Carriage House on 120 acres on Blackwater Bay with Private Pool
Carriage House at the Rainbow Land Estate
Fresh, comfortable carriage house above garage nestled on 120 acres on Blackwater Bay. If youâd like to relax in nature but have all the creature comforts of home, this is the place. Large great room, vaulted ceilings, full size kitchen, gas fireplace, front porch with ceiling fans & outdoor speakers, and a large back deck with outdoor speakers over the sawgrass estuary. An 800â boardwalk over the seagrass estuary leads to the sand beach, bay, pier and boathouse. The boathouse includes power, water, lighting, underwater fish light and Bluetooth sound system. The property also includes a gated entry, a duck pond, night lighting, a pool, and incredibly beautiful views.
The carriage house includes an open floorplan great room with a fireplace, large sectional couch, daybed with two twin mattresses, large kitchen island and an extra-large TV, one bedroom with queen bed, large TV and walk-in closet, bathroom with two entrances (one from bathroom and one from kitchen), double sinks and glass walk-in shower, and mezzanine with ships ladder leading to four semi-private bunks each with twin mattress. The carriage house sleeps eight (8) inclusive of the bunks and trundle daybed.
The rental includes washer/dryer, high speed internet and an integrated sound system inside and out. All TVâs have access to the most popular steaming services such as Netflix, HULU, Amazon Prime, YouTube TV, HBO Max, Showtime, Apple TV, etc. A standby generaqtor stands ready to power the entire estate.
Yamaha Jetboat, two Yahama Jet Skis and two Sea Kayaks available for day and half day rentals. Inquire with Owner regarding rates and availability.
The property is located 20 minutes from Pensacola, FL, 10 minutes from Milton, FL, 25 minutes from Gulf Breeze, FL, 25 minutes from NAS Whiting Field, Milton, FL, 30 minutes from Pensacola Beach, FL, 30 minutes from Navarre Beach, FL, and 35 minutes from Crestview, FL.
Special Notes: The owner lives on-site. The House adjacent to the Carriage House also rents on VRBO and common areas are accessible to both rentals. The Carriage House is on the second floor over the garage and is not wheelchair accessible. Accessing the mezzanine from the ships ladder does require an adult to crawl out/stoop down till under the peek of the roof where headroom is at its maximum. Additionally, families with young children, please note there are elevated decks and porches with railings, a mezzanine bunk area with steep ships ladder, an unfenced pond and pool, a boardwalk without railings over the sawgrass estuary, and the ownerâs pets and barnyard animals freely roam the grounds. This rental is pet friendly (if pet fee paid at booking) however due to the free ranging dogs, cats, chickens, ducks, geese, and turkey, visiting pets must be kept on a lease when outdoors (unless enjoying the beach/bay). The one resident rooster will crow in the early morning hours. As an estate, renovation, alterations and/or upgrades may be ongoing on-site during the lease period. Such work, if any, would be limited to the grounds (driveway, pond, dock, landscaped areas, forest, etc.) and would not be on or within the leased property itself (the Carriage House).
Before booking and remitting payment, please open and read the Short-Term Lease Agreement. By booking the property, you are agreeing to the provisions contained within the agreement.
Finally, please note the following House Rules before booking:
1. Arrive/Depart: Please note check in time is after 3:00 pm and check out time is by 10:00 am.
2. Cleaning: While you have been charged a fee for a final cleaning, straightening up and general light cleaning like wiping down countertops and sweeping up excess debris on the floors is expected of you during your stay.
3. Supervision: All children, elderly or frail adults enjoying the outdoors must be constantly supervised by a responsible adult who can swim. The pool, bay, pond, boardwalks, and dock are not equipped with safety features such as a fence, railings or other pool or water area safety barriers. Children and elderly frail adults outdoors must be always supervised. There is no exception to the rule.
4. No Diving: Please instruct all in your party, no diving into any body of water on the property. The pool, the bay and the ponds are all shallow and the true depth can be very deceiving. Please, no diving, especially off the dock. Due to tides, the water depth varies widely. The bay depth the day before may not be the same depth today. No diving, no diving, no diving, anywhere on the property, ever!
5. Quiet Hours: Quiet Hours are from 10:00 PM to 7:00 AM. Quiet hours consist of keeping all outside noise at a minimum level. Outside speakers shall be set to off and voices shall be maintained at a low respectful level.
6. Parking: Parking is very limited. Carpooling is encouraged. Garage Bay #1 within the enclosed four car garage is reserved for Carriage House Guest. Additional parking will be in the gravel parking area between the main house and the Carriage House. Please do not block the other garage bay doors or circle driveway.
7. Smoking: Smoking is allowed on the front porch and gravel driveway/parking areas only. Smoking inside, on the grounds, or on the back deck is strictly prohibited. Please fully extinguish cigarette butts and deposited them in an outside trash cans. Leaving cigarette butts on the ground anywhere is a big no no. There are no rules against vaping.
8. Open Flames: Please note the burning of candles is not allowed inside or outside. The inside fireplace is a remote-controlled gas fireplace. Fires outside will be restricted to the outside fireplace at the pool area and on the beach. Please never leave fires unattended and please FULLY extinguished them before walking away. The area including this property experience a wildfire in 2020 and much of the damage to the forest can still be seen today.
9. Interior Gas Fireplace: Please enjoy the remote-controlled fireplace but NEVER leave it on while you sleep or when you leave the interior of the house. Even if stepping out for only a few minutes, please shut fireplace off. It is very quick and easy to restart upon your return if you wish.
10. Fire Extinguishers. Two fire extinguishers are located within the Carriage House living space with additional fire extinguishers located in the lower-level garage. Please familiarize yourself with their location.
11. Trash: All trash generated during guests stay shall be deposited in the trash cans maintained inside the Carriage House and around the property. At no time shall trash or cigarette butts be left on the ground. Please do not flush any sanitary products or baby wipes down the toilet.
12. Guests of Guest: Guests visiting for the day (not one of the paid overnight guests) are limited to four and must exit the property by 11:30 PM. Sorry, open-ended parties are not allowed unless both properties are booked and a âpaid forâ event has been pre-arranged with Owner. Guests of guest over four is considered a âpaid forâ event and shall be approved in advance by Owner and subject to an event fee paid in advance of event. Even if an event fee has been paid, the maximum number of Guest on site at any one time related to this booking, to include overnight and guest visiting for the day, is fifteen (15).
13. Weapons: Discharging of weapons on the property for fun or sport is strictly forbidden. Weapons, if brought to property, must remain safely secured and out of sight.
14. Off Limits: Rental is for access and use of Carriage House and grounds only. Guests are not allowed to access main house, its porches or decks. Please respect Ownerâs privacy.
15. Amenities: Please return all portable amenities such as beach chairs, pool toys, fishing gear, etc. to their respective storage place in the garage. Please pick-up behind yourself and ask your guest to do the same.
16. The pool is a common area. While guests are allowed to use the pool anytime they wish, please know the pool area can be used by the main house guests. The pool has underwater lights and nighttime use is allowed. Just be mindful of the âQuiet Hoursâ, âSupervisionâ and âNo Divingâ rules.
17. A/V Equipment: The AV Equipment, located in the bedroom closet, is controlled wirelessly. Please do not touch any of the settings, wiring, buttons, or connections. Anything that needs to be accomplished can and must be done through the Control 4 App. Please refer to the Operating Instructions binder.
18. Explosive Hazard: Fuels such as propane gas, gasoline and diesel fuel are stored on the property. Please strictly adhere to âSmokingâ rule as well as all posted warning signs regarding âNo Smokingâ and âFlammablesâ.
19. Appliances: Upon leaving each day as well at the termination of your stay, please unplug portable appliances such as coffee pots, toaster, hair dryer and iron, and please turn off all lights and the interior fireplace.
20. We desire for you to have quiet private enjoyment of the property and desire that your stay is everything that you expected and more. However, failure to follow any of the House Rules is a breach of the terms and conditions of your reservation. We reserve the right to evict any guest or visitor who fails to adhere to the House Rules. If anything in the House Rules is unclear, please ask.
