Welcome to Southerly, a stunning, brand-new holiday home located just steps from the beautiful Middleton Beach. Surrounded by peaceful nature and offering breathtaking ocean and hill views from the top floor, this spacious retreat is perfect for families or groups of friends. Whether you want to surf, swim, or relax, Southerly provides the perfect home base. Located just a short drive from Goolwa and other coastal towns, you’ll be in the ideal spot to explore the beauty of South Australia.

Step inside Southerly, a beautifully designed, brand-new two-storey home just a stone’s throw away from the pristine Middleton Beach. With plenty of room for families or groups, this holiday retreat is perfect for relaxing year-round.

Downstairs: You’ll find a cozy second living area, ideal for kids or teens, complete with a comfortable couch, TV, gaming console, and split system heating and cooling. There’s a range of games, toys, and puzzles to keep everyone entertained after a day in the sun. If you need to work remotely, a desk provides a quiet spot to get some tasks done (though the view might be a bit distracting!).

There are three beautifully furnished bedrooms on this floor:

-Bedroom 2 features a queen-size bed, built-in wardrobes, and a ceiling fan for your comfort.
-Bedroom 3 also offers a queen-size bed, built-in wardrobes, and a ceiling fan.
-Bedroom 4 is a fantastic kids` room with two sets of single bunk beds and built-in robes. We also have a travel cot available upon request for our youngest guests.
The main bathroom downstairs includes a large bathtub, separate shower, vanity, and toilet—perfect for soaking after a long beach day. The fully-equipped laundry, complete with a washing machine and dryer, ensures you’ll have everything you need for a long stay. And for those sandy beach days, there`s an outdoor shower with hot water for rinsing off.

Upstairs: Head upstairs to the heart of the home—an expansive, light-filled open-plan living, dining, and kitchen area. The stunning ocean views from the large windows and glass sliding doors will immediately capture your attention. The living room invites relaxation, with comfy leather couches, an electric fireplace, and a large TV with a DVD player. It’s the perfect place to curl up on cooler nights.

The dining area features a large table that comfortably seats 10 people, plus a highchair for little ones. The kitchen is fully equipped with everything you need to prepare meals, including an electric cooktop and oven, a breakfast bar with stools, a dishwasher, and a coffee pod machine for your morning brew.

Step outside onto the large, undercover deck to truly soak in the holiday vibes. The deck is complete with an outdoor dining table for 8 and a BBQ—perfect for sunset dinners while watching the waves roll in.

The master bedroom is a true retreat. With a luxurious king-size bed, walk-through wardrobe, and a stunning ensuite bathroom, it’s your private oasis. Fall asleep to the sound of the ocean and wake up to beautiful water views from the sliding doors that lead out to the deck.

For added convenience, there’s also a powder room upstairs.

Parking: While the garage is not available for guest use, the home provides undercover parking in the carport, plus additional off-street parking.

Southerly is located less than a minute`s walk from Middleton Beach, where you can enjoy swimming, surfing, and beachcombing. The home is also conveniently located for exploring nearby Goolwa, Port Elliot, and Victor Harbor, which offer plenty of cafes, restaurants, and local shops. The McLaren Vale wine region is a short drive away, perfect for day trips filled with wine tasting and gourmet food.

You’ll need a car to explore the beautiful South Coast and surrounding regions. Southerly provides undercover parking in the carport, as well as additional off-street parking. Popular nearby towns like Goolwa and Port Elliot are just a short drive away, and the famous McLaren Vale wine region is easily accessible for a day trip.

2. Guests are limited to the number of beds (10 people). Extra cost of $100 per person per night will be charged.
3. Animals are not permitted, even visiting for the day.
4. Guests must ensure BBQ is kept clean, your cleaning fee does not cover cleaning. Failure to clean BBQ will incur an extra cleaning charge of $50.
5. Strictly no smoking in the house, butts disposed of safely in garbage when smoking outside. Use the ashtrays provided.
6. Please use organics bin in kitchen for food scraps. Place in Green waste bin.
7. No tents or caravan/motorhomes permitted on the property.
8. Please no beach towels in the the dryer, please use the drying racks or clothesline.
9. All linen is supplied, included in nightly rate regardless if you bring your own.
10. Any damage of any size, or issue with the property or its contents is to be reported as soon as practical. Failure to do so could affect the outcome of any claim.
11. Electric Vehicle charging is welcome, but at a cost of $20 per charge. Costs to be paid via webpage.
12. Firepit is available to use at your own risk. If you light the firepit you assume full responsibility for burns and and damage done. Firepit only available from April-October depending on current CFS fire laws.
