*If you have a larger party and need additional accommodations, we have a partner house right next door. We even have a gate, allowing friendly parties to have access to each others pack yard for outdoor play if desired. Please inquire individually on that listing. * Our home is a No-smoking property ($500 fine if evidence of smoking is found) and we ask that guests remove their shoes as we strive to have the cleanest and best maintained property we can for comfortable guest stays.

* Please inquire for stays over 2 weeks as extra cleaning fees apply.

*Pool and Hot Tub Fees: The pool and hot tub are heated by propane, which is very effective but expensive; therefore, there is a daily fee that we have to charge. These charges are initiated OUTSIDE THE INITIAL RESERVATION. The cost for heating changes based on the ambient temperature of Mesquite. We will need 3 days notice prior to your arrival for the charge to occur and for us to arrange heating. The prices are as follows:

POOL & HOT TUB: Winter - $150 a day
Summer - $25 (Hot tub only)
Fall & Spring - $100 a day.

HOT TUB ONLY: Winter months - $35 a day
Summer - $25 a day
Fall & Spring - $25 a day

YOUR INDOOR SPACE-
Bedrooms: Although our home is a 3 bedroom home, we can sleep four adults separately with our convertible king to 2 single configuration in one of the guest rooms. Our primary offers a king bed with attached bath and the second guest room has a queen bed. Two foam floor mattresses are available for 2 extra guests. Fee applies for extra guests. With all new and quality mattresses with comfy linens, you will have a great night`s sleep after playing all day. All mattresses and pillow are encased with a protective covering to keep you safe from unwanted elements. All bedrooms have a TV so that you can recline at night in privacy, should you choose. We have streaming capabilities but no local TV unless attached to your app. Make sure to sign out at checkout.

Bathrooms: Our two bathrooms, one attached to the primary bedroom, are fully stocked with luxury towels, shampoo, conditioner, body wash, lotion, and more, keeping your packing to a minimum.

Kitchen: Stocked, stocked, stocked. If you like to provide meals at home, this is the place to do it. Full cookware and some bakeware are provided. Beautiful indoor and separate outdoor dishes are for your use as well as coffee & filters, tea, spices, barbeque utensils and more.

Living room: The living room is open to the kitchen and the wall of sliding windows and doors make you feel as if you are outside while you are cuddled on the comfy couch with the fireplace flickering, watching your favorite show on our large screen streaming TV.

YOUR OUTDOOR SPACE -
POOL & HOT TUB: You will be able to heat the hot tub and pool for your stay during the colder months. There is an extra fee as heating with propane is quite expensive, but effective.
FIRE PIT AND DINING TABLE: Our bar height fire pit table is perfect for conversations, drinks and dinner as you stay warm in an inviting atmosphere.
PUTTING GREEN: With provided clubs and balls, putting competition and practice is ready for you.
YARD GAMES: Turf and space is provided for outdoor games. Enjoy our cornhole game found in the garage.
LOUNGE AREA: Lounge chairs and a conversation set with TV offer comfortable additional comfort in the backyard.
VIEW: We have great views of the Virgin Valley Mountain from the backyard area and the desert bluff from the front. Our neighborhood is away from town noise, yet close enough for a quick trip to the store.

PARKING -
We offer free parking in our 2 car garage, driveway and street parking. If bringing a trailer, street parking is allowed as long as your vehicle stays within the property lines and is moved every 48 hours. Reach out to us if you have any questions on this.

Our home is completely yours for your stay. There is a locked closet in the entry hallway for cleaning supplies/restocking, etc. Please let us know if you need anything restocked during your stay.

Our co-hosts, J and Amy, live less than 5 minutes away and can help you whenever you need. Please reach out on the message feed first. If they have not responded within 10 minutes, please give them a call. If there is an emergency or issues with your check-in code, please call them right away.

* Propane fire pit and barbeque should be operated and supervised by adults only.

* Please remove your shoes.

* Please - No chipping on or around the putting green.

* Garage Remote - Please leave where you found it. $200 replacement fee if lost.

* Please keep noise to a minimum in respect for our neighbors, especially outside. Quiet hours are 10:00PM-8:00 AM. If management is called out for a complaint, there will be a fee of $100.

*Any guests or belongings brought onto the property outside of the original reservation are subject to an additional fee and/or removal from the property.
*Guest Limitations - The home and backyard amenities are for REGISTERED GUESTS ONLY. If you have a need for a gathering, please contact co-hosts for prior approval. Fees may apply. This is not a property for friends/team members to come and swim or use the hot tub. Unregistered guests using or spending time in the property could result in removal of guest from the property.

Pool & Hot Tub -

***** Showering before using the HOT TUB is a must. Lotions, sweat, dirt, hair, etc. have caused the hot tub to be shut down for the next guests as it has to be drained, retreated, and re-heated. $300 fine if this should occur - $150 for tub restart and $150 for the next guest refund for lack hot tub availability for their stay. Thank you!

****Please apply sunscreen 30 minutes before entering the pool.

* * * *Follow pool and hot tub rules that are posted outside. PLEASE - NO
DIVING!

* NO GLASS OR CERAMIC materials outside please. There are melanin dinnerware and glasses that can be used in the outdoor area. We want to ensure a safe walking space for bare feet.

*Quiet hours are between 10:00 pm am and 6:00 am.

*When finished with the umbrella, pleased wrap it. If windy, please take them out of the holder and place by slider in holding area. The wind will snap it in half.

*Do not remove the vacuum `snake` from the pool. It could result in $2000 replacement fee.

*Please remove goggles and all small pool toys from the pool. They will clog the line, causing the pump to run dry and again, the result is a $1500-$2000 replacement fee.

*Please turn off the pool light when retiring for the night if using.

*If young children are staying, please make sure the LOCK on the slider door is LOCKED at all times.

*Because of pool safety and liability issues, the front door must be locked at all times as there is direct access to the pool.

*There is a locking gate for entry into the yard. This needs to be shut and locked at all times for the safety of all.

TVs - The TVs are smart TVs. Feel free to sign into your accounts for use during your stay, but remember to sign out and leave the remotes in plain view at checkout.

Shoes - Please remove your shoes. The asphalt residue, is very hard on the flooring, leaving a black dinge.

CHECKOUT INSTRUCTIONS: 10:00 AM
1) Please make sure instructions for hot tub and pool checkout are completed. See 3 ring binder.
2) Locate garage door opener and place it on the kitchen counter.
3) Start one load of towels.
4) Load and start the dishwasher.
5) Sign out of Hulu/ Netflix, etc. on all TVs.
6) Locate all remotes and leave them in plain view in their respective rooms.
7) Please set AC/Heater unit to 80 in the summer, and 69 in the winter.
8) Lock all doors and windows.
9) A quick message letting J and Amy know you have checked out is very
helpful to housekeeping.
