Enjoy a peaceful riverfront retreat with convenient access to the tri‑state area. The home is within short driving distance of Port Jervis (with Metro‑North rail access to NYC), Milford, PA, Mountain Creek, LEGOLAND¼, and nearby shopping and dining. The property sits on a large, private parcel with river frontage, scenic views, and access to the Delaware River and the Bennykill Channel, with views toward the Eden Islands.

The Property

Designed for comfort in all four seasons, this spacious home offers indoor and outdoor areas ideal for relaxation and staycations. Guests will find essentials for a comfortable stay, including a complimentary coffee and tea station. Relax in the living area or prepare meals in the fully equipped kitchen with cookware and breakfast items such as a waffle maker and pancake mix.

The House

Ideal for small families and close‑knit groups seeking a calm riverfront escape with modern amenities. The home includes:

· 3 bedrooms with queen‑size beds and sofa beds

· One full bathroom

· Living room with three sofa beds (queen/full size)

· Kitchen and dining area

· Finished basement family room with two additional queen‑size sofa beds

Fresh bed linens, towels, shampoo, conditioner, body wash, and basic toiletries are provided.

Wi‑Fi & Entertainment

High‑speed Wi‑Fi is available throughout the home. Entertainment options include Smart TVs with streaming apps (such as Amazon Prime and Netflix), an Amazon Fire Stick, and a selection of board games, card games, puzzles, and outdoor games.

Outdoor Areas & Safety

For guest safety, the property is equipped with a Ring doorbell camera and one exterior camera facing the driveway. There are no indoor cameras.

Behind the house, guests can enjoy a fire pit with seating—perfect for evenings outdoors—as well as a gas grill for outdoor cooking.

The property features unique shale rock and river‑beach frontage along the Delaware River and Bennykill Channel, offering scenic river and mountain views. The nearby Eden Islands provide beautiful seasonal scenery and opportunities for wildlife viewing, including frequent sightings of bald and golden eagles.

River & Island Access

Confirmed guests may access the river area for activities such as swimming, fishing, shoreline walking, and paddling (kayaking/tubing). Guests must bring their own safety equipment, including life vests. There is no lifeguard on site, and all river activities are undertaken at the guest’s own risk.

Guests may cross the river to the Eden Islands at their discretion when conditions allow and are asked to notify the host if they do so. Please be mindful that the river frontage may be shared with nearby vacation guests or visiting family and friends. Quiet hours apply—no parties or loud noise in river areas.

Water levels vary by season. In warmer months, some areas may be shallow while others are deeper. Please use caution at all times and review the property area map included in the listing photos and guest manual.

IMPORTANT NOTICE FOR GUESTS:



NO PARTIES OR LARGE GROUPS ALLOWED:



Parties, unauthorized guests, and extreme noises inside/outside of our houses are STRICTLY PROHIBITED. Unauthorized and unapproved guests will be considered trespassers and will be charged with a $2000 violation fee and will be reported to the police. Exterior camera video footage will be released and made available to the authorities AND public as evidence if noise, unauthorized guests, and/or a party takes place.



GROUP SIZE AND EXTRA GUEST FEE:



Please keep in mind that groups larger than 4 guests will include an extra guest fee of $35/guest per night after 4 guests in the total booking amount. Please be honest with group size, and number of guests as we have exterior property cameras (outside of the house) to protect and surveillance property.



PET FEE AND SERVICE DOGS:



We are one of the few stay locations that accepts house trained pets. There is a 3 pet maximum allowance and it is $30/per pet, per night fee. For Service dogs please be prepared to show proof of your certification to avoid the pet fee. Therapy dogs are not the same as Federal ADA recognized service dogs. Therapy dogs are still subject to approval and fee payment. Thank you.



PET RULES & VIOLATION FEES



For safety and security purposes, unleashed and loose dogs on the property are strictly prohibited due to having neighbors around and our properties not being fully fenced. Guests that do not comply risk their reservations being cancelled with no refund and will be charged a violation fee per the listing agreement.



FIRE PIT USAGE AND FIRE CONTROL:



There is an abundance of sticks, branches and small logs that can be used for firewood for the fire pit/bonfire, or for the fireplace inside the home but it is preferable guests bring their own firewood in case our firewood might not be usable/available.



Please be cautious when using any flame starter, and using the fire pit, as well as the fireplace. Please leave all fire turned off by wetting completely with water and making sure before leaving.



POWER OUTAGE DISCLAIMER:



Power outages unfortunately are out of our control. No refunds or reimbursements of any kind will be issued for any guest that experiences a power outage.



DAMAGE DEPOSIT:



We require a $250 security deposit authorization/hold option through the Airbnb-approved secured platform by the name of Truvi. This will be processed as a temporary hold on your credit card (not a charge), and it will be released after your stay, provided there is no damage.



Small service fees are already included at a discounted rate so you're fully covered with no extra hassle!



RIVER AND ISLAND ACCESS DISCLAIMER:



Access and usage of our river and island river frontages is at your full discretion, and at your own risk. By booking this property, you are accepting all our terms and conditions and hold owners and any agents, and the properties harmless of any and all risks, liabilities and claims.



LENGTH OF STAY BOOKING DISCLAIMER:



By booking this property, you acknowledge and agree to the following terms:



- Your stay is strictly for transient purposes only, and there is no intention to establish a tenant-landlord relationship.



- You confirm that you have a permanent private residence elsewhere.



- This is an owner-guest agreement, not a rental lease.



- For legal and safety reasons, we do not accept long term reservations of more than 29 days. Bookings will be allowed and paid for in 29 days intervals for renewals.



- Guests staying beyond the agreed reservation period without written permission may be reported to local authorities and charged legal fees for removal.



Your booking serves as acknowledgment and acceptance of these terms.



CANCELLATION/DATES ALTERATION POLICY:



*We adhere to our strict cancellation policies. Requests for any alteration/changes of booking dates will only be accepted if it is within 13 days of the initial booking date. If alteration of dates is 14 days or more, then the guest MUST cancel reservation and adhere to cancelation policies. No exceptions or alternatives accepted.*



GARBAGE/DEBRIS DISPOSAL:



Please dispose of any and all garbage/debris produced while at your stay. Please refer to the guidebook link that will be sent prior to check in.
