Central heating, air conditioning and wifi internet connection are included in the price. Electric barbecue at the guests' disposal, please note that is strictly forbidden to light fires outside the house because it is really dangerous in this area.
Surrounded by mature oaks trees in a panoramic position there is the amazing huge swimming pool (15mts x 7mts - 1,40/1,60 mts deep). The pool can be heated upon request and is available during specific times of the year, at no additional cost. This exclusive pool, approx. 50m from the house, enjoys expansive views over the hills towards Montalcino and Monte Amiata on the horizon .
Traditional aspects have been married well to a contemporary style and the property offers great privacy. This is an excellent choice for a relaxing holiday, while nature lovers will find the area rich in deer, porcupine and boars.
The nearest village is Casciano di Murlo, jwhere guests can find a grocery, butcher shop, bakery, restaurant, bar, bank, chemist, post office etc.
The beautiful town of Siena is just 24 kms away while Firenze and the Tuscan coast are easily reachable in one hour drive. The villa is reachable by about 3 km of unpaved and bumpy road not suitable for sport cars with low suspension The final cleaning charges will be included in the price if the villa is left tidy at the time of departure, otherwise there will be an extra charge to pay on spot.

On the ground floor there is the living area, with modern sofas and satellite tv; a large brick archway separates the living area from the dining area furnished with a large wooden table, antiques and a large French door opening onto the garden. Close to the dining area, a modern stainless kitchen. The kitchen is fully equipped with 4 hubs, oven, microwave , fridge with freezer and dishwasher.
A French door in the kitchen, opens onto the outside area furnished with table, chairs and sofas covered by a modern red sailing. On the ground floor there is also one toilet and a twin bedroom (double on request ) with ensuite shower bathroom.
A marble stair case of seventeen steps leads to the first floor where we find one double bedrooms (king size), one twin bedroom (double on request) each with ensuite shower room; a double bedroom (king size bed) with ensuite shower room with bathtub.
All the bedrooms are large and comfortable. Two of the bedrooms have one sofa bed each (French bed), available on request. The sofa beds have a width of 140 cm and a length of 200 cm . The request for sofa beds must be made at the time of booking.

The prices of the villa are inclusive of all consumption of water, gas, electricity, bathroom and kitchen linen, heating in winter and air conditioning in summer, use of the pool. The pool can be heated upon request and is available during specific times of the year, at no additional cost. Wifi connection available for free. To be paid extra on the spot: on request cots for children (only one available); additional bed for children under 12 years, stay for pets, (no more than 3 dogs allowed). Security deposit. Extra cleaning and cook service on request. Extra change of bed linen and extra change of towels. Final cleaning is included if the house is left in good condition, otherwise it will be deducted from the return of the deposit. The tourist tax is to be paid extra and in cash directly on the spot.
