* Because of pool and safety concerns, please leave the slider locked if children are in the home unless supervised outside by an adult. The front door must be locked at all times because of direct access through the house to the pool. There is also a slider door alarm with a bypass for your children`s safety.

* Fees apply for heating the hot tub and/or pool.

****Our home is a No-smoking, No pets property ($500 fine if evidence is found at checkout) and we ask that guests remove their shoes as we strive to have the cleanest and best maintained property we can for comfortable guest stays. If you do have a service animal for a disability, we would appreciate prior communication.

*Pool and Hot Tub Fees: The pool and hot tub are heated by propane, which is very effective but expensive; therefore, there is a daily fee that we have to charge. These charges are initiated OUTSIDE THE INITIAL RESERVATION. The cost for heating changes based on the ambient temperature of Mesquite. We will need 3 days notice prior to your arrival for the charge to occur and for us to arrange heating. The prices are as follows:

POOL & HOT TUB: Winter (November - February) - $150/day
Summer (June - September) - $50/day
Fall & Spring (October, March - May) - $100/day

HOT TUB ONLY: Winter (November - February) - $35/day
Summer (June - September) - $25/day
Fall & Spring (October, March - May) - $25/day

YOUR INDOOR SPACE-
Bedrooms (sleeps 10 total): Our primary suite offers a king bed with attached bath and a large walk in closet. The second and third guest rooms have convertible king to XL twin beds. Just let us know your preference. The fourth guest bedroom/office has a full, Lazy Boy sleeper pull out couch. In addition, we can sleep two more adults comfortably with our queen Lazy Boy pull out sofa in the living space. With all new and quality mattresses and comfy linens, you will have a great night`s sleep after playing all day. Our mattresses and pillow are encased with a protective covering to keep you safe from unwanted elements. All bedrooms have smart TVs so that you can recline at night in privacy, should you choose. We have streaming capabilities but no local TV unless attached to your app.

Bathrooms: Our two bathrooms provide space for everyone. One is attached to the primary bedrooms and a 2nd is between two guest bedrooms and is accessible from the main part of the house. Both bathrooms are fully stocked with luxury towels, shampoo, conditioner, body wash, lotion, and more, keeping your packing to a minimum.

Kitchen: Stocked, stocked, stocked. If you like to provide meals at home, this is the place to do it. Full cookware and some bakeware are provided. With a drip coffee maker, everyone can enjoy their favorite cup just like they do at home. We provide ground coffee and filters for your stay. Indoor and outdoor dining and drinkware are provided for you. We also have oil, spices, condiments, barbeque utensils and more.

Living room: The living room is open to the kitchen and offers very comfortable seating. The wall of sliding windows doors make you feel as if you are outside while cuddled on the comfy couch, watching your favorite show on our large screen streaming TV, and enjoying the wall fireplace.

YOUR OUTDOOR SPACE -
POOL & HOT TUB: This hot tub IS HUGE!!! You will be able to heat the hot tub and pool for your stay during the chillier months. There is an extra fee as heating with propane is quite expensive, but effective. Please see pricing above and give us 3 days notice prior to your arrival. The charge must be paid prior to arrival.

DINING AND BARBEQUE: A gas grill makes cooking dinner a breeze under the covered patio.

GAMES: Shuffleboard, Foosball, cornhole and ladder toss.

LOUNGE AREA: Lounge chairs and outdoor furniture offer additional comfort in the backyard.

VIEW: We have great views of the Virgin Valley Mountain from the backyard. Our neighborhood is away from town noise, yet close enough for a quick trip to the store.

PARKING: We offer free parking in our garage, driveway and street parking. If bringing a trailer, street parking is allowed as long as your vehicle stays within the property lines and is moved every 48 hours. Reach out to us if you have any questions on this. No parking in graveled areas.

Our home and backyard/pool and hot tub is completely yours for your stay. There is a locked closet (off the master bathroom, for cleaning supplies/restocking, etc. Please let us know if you need anything restocked during your stay. There should be plenty of space to park your vehicle/s in the garage, but if not, parking in the driveway and on the street are permitted. You must move your street parked vehicle (Trailers are allowed) every 48 hours in order to abide by the HOA guidelines.

Our co-hosts, J and Amy, live less than 5 minutes away and can help you whenever you need. Please reach out on the message feed first. If they have not responded within 10 minutes, please give them a call. If there is an emergency or issues with your check-in code, please call them right away.

Located north and a bit outside the main part of town, ????????? is surrounded by beautiful desert landscape. The hills and bluffs provide views and a plethora of places to walk. Everywhere you turn, you will see the Virgin Mountains, rolling sand hills and stately bluffs of the valley. As this is a brand new community and some houses are still being built, guests will experience some construction for a time.

Although Mesquite is a wonderful place to walk and get exercise, you will want a car for getting to the store, restaurants, golf courses, etc.

* By Nevada state law, we have to have a door alarm leading out to the pool. There is a bypass on the door that you can utilize as you go in and out. The alarm is VERY loud. Should you choose to take the battery out of the alarm, you do so at your own risk. If taken out, the batteries must be re-installed before you checkout Thank you.

* The propane devices should be operated and supervised by adults only.

* Please remove your shoes.

* Garage Remote - Please leave where you found it. $200 replacement fee if lost.

* Potential neighborhood yard workers` noise.

* Please keep noise to a minimum in respect for our neighbors, especially outside. Quiet hours are 10:00PM-8:00 AM. If management is called out for a complaint, there will be a fee of $100.

* The slider has a Nevada state required alarm for children`s safety regarding the pool. You can use the bypass button to avoid the loud alarm. Removing the batteries of the alarm is at your own risk. If removed, the batteries should be reinstalled before your checkout.

*Guest Limitations - The home and backyard amenities are for REGISTERED GUESTS ONLY. If you have a need for a gathering, please contact co-hosts for prior approval. Fees may apply. This is not a property for friends/team members to come and swim or use the hot tub. Unregistered guests using or spending time in the property could result in removal of guest from the property.
