This spacious 1-bedroom unit features a plush king bed, a chair sleeper in the bedroom, and additional sleeping options with a queen sofa sleeper and a chair sleeper in the living area—perfect for families or small groups.

Located at the heart of famous Madison Ave, the property is just a stone throw's away to the top Memphis spots. From the local favorite burger joint Huey's right across the street to the buzzing restaurants, live music, and night life in Overton Square, you'll never run out of things to do!

The property is also just a few minutes away from other must-see local attractions and activities like Elvis Presley's Graceland mansion and museum, classic Beale Street, Memphis Zoo, Memphis Bridge, and the vibrant Cooper Young to name a few!

LIVING AREA
The living area offers plenty of natural light and comfortable seating, while the modern kitchen is fully equipped with everything you need to cook or enjoy takeout from one of the nearby Midtown restaurants. We've renovated the home to blend modern touches while keeping its original historic glory, giving you a truly unique Memphis experience.

This unit shares an entrance with our 2nd unit, but don't worry! You have full privacy and full access to your unit.

1. Cancellation Policy for Direct Booking Long-Term Reservations (30 days or more):
● For reservations of 30 days or longer, a separate cancellation policy applies:
● Guests will receive a full refund if they cancel at least 30 days before the scheduled check-in date.
● A 50% refund will be issued for cancellations made between 14 and 29 days prior to the scheduled check-in date.
● No refund will be provided for cancellations made 13 days or fewer before the scheduled check-in date.

2. Upon booking, you will receive a rental agreement/check-in form that you are required to sign and return before your arrival

3. If you are local and / or under the age of 23 please notify us before making your reservation

4. We will place a small deposit hold on your credit card 2 days before your arrival to cover any accidental property damage that may occur and it will be released after your check out. If we fail to capture your security deposit, your reservation will automatically be cancelled

5. We would like to inform you that for direct bookings, a 4% credit card fee will be applied to any cancellations and refunds and we will follow the platform's cancellation policy

6. Guests acknowledge that they will keep their noise level to a minimum after 10:00 pm; we appreciate it if you would be good neighbors.

7. No parties or events allowed

8. Guest must provide us with a valid working phone number & guests listed on the reservation must report to us within 2 hours from the time of arrival if anything in regards to cleanliness does not meet their standards so we can help address the situation as soon as possible

9. NO SMOKING or use of fire permitted in the rental; guest acknowledges that no "smoking" includes the use of vape pens and marijuana and "use of fire" includes the lighting of candles, incense, or sage. There will be a $200 charge per day of reservation if this rule is not followed

10. There can not be any more than the allowed number of guests in or on the property at any one time, violation could lead to the immediate removal of all guests without a refund

11. Late check-out fee of $50 (if not authorized) applies for check-outs after 11:00 am. We're sorry we have to charge this but we pay our housekeepers based on the agreed-upon checkout time and if they are unable to clean we still have to pay them

12. Guests who make reservations for over 30 days must sign our standard lease agreement and agree to a background check before check-in (it will be provided before check-in)

13. As part of our commitment to maintaining a clean and comfortable environment for all guests, we require a midterm cleaning for reservations lasting 30 days or longer. The midterm cleaning will take place on the 15th day of your reservation. This cleaning is mandatory and is designed to ensure the continued cleanliness and hygiene of the property

14. The cleaning fee for the mandatory mid-stay clean will be deducted from your security deposit

15. This is a pet-friendly property! We’re glad if you were able to bring your pet along, but please note we have a few additional rules:

● Please note that a $75 Pet fee will be applied per pet.

● We are unable to host cats and breeds of dogs deemed aggressive, per our insurance policy

● No more than 1 dog, no larger than 40 pounds

● Pets are not allowed on furniture & please clean up after your pets

● Do not leave your pet home alone unless crated

16. Excessively dirty units will incur an additional cleaning fee and will be evidenced with photos

17. For your security and protection the property is equipped with an exterior camera

18. Please remember to take all of your belongings with you upon checkout. Any items left behind will incur a $50 Mailing fee (separate from the cost of postage). We will do our best to send your items back to you within a week

19. If not following any of our rules forces us to refund or discount an upcoming or existing guest you will be liable for the costs

20. If you were a previous/current guest and did not respect our house rules and our property, we have the right to decline your next reservation. Thank you for understanding

Tasteful renovation

Tasteful renovation. It looks like the photos. We enjoyed the location. It is a 12 minute walk to Kroger. Huey’s, a bar/restaurant, is within easy walking distance. My complaint is that the insides of kitchen drawers were very unclean. They were sticky, had crumbs and obviously had not been cleaned between guests. They were untouched by housekeeping for a long time. We didn’t use them because of that. Also, the rug in the kitchen was filthy and should be discarded. The rug in the living room was stained as well. The cleanliness thing is huge for me and we did pay a cleaning fee. I notified management and they were responsive and sorry. We did not want someone to clean while we were there. There are no towel hooks or bars in the primary bath upstairs which made it difficult to dry towels. The AC worked well on both levels. The half bath on the lower level was convenient. Overall, it was a nice place to stay except for the issues mentioned.
