Right in the heart of the Balboa Peninsula, this beautifully remodeled 3 BR/2BA second level home is located between the 9th St Bay Beach and the Open Ocean. Enjoy a family friendly day on the bay kayaking, paddle boarding, swimming, or walk across to enjoy the Surf.

From our property you can safely walk or ride bikes anywhere on the peninsula. Conveniently located between the Balboa & Newport Piers you will never be more than 5-10 minutes from shops 30+ restaurants & bars, Balboa Fun Zone etc
The space
Our home is one of two units in a two unit building.

Our home is located on the 2nd & 3rd levels and includes EVERYTHING YOU NEED to enjoy your family vacation at the beach. Our home has a fully equipped kitchen (pots, pans, dishes, silverware etc), (3) Smart TVs, (3) Patios/outdoor decks, Outdoor Dining Table, Propane BBQ, Washer/Dryer, Garage Parking, (2) Bikes/Boogie Boards and much more!

SLEEPING ARRANGEMENTS:

Bedroom 1 - (1) King Bed w/ En-Suite, Oversized Tub, Smart TV, and Patio. This space is truly a Master Suite located by itself on the 3rd level allowing for a private get away from the rest of the family.
Bedroom 2 - (1) Queen (1) Bunkbed (2 singles) with a private deck. **
Bedroom 3 - (1) Queen + Smart TV**
** Bedrooms 2 & 3 share the Hallway Bath on the mail level/2nd floor.

HOME LOCATION:

This property is located in Balboa between 9th & 10th St. between Newport and Balboa Piers. You can walk or ride our bikes anywhere on the peninsula from this home. The best thing about this location is that you are a 5-15 minute walk to over 20+ restaurants, shopping, the balboa fun zone, boat rentals, all while staying at the beach.

For those of you with kids, The nearby Bay beach is perfect for families. Marina Park is just a few blocks away with a giant Grass area to hang out at making this home an ideal location for families.

This home does not have air conditioning. Box fans are provided for your comfort, and if additional cooling is needed, a portable AC unit can be rented from a local vendor for $399.

(1) Garage Parking Spot Provided in a 2 car shared garage. Each unit has (1) designated parking spot.

Laundry Facilities are shared.Please be courteous and respectful when using this shared space. Be mindful of other guests' schedules and remove items promptly.

Pet Policy
This property does not allow pets of any kind but will accommodate service animals. If a pet is brought to the property without notification, a charge of $499 plus tax and applicable fees will be charged to your reservation.
- Portable freestanding 12,000 BTU AC units are available to rent at a fixed rate of $399 each for up to 7 nights. Max 3 units per house.

I like the place as it was up to date and nice features to have a pretty comfortable stay. The area where house located is very convenient and we enjoyed the nice air from the beach to keep us comfortable. I would say the stairs leading up to facility are not easy to deal with as painful if you trip. The stairs inside have little depth so many failed steps encounters. The dishwasher was not working and it took a full day for maintenance to get there to clean up water mess. The refrigerator took a full day to work as well after trying to reset locking feature few times. The toilet bowl was a little concerning with many splashing episodes that caused mess on the floor. I like the area where house is located and it was well remodeled to feel up to date. Thanks for experience.

Very nice.

We really liked the property and location it was just missing some helpful tips and plugs. It was very cold upstairs but we found a portable heater in the closet which was awesome but we froze the first night. The dressers all had usb hubs but all were missing the wall plugs and the hot water was scarce after 2 showers and were a family of 4. The bikes were misleading because it shows 4 but we only had access to 2. We enjoyed our stay nevertheless.

Pretty good!

I chose this rental for the bikes and beach gear. It’s important to have chairs, umbrellas and bikes. I wish one of the bikes handlebars weren’t loose- we needed all 4. And I wish the manager had told us he was gonna go into the garage during our stay and lock up the bikes. We couldn’t access a couple of them- code didn’t work. All in all, it was a good place, and served our needs well. Couches on deck can be used if you lay a towel over them before you sit down. Rentals are hard to keep nice.

Renter Beware

The listing looks nothing like the pictures. We got there and it was awful. No lock on the little bathroom on the main floor. Screen door to the back patio wouldn’t open. Duck dropping on the back patio. Nothing about the property felt clean. The sitting areas outside had stains on the ground as well as the pillows and seat cushions. The listing mentioned nothing about AC. Only found out there was no central air after we booked. The property management company sends that info in their check in procedure 3 days prior. We were only at the property for 15 minutes and we left. Stayed in a hotel for the remainder of our trip. I have stayed in many VRBO and never encountered anything like this. Was told I would only get a refund if they were able to re-rent. The listing is completely misrepresented. When I booked they were asking $750 a night.

Central to everything and very livable

The place was perfect for our extended family. The location is ideal. A block from the beach or harbor, and just a few blocks from a cute grocery store and coffee shop. It was very clean, well stocked, and communication with the property manager was excellent.

Family Time

This was just as described. Nice equipped kitchen. Plenty of the essentials that not every vrbo has, like dishwasher pods, garbage bags, extra toilet tissue. Great washer and dryer in the garage. Equipped for the beach with chairs, toys and boogie boards!!!! The back bay is one street over and the beach on street the other way! Two diff coffee makers which was great! Literally, pack your clothes and sunscreen and enjoy!

Great Place

I’ve been to many rentals in Newport and none of them compare to this one. They thought of everything from the bikes and beach toys for kids to the toaster over in the beautiful kitchen. They made it where you don’t have to bring anything but yourself and your clothes. They truly thought of it all. Not to mention the 3 balconies with great views. This place was everything we could have asked for and more! Host was very quick to answer any questions. We will definitely be back!

Very comfortable and great location

The place was very well equipped! TV’s had all the apps for kids and adults. Kitchen and bathrooms look new and rooms were perfect. Loved the bunk beds for kids- something we actually look for- but that room I wish had a TV too. But everything was perfect.

Close to beach, grocery shopping , restaurants big and small. Large living space w/ 3 awesome, furnished decks. Only drawback was lack of enough hot water when another family moved in lowest level-cold showers are not pleasant!

Fun Week

Property was great for our family. The three bedrooms were just right for us (6 adults and one infant. We (Mom and Dad) loved the separate bedroom/bath upstairs from the others. Being just a few hundred yards from the ocean was wonderful. As well, being halfway out the peninsula made it a 15-20-minute walk to either pier.

Great Family Trip

We rent often in Newport Beach area and have stayed in no less than 5 beach beach houses over the last 4 years. The house was clean and as expected from description. We loved the location. Only a block from the back bay which had a great little beach we enjoyed watching all the boats. House had beach chairs and coolers we used for the beach. It was two blocks from the ocean and boardwalk which we walked/ran in the morning and sunsets. It was an easy drive into the restaurant areas. Beds and bedding were very comfortable. Our only complaint was the patio views weren't the best. The back top floor patio (which had the best view) had a large electrical wires and post. No good views. But other than that the home was comfortable. We were quiet comfortable with no AC in July highs were low 80's. House had good airflow and fans which we didn't always need.

Pretty perfect

The house was extremely clean and tidy when we arrived. Kitchen was fully equipped. Modern coastal design with nice updated appliances. Spacious bedrooms. The upstairs master bedroom feels luxury with its size and on suite bathroom. Only two of the three bedrooms have ceiling fans (the master doesn’t) that was one minor negative. Luckily it wasn’t too hot the weekend we stayed. Location is ideal. Less than 5 min walk to the boardwalk/beach and a 2 min walk to a mini bayside beach behind the house. Perfect spot to relax and watch all the activity in the bay. Easy to get ahold of the property manager as well. Would recommend and would stay again.

Fantastic rental home, picturesque location + most importantly, immaculately clean + covid-safe

With Covid rightfully dominating our minds + lives, it was imperative that my family's rental home for our first vacation in over a year go as smoothly + safely as possible – I'm so grateful + satisfied of our decision to rent this home. It's no secret that Newport (and much of Orange County) has its share of anti-maskers (even our Doordash delivery man one night didn't wear a mask – which is against company policy + protocol). Our home + its management company went above and beyond to ensure everything in the home was clean + sanitized – there were I felt about 20-30 different signs indicating that a certain area / surface / item was cleaned including all remotes, etc. My family ended up having a great time there, with our only complaint being about some of the citizens in the area who did not respect nor follow masking / social distancing practices.
