FLOORPLAN
⭐ As you step inside this 2nd-floor condo, you'll be greeted by an open and comfortable floorplan for your guests to feel at home. Cook up everything using the NEW kitchen appliances that were recently installed from a batch of pancakes in the morning to a romantic 3-course meal for dinner with all the essential cooking tools to help get you started. Keep the chef company at the breakfast bar with seating for three and a dining table for four. After a beautiful day at the beach, snuggle up on the cozy extra-wide sectional sofa and enjoy a movie or favorite show on the 55” Smart TV. For some fresh air, head to the private balcony overlooking the pool, where you can enjoy a morning cup of coffee or your favorite cocktail at the end of a beautiful day. The Master bedroom features a NEW King bedroom set, flat-screen TV, and a newly remodeled en-suite bathroom. The en-suite primary bath features a large walk-in shower and double vanities. The Guest bedroom was also recently updated with a NEW King bedroom set, a flat-screen TV, and a shared bathroom with access to the hallway. For the kiddos or guests, the extra wide sectional sofa can sleep one guest. After a day spent swimming, fishing, or jet-skiing, you'll have a private washer/dryer to refresh your swimsuits and towels.

EMERALD WATERS CONDOS
⭐ Guests love the family-friendly atmosphere of Emerald Waters! One of the most notable attributes is that the resort is only four stories tall. This resort is in one of the most desirable areas of Miramar Beach, bordering the sought-after Frangista Beach neighborhood. This walkable community contains several quaint eateries and shops but is only a few minutes drive from the area's top attractions.

Other Things to Note:

STARTER KIT
⭐ Our property has a "Starter Kit" to get you through your first 24-48 hours. This includes two kitchen trash can liners, two dishwashing packets, mini shampoo, conditioner, lotion, one roll of toilet paper per bathroom, and one roll of paper towels. We supply bath towels, washcloths, and hand towels. We do not provide beach towels, laundry detergent, seasonings/spices, zip locks, or liquid dishwashing detergent. You can pick up your favorite items at the nearby Walmart, Target, Publix, or Winn-Dixie.

Wi-Fi
⭐ Our property provides Resort Wi-Fi and is considered an "open/public network." The Wi-Fi info will be found in the property binder on the kitchen counter. We know WI-FI is essential to everyone. However, we cannot guarantee the internet speed or signal strength. We have found that our Wi-Fi signals are not optimal during peak season due to the number of people visiting our area. We suggest you bring your hotspot device if you need high-speed internet during your stay. **Bring your passwords for streaming services.** Don't forget to log out when you leave.

PARKING
⭐ We will leave you two parking passes in the condo. There is no additional charge for the supplied passes.

POOL / BEACH
⭐ There is one pool at Emerald Waters. Before check-in, you will be sent the code to the beach and the pool. No alcohol or glass is allowed near the pool/hot tub. Please review and adhere to the Safety Precautions sign next to the amenity. Use the amenity AT YOUR OWN RISK! Please note additional rules for more info.

SECURITY
⭐ Our property does NOT have an entry camera, but the resort may have cameras. If you touch or tamper with any cameras, you will be asked to leave the property immediately without a refund and will be held responsible for any damages.

PETS
⭐ Absolutely NO PETS. Due to the health and severe allergies of the host we cannot accept animals of any kind in this unit. If you bring a pet of any kind, you will be charged an additional $500 per pet and be asked to leave.

BOOKING
⭐ You must be 25+ to book, The person booking and paying for the reservation must be a group member staying at the property, Read, review, and sign OUR rental agreement within 48 hours of booking and before check-in, No events or parties are allowed.

CHECK-IN/CHECK OUT
⭐ Check-in any time after 4 pm CST. Check-out is any time before 10 am CST.

EARLY ARRIVALS
⭐ We would love to accommodate early arrivals. However, it is nearly impossible during the busy season due to increased traffic delays and a limited workforce. Therefore, if you have an early flight, please plan to book an extra day so that you may check in before 4 pm. If that isn't an option, one of our favorite public beaches is Pompano Joe's in Miramar Beach. It offers large bathrooms, plenty of parking, and a beachside restaurant. Our PCB properties have many options for public beach access, but our favorite would be Public Beach Access 54-57, right in front of Pier Park! Since we are always on a tight schedule, we ask that all guests depart promptly at 10 am CST.

KITCHEN
⭐ Fully equipped kitchen with refrigerator, stove, oven, microwave, dishwasher, cookware, bakeware, glasses, mugs, plates, flatware, cooking utensils, coffee maker, and fire extinguisher located under the sink.

SMOKING
⭐ NO SMOKING on the premises. You will be charged a minimum of $1000 fee for smoking inside the property.

REFUNDS
⭐ Absolutely NO refunds or discounts due to weather, natural disasters, or any other situations beyond our control.

Lastly, HAVE FUN at the beach, but please beware of rip currents, and understand the beach flags!
