Cleanliness:
- Cleanliness is our top priority! Between each guest’s stay, we ensure the property is spotless. This includes mopping floors, vacuuming carpets, sanitizing all surfaces, washing all bedding (including quilts and shams), and ensuring everything is in perfect order before the next guest arrives.

24/7 Support:

Wi-Fi & Cellular Service:
- Available in the cabin, though there may be limited signal.
- Cellular Service: The nearest cellular tower is 4 miles away, heading towards Nemo, which may impact reception depending on your carrier.

Cancellation policy
- We offer free cancellation or a 100% refund of the amount payable if you cancel 30 days before the check-in date. If canceling, we will charge a processing fee (to cover credit card processing and administrative fees).

Additional rules:

1. If any issues arise during your stay, it’s essential to communicate with us promptly. Good communication between the guest and host is critical to ensuring a smooth and successful stay. You should respond to us (the hosts) within 24 hours when we reach out to resolve an issue. In certain situations, we may need to send our case manager to review the situation in person to fully address any concerns.

Maintenance aside from emergencies will only be able to be tended to during business hours, 8am-5pm.

2. It is a `must` to read the entire listing description and the house rules of our property. If, in this case, you DO NOT read over our listing description or house rules and are not comfortable with something that is clearly stated, we will uphold our cancellation policies.

3. No unregistered guests/visitors unless preapproved

4. Please keep noise to a minimum after 10PM and always be respectful of the
neighbors.

5. No parties or events unless previously organized in writing with the host. If
If there’s evidence of a party or event, there’ll be an additional charge of $300.

6. For noise complaints:
6.1 If we receive any noise complaints from neighbors, a security guard will be called out to the property at a cost of $100 to guests for the first call-out.
6.2. If security is called a second time during your stay, you will be charged a $300 fee and be removed from the premises with no refund of your stay.

7. No smoking anywhere in this house. If we find evidence of smoking anywhere in the house, you will be charged $350 for extra cleaning.

8. Follow state laws when using a fire pit. Please make sure not to leave fires unattended.

9. The Host is not responsible for items left behind. A $65 fee applies for return shipping and staff handling. Items not claimed within 14 days will be discarded.

2. Wash dishes/start dishwasher

Note:
* A $200 extra cleaning fee may be charged if the home is left unreasonably dirty and requires more work than usual to clean (for example, mud on the couches or pet hair on furniture/beds ). All damages will also be charged to the guest.

* Check-out time is scheduled for 10:00 am on the day of departure unless previously agreed upon with the host. If the guest is more than 90 minutes late checkingt, the guest will be charged $200.

* Any costs incurred by the host as a result of a late check-out will be passed on to you.

* The Host is not responsible for items left behind. A $65 fee applies for return shipping and staff handling. Items not claimed within 14 days will be discarded.

* Please note that reservations made by local residents are subject to an additional review and approval process before final confirmation. We appreciate your understanding and cooperation.
