Welcome to our beautiful exclusive holiday cottage retreat in rural Charente. We hope you enjoy your stay! We have personally thought through all of the amenities and hope to provide you with all the comforts of home. The surrounding area has a lot to offer and is sure to make your holiday one of a kind.
A unique holiday property with total exclusivity, security and privacy with a large closed area of land, set in a tranquil rural environment with a modern comfortable holiday cottage overlooking a 4 acre lake. The gite accommodation is available for exclusive holiday rental, when all parties will have sole use of the site and its facilities.
The proximity of the property to Limoges Airport makes travelling to the venue extremely easy.
Car hire is available at Limoges Airport - please enquire via the airport website or car hire companies for prices.
Guests have exclusive use of our modern, fully equipped, lakeside holiday cottage accommodation, which has its own independent gated access, and is sited only 30 metres from, and overlooking the lake, in a very private sunny location, the 65 square metre property sleeps up to 5 people, with 2 bedrooms (one double room and one room with 2 single beds and a third pull-out single bed).
The gite is double glazed and well insulated and remains cool in summer, and has heating in all rooms. The accommodation is maintained in immaculate condition and is thoroughly cleaned every week - you will find it in spotless condition on your arrival.
Gas, electricity and bed linen are all included in the price that you pay.
Outside you will find a covered patio with gas barbecue, table and chairs and the lawns which lead down to the lake. Next to the terrace is the above ground swimming pool which is solar panel heated, and the adjoining sun patio with seating area and sun loungers - a welcome luxury extra in which to cool off on those hot days and relax....
We live on-site and are around most of the time for assistance should you need any, during your stay, but we will leave you to enjoy your holiday should you wish to have complete peace and quiet.
The accommodation is completely private and independent with its own gated access, located in a fully fenced secure site of 10 acres, and is situated on the opposite side of the lake to the owners' house.
Kitchen has fan oven, gas hob, extractor fan, dishwasher, microwave, toaster, kettle, fridge-freezer, crockery, pans, cutlery and plenty of workspace and cupboard storage.
A table and 4 chairs are provided for indoor eating, there is another table with 4 chairs outside on the terrace.
Kitchen/dining and living room with 2 and 3 seater leather sofas, coffee-table. 43" HD tv, dvd player. Sky HD - Free Channels only. Selection of 100+ dvd's and a bookcase library.
Bedroom 1 A double room with bedside tables, chest of drawers and clothes hanging space.
Bedroom 2 3 single beds, with bedside tables, chest of drawers and clothes hanging space.
Bathroom with large luxury shower, wash basin, heated towel rail and English wc.
All rooms have electric heating.
Garden and outside
Outdoor above ground pool (solar heated) and adjoining terrace with sunloungers. Completely private. Approx 4 acres of flat grass, the whole site is fenced and secure.
The area abounds with wildlife including wild boar and deer, and the site, with it's lake, attracts dozens of species of birds including buzzards, osprey, woodpeckers, kites, swallows and swifts, cuckoos, hoopoe, many different species of the tit family as well as many other species of songbirds.
Parking and garages
Unlimited parking 10 metres from the gite accommodation.
Visitor suitability
The accommodation is not suitable for disabled persons.
House Rules:
- Check-in time is 4pm and check-out is 10am.
- Smoking/vaping is not allowed inside the accommodation.
- Small to medium sized dogs are allowed (1 animal only) they must not be allowed on the sofas or beds, and owners are requested to clean up any mess whilst the dog is on site.
- There are on-site parking facilities available at the property.
Coarse fishing for roach rudd and small carp is included.
Fishing for large carp using specialist carp fishing tackle is not permitted.
The property is booked exclusively, there are no other guests, all facilities are for the exclusive use of the booking party.
The large 2ha site is fenced all round, fishing for coarse fish (roach and rudd up to 2lbs) is included in the price.
