Located just blocks from downtown and minutes from Arches National Park and the Colorado River, this retreat is the perfect basecamp for outdoor adventure. The home features three comfortable bedrooms downstairs plus an upstairs loft suite with its own living area, cable TV, and kitchenette equipped with a microwave, toaster oven, and small fridge—perfect for families traveling together or large groups who want extra space and flexibility. After a day of hiking, biking, or exploring, unwind in the private hot tub, gather around the outdoor fire pit, or relax in the modern living space.

‱ This rental has two floors and stairs must be used to access upstairs bedroom and other outdoor features.
‱ All stays over 30 days will require a mid-stay clean. Longer stays will require cleans every 30 days (guest expense)

PET RULES: If you are traveling with a furry companion, there is a $40/night pet fee (Max $250). Only 1 dog is allowed. Dogs are not allowed on furniture or beds and must be crated if left alone. Please be responsible and pick up after your pet and take care to follow the pet rules so we can continue to host pets in our units :)

Cancellation Policy: When booking direct with Vacation Rental Collective, a non-refundable payment of $300 is required at the time of booking. This $300 payment is applied toward the total amount due and is only refundable within 72 hours of the time of the booking is made. If your arrival date is within 30 days of booking, payment in full is required at the time of booking. Cancellations or changes to stay dates, including changes that result in a shortened stay, are not permitted within 30 days of arrival, and any such changes will result in a penalty. Cancellations or changes that are made within thirty (30) days of the arrival date, forfeit the entire reservation amount while cancellations made more than thirty (30) days in advance of your arrival only forfeit the $300 payment made at the time of booking. For reservations that are at least thirty (30) nights, the cancellation policy above increases to sixty (60) days prior to the arrival date. We do offer travel insurance.

This property was in a fantastic location, just a walk away from most of the great restaurants in Moab and a short drive away from Arches National Park. It was also very clean and well stocked with anything we could need.

Group of 6 runners for 4 days - perfect size and # of beds.. (we had no couples) - the key situation snd cleanliness were a little disappointing but. It dealbreakers compared to location and ease of layout. Would book again and request a thorough cleaning prior.

Perfect for our group!

Our group was made up of four couples. We all loved the place. It was perfectly located close to everything downtown and an easy drive to the parks. Two people from our group are in hospitality, and even commented on how well the place was set up for guests. We would recommend this place to our friends and family 10/10

Great space for a Moab weekend

Our group of five thoroughly enjoyed the Villa property. The property is nicely remodeled and the decor was well-done. Particularly the open floor plan, large kitchen, and outdoor grills/patio created the space for several of us to catch-up and enjoy. The property is very accessible to everything in Moab. Highly recommend.

Spacious House in Great Location

The house is in a great location for visiting Arches National Park and is close to downtown Moab for restaurants and shops. The common areas were perfect for a group with plenty of seating for all of us. Included essentials like soap pumps, toilet paper, paper towels, dish detergent, laundry pods, dishwasher pods, shampoo, conditioner, soap bars and plenty of towels. Ask for instructions for finding the location of the lockboxes that go with each of the doors. The only negative, which would not stop us from coming back, was inconsistent temperatures throughout the house; the back bedroom on the right never got cool enough.

The twin bed is in a hallway. The upstairs has a pull-out in the living room. Some may not count that as two. There is no wood provided for the fire pit, the photo should be removed. There are no shades on the patio.

Relaxation in Moab

My family was traveling from Las Vegas to Denver and stopping at numerous national parks along the way. It was a lot of driving and hotel rooms. The rental in Moab was the absolute perfect location to slow down and unwind for a few days. My three teenage sons had plenty of room to spread out and they each had a bedroom to themselves. The rental was clean, cool and inviting. It was perfectly located in the center of several attractions that we took in. The amenities at the rental were great. I would definitely recommend this rental to anyone who wanted a nice “home base” while staying in Moab.

Moab adventure

Great place. Very nice kitchen and plenty of room. Location is perfect as it’s right in town and we were able to walk to most places. Just off the main road so some outdoor noise but inside the house was very quiet. Had a problem with the hot tub and they had it fixed first thing the next am.

Overall is okay

Cleanness is the main issue. (For example: When we checked in, the bathroom carpets were all wet and smelled; washer machine has bad smell as well. You should think twice before making your decision. Besides that, everything is alright. Location is great.

Cool industrial space, plenty of room, needs a different property manager

The location in downtown Moab was perfect, walking distance to everything, and the space itself was very cool industrial chic with a wonderful kitchen & outdoor living space. Very spacious for 2 couples & a 13 year old. BUT, it was really filthy. There was dust on every surface except the kitchen. Worst of all, there's 4 showers, and every one had black mold & orange mildue on the floors in the corners. It also has a hot tub, but the cover was crushed in & hanging down in the water, and it too was absolutely filthy & we couldn't even get in it durning our stay, no way. We tried to get a hold of the "24-hour line" to the property manager which didn't work, to see if we could get someone in to at least clean the showers, but couldn't get a response from anyone. Just overall poor service, even though the space was SO cool. I have pictures of all of this to document it. I've never left a poor review before, but I really hope a manager or owner will contact me via email so I can send pictures so the property management can be fixed to make this place 5-star throughout. It deserves it, but I would love to help someone make it fantastic for the next guests.

HOUSE WAS VERY CLEAN, MODERN, AND SPACIOUS. GREAT FOR LARGE GROUPS. IF TRAVELLING WITH BIG TRAILERS AND TRUCKS, NOT THE MOST IDEAL PARKING BUT STILL DOABLE. PROPERTY COULD USE SOME TIDYING UP, ESPECIALLY IN THE BACK WHERE THE TRASH IS. OVERALL GREAT STAY!

great for boys trip

We did a boys bike trip with 8 guys. This place was perfect! great kitchen as we ate at the house all meals given the current COVID issues and plenty of room for people, bikes, and areas to work on bikes. Parking was great. It is described as 1 spot at the house and then 4 down the hill. We were expecting a big hill, but it is not much of a hill....especially after riding Mag 7! Only issue was I messaged the owner about whether the hot tub was still open and never got an answer. It was open and very warm and soothing after big bike rides. Will be back!

Big place with hot tub

We booked this property for its hot tub and four bedrooms to accommodate our three sons, and my husband and me. Huge kitchen, great kitchen table, comfortable couches and beds. Lots of open, high-ceiling living space, maybe a former garage (not especially cozy/comfortable), with three bedrooms down, one up with hot tub access. Overall worked great for us.

We had rented the entire condo. Very comfortable and clean, although looked like the sheets in the upstairs loft were not clean. Minor difficulties with the hot tub. Directions on how to set temp and blowers would have been helpful. No heat in the very back bedroom. Heater on floor worked but did nothing to heat the room. Plenty of space for the 10 of us. Liked the proximity to town and parks.
