Additional Rules
1)Occupancy of the property is limited to the names provided. The management company must be notified via message of any changes in occupancy. The number of people occupying the property must not exceed the number entered at the time of booking. This includes all children and babies, unless an exception is agreed upon with the management company.
2)The person booking the property must be 21 years old or older and must be present throughout the duration of the rental. This condition will be strictly enforced, and failure to comply may result in immediate eviction from the property without a refund.
3)The tenant agrees to vacate the property and return the keys/parking permit at the time of departure. Any items not returned will result in the confiscation of the appropriate portions of the security deposit. The replacement cost for each remote or card will be 100 CAD.
4)The tenant agrees to remove all garbage and recycle it into the outdoor containers upon departure, including all alcohol bottles. A violation of this policy will result in a confiscation of 150 CAD deducted from the security deposit.
5)The tenant agrees not to smoke anywhere on the property. A violation of this policy will result in the confiscation of the full security deposit.
6)Cleaning fees are charged at the time of booking. This covers the basic cleaning expected from the usual and normal use of the property and includes all floors, bathrooms, beds, and kitchen. Any exceptional cleaning required due to usage beyond normal and careful use of the property will be deducted from the security deposit at an hourly rate.
7) The management company is not responsible and will not provide a refund for any interruption of electrical services caused by extreme weather conditions or other circumstances beyond its control.
8)In the event of property damage, the management company reserves the right to use the security deposit at its sole discretion to compensate the owner for costs incurred in repairing or replacing items of similar nature and quality.
9)The tenant agrees and consents to the entry of the management company, OPP, or city permit issuing agents due to noise violations, occupancy violations, or any other reasonable purpose.
10)The management company will not be responsible for any injuries, illnesses, or deaths of the tenant, their guests, visitors, or anyone else injured as a result of the tenantâs occupation or actions.
11)The tenant agrees not to sublet or assign the property without the written permission of the Management Company.
12)The tenant agrees not to order services or materials on behalf of the Management Company. This will result in partial or total confiscation of the security deposit.
13)The tenant agrees not to engage in illegal or irresponsible activities or behaviors during their rental period that could result in injury or damage to themselves, their co-tenant, or anyone else on the property. Engaging in such activities may lead to eviction without refund.
14)The management company agrees to make every effort to resolve any emergency that arises during the tenant`s rental period in a timely manner to limit any inconvenience to the tenant. If the emergency is not caused by the tenant and cannot be corrected in a timely manner, and the property cannot be used in an acceptable way, causing the tenant to vacate the property, the management company agrees to refund all or part of the rental cost. Alternatively, the management company will make its best efforts to provide a comparable property for the tenant for the remaining rental period. The management company will not compensate the tenant by paying for other accommodation.
15)The tenant agrees not to cause any noise that disturbs neighbors or neighboring properties at any time of the day. The tenant is responsible for any fines or charges imposed on the management company or others during the stay caused by excessive noise or any other prohibited act.
16)The tenant has read, acknowledged, and will comply with the regulations below. The penalty for violating any provision of these rules is 650 CAD and will result in the loss of the tenantâs full security deposit. This is in addition to the responsibility of paying any fines issued.
