This second-floor 1927 Craftsman-style apartment blends historic character with modern comfort. Thoughtfully designed for relaxation, the space features classic architectural details, warm natural light, and a peaceful, tree-lined setting just moments from the vibrant Cooper-Young District. It’s an ideal retreat for couples, solo travelers, or long-term guests looking to experience Midtown Memphis like a local.

The downstairs unit is a completely separate rental within the same home. As is common with historic properties, some sound may carry between floors when both units are occupied, and downstairs guests may use the side entrance. For your privacy and security, the interior stairway door between units is locked on both sides, and exterior security cameras are installed on-site.

➀ Main House (downstairs): The downstairs unit is a separate, self-contained rental. As the home was built in 1927, some sound may carry between floors when occupied. Guests downstairs may also use the side entrance. For privacy and security, the stairway door between units is locked on both sides, and security cameras are installed on-site for your safety.
➀ Shared Access: A fence line and unlocked gate lead to the guest house. Our landscaper or cleaning team may occasionally use the gate to access the storage shed on the main driveway.
➀ Additional Units: The house can be booked together with other units on the property. The downstairs house has its own entry, bath, bedrooms, and kitchen. Contact us if you’d like to combine spaces for larger groups.
➀ Pets: We welcome pets with a few guidelines:
‱ Please note that a $100 pet fee will be applied per stay.
‱ We are unable to host cats and breeds of dogs deemed aggressive, per our insurance policy.
‱ No more than ONE (1) animal, no larger than 20 pounds.
‱ Pets are not allowed on furniture & please clean up after your pets.
‱ Do not leave your pet home alone unless crated (doggy doo-doo bags are provided)

➀If you are local and / or under the age of 23 please notify us before making your reservation

➀ Guests acknowledge that they will keep their noise level to a minimum after 10:00 pm; sound will travel through the walls if too loud.

➀ No parties or events allowed

➀ Guest must provide us with a valid working phone number & guests listed on the reservation must report to us within 2 hours from the time of arrival if anything in regards to cleanliness does not meet their standards so we can help address the situation as soon as possible

➀ NO SMOKING or use of fire permitted in the rental; guest acknowledges that no `smoking` includes the use of vape pens and marijuana and `use of fire` includes the lighting of candles, incense, or sage. There will be a $200 charge per day of reservation if this rule is not followed

➀ There cannot be more than the allowed number of guests in or on the property at any time. Violation may result in immediate removal of all guests without refund. Unauthorized guests exceeding the maximum occupancy will be charged $50 per night, per extra guest.

➀ Late check-out fee of $50 (if not authorized) applies for check-outs after 11:00 am. We`re sorry we have to charge this but we pay our housekeepers based on the agreed-upon checkout time and if they are unable to clean we still have to pay them

➀ Guests who make reservations for over 30 days must sign our standard lease agreement and agree to a background check before check-in (it will be provided before check-in)

➀ As part of our commitment to maintaining a clean and comfortable environment for all guests, we require a midterm cleaning for reservations lasting 30 days or longer. The midterm cleaning will take place on the 15th day of your reservation. This cleaning is mandatory and is designed to ensure the continued cleanliness and hygiene of the property

➀ The cleaning fee for the mandatory mid-stay clean will be deducted from your security deposit (or through Airbnb resolutions)

➀ No pets allowed

➀ Excessively dirty units will incur an additional cleaning fee and will be evidenced with photos

➀ For your security and protection the property is equipped with an exterior camera

➀ Please remember to take all of your belongings with you upon checkout. Any items left behind will incur a $50 Mailing fee (separate from the cost of postage). We will do our best to send your items back to you within a week

➀ For security reasons, NO food or package deliveries inside our gated complexes or internal buildings. Please meet them outside the buildings or gates.

➀ Guests who fail to arrive for their reservation, for any reason, will be considered no-shows. No-shows are non-refundable, and no credits, reschedules, or exceptions will be provided under any circumstances.

➀ If not following any of our rules forces us to refund or discount an upcoming or existing guest you will be liable for the costs

➀ If you were a previous/current guest and did not respect our house rules and our property, we have the right to decline your next reservation. Thank you for understanding
