NEAR WALNUT BEACH! ENTIRE HOUSE! Lots to do at the house or outside of the house. Lovely backyard to relax and enjoy. Or walk to the ocean and around the neighborhood. Master bedroom has a queen size comfortable bed and a smart TV. Two additional bedrooms have a twin size bed (one with another pull out twin size bed). Fully equipped kitchen. Workspace area in the living room along with books and puzzles. Perfect place to spend time with your loved ones. :)

VACATION RENTAL AGREEMENT

THIS AGREEMENT IS NOT A LEASE AND CONVEYS NO RIGHTS IN REAL PROPERTY AT ANY TIME. YOUR USE IS LIMITED TO THAT STATED IN THIS AGREEMENT.

COVERED PERIOD: Your sole right to use the Property begins at [3PM] check-in and ends at [11AM check-out], unless other times are approved in writing in advance by the host. This agreement is in effect from the time and date of the confirmation of your booking of the Property.

CHECK-OUT TIME: Check out after 11:00AM is subject to fees, it causes a huge inconvenience with housekeeping since they have a schedule to follow in order to have property ready for the next guest on time. $100 fine for late check out plus $50 for every 30 minutes after 11:00AM.

GUESTS: You may not exceed the number of people stated on your reservation confirmation at any time without prior approval of the host. This limitation applies regardless of whether such persons are staying the night or just visiting. If more people are found to occupy the premises than on the original booking, the guest agrees to pay $200 per extra guest/night. Guests are required to submit a valid ID and a selfie holding a valid ID for security purposes.

SPECIAL EVENTS: Special events, including but not limited to weddings and parties, are not permitted without the prior written approval of the Cohost.

PROHIBITED ITEMS: DJ equipment and PA speakers are prohibited without prior written approval. Additionally, the following items are considered damaging and are not allowed on the property; you will be charged a cleaning fee if found in violation of this rule.

- Incendiary Devices
- Confetti
- Glitter
- Paint

INTERNET: No illegal or abusive use of Internet access is allowed on the Property.

OWNER ACCESS: The guest shall allow the owner of the Property or any designated workers access to the Property for landscaping and routine maintenance, cleaning, repairs, and inspection of buildings.

SMOKING: Smoking is not allowed inside the house on the Property or within 15 feet of any exterior door of the house.

SURVEILLANCE: The guest must also acknowledge and accept that there are surveillance or recording devices on the Property outside. Please contact us for field of view questions. These outside cameras are never to be covered for any reason.

PETS: Pets are not allowed. Please let me know in advance if you have a service animal.

NOISE: Be considerate of the neighbors and keep music and voices at a respectful volume. There is a county-wide noise ordinance of no amplified music or loud noises after 10pm.

FURNITURE: Please do not take furniture from inside the house and use it outside. If for some reason you decide to rearrange any of the furniture, you are responsible for returning it to where it was located when you arrived. Our cleaners are unable to move heavy furniture. If you do move furniture, please lift rather than drag heavy items so as not to damage the floors.

SEWAGE/SEPTIC SYSTEM
All of the plumbing is on septic and the toilets are very sensitive. NO WET WIPES, INCLUDING FLUSHABLE WET WIPES, TAMPONS, OR A LOT OF TOILET PAPER. If the plumber is needed to come out resulting in any of these items being flushed down the toilet the costs will be passed on to the guests along with a $500 charge. This has happened before and it`s a huge gross mess. :)

Guest agrees to release, indemnify, hold harmless and forever discharge host, the Property owner, and their employees, agents, successors, and assigns from any and all damages, losses, costs, and expenses, including the value of missing items, resulting from Guest’s failure to follow the rules stated in this Agreement or as a result of the causes stated below in this paragraph.

Accordingly, the host may withhold all or part of your deposit if you fail to follow the rules in this Agreement, the Property listing, or the Property house manual. If the cost of damages, losses, or missing items resulting from the Guest’s failure to follow the rules or as a result of the causes stated in this paragraph should exceed the amount of the deposit, the host will bill the Guest’s credit card for the difference and/or pursue legal action. Cause(s) for withholding deposit funds, charging Guest’s credit card, and/or pursuing legal action include, but are not limited to: damage to premises or contents; missing or broken items; lost keys; required excessive cleaning; failure to comply fully with the departure checklist; smoke odors or damage; mailing charges for items left behind; unauthorized persons visiting or staying on the property; the presence of pets without authorization; noise complaints after 10 pm, including related fines; trespassing on neighboring properties; and unauthorized late check-out.

Description not accurate which I wouldn’t have cared if it was the same quality but it wasn’t. House not cleaned as should before arrival. Can be seen from main bedroom window, host gave nonchalant about the whole situation. Maintenance came and fixed some things not others.Sn: stairs not safe for kids, elderly or disabled Enjoyed my stay nonetheless, house was cute

Sweet Beach Bungalow

A wonderful beach bungalow in a fantastic location!! We enjoyed the peace and quiet of the neighborhood. The home was clean, comfortable and cozy. The outdoor space was an added bonus!! We enjoyed dining alfresco and relaxing in front of the fireplace!! Tiffany was a perfect host and always available if we had any questions. We would love to come back to this sweet beach bungalow!!!

Great location but a few changes would make it excellent

We stayed for 2 nights in November. We were surprised to find that the one bathroom is on the first floor while all the bedrooms anre upstairs. This house would not be good for small children or anyone with mobility issues- there was no railing on the stairs. Not sure how much this home has been rented but everything was dusty and there were no extra blankets or pillows. Great location but needs some improvements.

Enjoyable Stay

I rented this place because of the location and convenience to the many things we enjoy about Milford CT. The master bedroom is top-notch as well as the living space downstairs. We hoped to use the outdoor fire place make smores, but due to a medical emergency our trip was cut short. Regardless, we enjoyed our stay at 42 Wood Ave. Thank you, Tiffany, for supplying an awesome rental.
