Guest Access:

You’ll have private access to the entire home (excluding owner closets), deck, patio, dock, fire pit, and driveway parking (garage not available). There’s ample parking for 7 vehicles. We respect your privacy but are available if you have any questions or need anything during your stay.



A pontoon boat is available to rent at an additional cost and will be conveniently waiting at the property’s boat house—no pickup, no drop-off, and no hauling required. Simply coordinate with our trusted local partner, DV Rentals LKA, to enjoy effortless lake days with more time on the water and less time in the car.

The Neighborhood:

Blue Sails is located in a peaceful, residential neighborhood on the public side of Lake Anna. The home sits on a gravel road just off a quiet, paved street—perfect for morning walks, bike rides, or evening strolls.



Out of respect for our wonderful neighbors, we ask that guests observe Spotsylvania County’s quiet hours between 10 PM and 6 AM, especially when enjoying outdoor spaces like the dock, deck, or fire pit. Soft conversation is welcome—just keep music volume low and avoid disruptive noise.



**Absolutely no fireworks are permitted.** Fireworks are not only prohibited by Virginia law, but also pose a serious fire risk to nearby homes and docks.



Please drive slowly and observe posted speed limits to ensure the safety and enjoyment of everyone in the community.



Getting Around:

You’ll need a car to get around, but the good news is, parking is a breeze at Blue Sails. With two spacious driveways, there’s plenty of room for multiple vehicles and no need to shuffle cars when heading out for groceries, dining, or lake adventures.

Our fully equipped home features two kitchens stocked with cookware, dinnerware, coffee makers (drip & Keurig), and plenty of space for preparing group meals. Outside, enjoy the private dock with tiki bar, propane grill, fire pit, and multiple areas to gather, dine, and relax.

- All guests must observe the good neighbor policy and refrain from illegal activity

- 12 Adults Maximum

- Quiet Hours: 10 PM to 6 AM

- Free Parking in 2 driveways – Room for 7 vehicles (no garage access)

- No Parties, Events, Outside Guests, or Indoor Smoking

- Pet Friendly – Max 2 dogs with prior approval and pet fee



**Guest Requirements:**

In compliance with local laws or HOA requirements, guests must be at least 25 years old to book, and those under 25 must be accompanied by a parent or legal guardian throughout the reservation.



Important: Before check-in, the primary guest must complete our Guest Verification process. This helps us comply with short-term rental regulations and provides added protection for guests and the property.

After booking, you will receive a secure link to complete verification. Please complete it prior to arrival to ensure a smooth, quick check-in.

Damage protection is required for every reservation, regardless of where you booked. During verification, you will choose one of the following options:

 - $40 per night non-refundable damage waiver (recommended): no security hold and a simpler, faster process.

 - $3,000 refundable security deposit: requires a hold on a card and may take several business days to release after check-out, subject to any damage charges.
