through Fall 2025
- This home is located on the 2nd floor, a complete set of stairs will be required to enter the home.
- You are provided a Parking Spot (1) in the two-car garage. Large Trucks/SUVs are permitted. Each Parking Stall is (23 Ft/ 276 inches deep - 8 Ft/96 inches wide - 6 Ft/80.5 inches tall)
-The property has an apartment located beneath you on the ground level. You will be asked to share city trash cans and half the garage with them.
- Noise from other units, neighboring homes, and beachgoers should be expected.
-Fireplace must not be left unattended while ignited for any reason
- High Chair & Pack n' Play must be requested 48 hours prior to your stay and are provided pending availability.

PETS
This property accepts one (1) pet with a fee of $399 plus tax and applicable fees. All pets must be disclosed at the time of booking. Please note, not all breeds will be permitted on property and will be subject to the discretion of the property manager. Pets are not to be left unattended at any time. Should your pet become a nuisance due to excess barking and/or cause a threat/harm to other residents or guests, we will ask that you remove the pet from the property immediately or cancel your reservation without a refund of any kind. All potty accidents must be reported to the property manager immediately. Additional charges may be applied to cover the costs of repairs or damages caused by any pet.

Nice and convenient

We very much enjoyed the cleanliness and location of this property. It had all the conveniences we needed. Beach was right there, so the kids really enjoyed it. It had a lot of eating places within walking distances. If going back to Newport beach we would definitely stay there again.

Perfect location

We enjoyed our stay at this condo. Great views of the ocean the beach area. The kitchen had decent amount of dishes. We only prepared breakfast and ate out most of the other time and that was enough dishes for us. The sheets were very clean, and the pillows did not have the bad odor that some of rental properties do which was great. There were plenty of towels and extra linen available. They also provided enough dishwashing detergent and soap for washing machine, which was again wonderful because some rentals do not provide that. I highly recommend this place. The reason I gave four star for cleanliness was because even though everything seemed clean, but my kids white socks turned black after walking on the floors the first day we got there, and there were some staining on the couch and chairs. Also, we tried to reach out to the management company to see if we could get an extended check out at 11 as our flight left in the late afternoon, but no one reached back out to us. So we left right at 10. overall, a pleasant experience and a nice property.

Nice clean place. It is starting to show the signs of wear and tear. One super nice benefit over most rentals is that the garage is well stocked with all the needed beach accessories

Great location!!!!

This is a great place for families with kids, especially teenagers. The location is perfect, the views are fantastic and so many restaurants close by. Tower 17 is absolutely amazing to work with. Anytime we had questions, they responded quickly!

House was nice, very poor communication

The house and location were great. I had a few issues and management never came at all. When we got there two of the comforters were stained . I had to wash them before we could sleep in them. One of the showers didn’t drain so it would fill up as soon as you turned the water on and the door wouldn’t stay closed. The dishwasher did not work. One of the barstools was broken. I called and it was after hours so no one could help. I emailed twice and no one responded. I messaged on the Vrbo app and was told to call the management company again so I did I spoke to someone told him my issues and said he would come and never did and never heard from anyone again. My experience there was very poor communication. Also for the amount of money you are charged as a cleaning fee I would expect the linens to be clean. Besides these issues the house was really nice and had plenty of room for our family of 8. Beach was supper close the fun zone around the corner, plenty of restaurants to walk to .

Great spot on the beach

This was such a great spot for the 5 of us! We have 3 teens and had tons of room and privacy having 3 bathrooms and 3 bedrooms. This place has everything you need and is so clean and well maintained. The view from the balcony is incredible. We ate breakfast out there and sat out in the evenings. Steps to the beach and the best little Mexican restaurant. The property managers were so helpful and quick to respond to any questions. We booked very last minute as we had an issue with our first place and they were so quick to accommodate and found us a spot for the first night as this one was booked for the first night. It really saved our trip and made it even better! Highly recommend it!

Owner need to stay for a few days and see what’s missing.

Chair was broken, reported and not fixed. No coffee left. Lights didn’t work. Reported and fixed. Shower door didn’t close, limited quantity of Dishes and silverware. Needs a little TLC.
