To ensure a pleasant stay and maintain good relations with our neighbours and the local council, please adhere to the following:

1. Every group must sign a booking agreement provided by Peachy Properties.
2. A security deposit via credit card pre-authorisation is required for non-Airbnb bookings, released 7 days post-checkout.
3. Outdoor areas are off-limits after 10:30 PM, including decks, balconies.
4. No parties or unapproved gatherings allowed at any time.
5. Loud music or activities that disturb neighbours are prohibited at all times; the property has Noise Alarms.
6. No "schoolies, bucks or hens' bookings. Please adhere to this policy.
7. No bookings from groups under the age of 28.
8. Smoking is prohibited both inside and outside the property.
9. Only the number of guests specified in your booking can be on the property, with a strict maximum of 8 guests unless prior approval is obtained.
10. Parking is only permitted in designated areas on the property; no street or nature strip parking

This property follows Airbnb's strict no party and loud music policy. Guests will be evicted if they break this policy.
The property has noise-aware alarms which notify the owner and guest if music is unreasonably loud. This property has noise alarms to prevent parties, loud music and there is a ring doorbell camera at the front door for guest and property protection.

NOTE: Reservation is not 100% confirmed until guest verification process has been completed. Strict council rules apply to this listing.

As a family group of 6 Adults 2 furbabies, we had a lovely stay. A comfortable & sizeable home with a well equipped kitchen & beautiful views from the top deck area. The added bonus of some laughs playing billiards & ping pong, was great.We had excellent communication with the host & wouldn’t hesitate booking again.

We really enjoyed the spa bath in the master bedroom — such a relaxing touch. The property was generally clean and offered stunning views. The house is spread over two stories, and while it has a large lawn, the indoor living space feels a bit compact.The main drawback was the presence of large ants inside, so you need to be careful not to drop any crumbs or food. Still, it was a comfortable place for our family of four to unwind. There’s also a guest room next to the garage, though we didn’t need to use it during our stay.The listing mentioned a smart TV, but it wasn’t connected to the internet. On the plus side, the Wi-Fi worked well and the speed was decent.

Our group of four (plus our dog) had a wonderful stay. The house was beautiful, spacious, with a fabulous view, immaculately clean and very comfortable. The split systems and room heaters kept us very warm for our winter stay, and our dog loved the backyard.

Great family house especially for primary school kids and older

Great family, holiday house. Garage has table tennis table and small, convertible, pool/games table. There is a huge, secure back yard and basketball ring in the secure, concrete, front yard. Towels and bedding provided. Effective heating in bedrooms, three bathrooms and well-stocked kitchen. Beautiful, expansive view across the bay from upstairs. House is in a very hilly area, so need to be mobile if you want to go for walks. Property manager very easy to deal with.

A home away from Home

You could tell they owners looked after this place like it was their home. It was immaculate and well presented. Lots of room for my family to escape each other when needed. The dogs loved the backyard. The master bedroom and ensuite were so nice I locked myself away and watched Netflix in there for a day. Highly recommend it for families

Fabulous Long Weekend Stay

We booked to stay for 4 nights over the King's Birthday long weekend, and wish we could have stayed for longer! The house was clean, modern, well appointed, light and comfortable with plenty of space for families or a group (although there were just the two of us this time). The upside down layout with bedrooms downstairs and living upstairs makes the most of the panoramic views that you get from the kitchen, living room and balcony. We were so fortunate to have great weather which allowed us to really utilise the outside deck and BBQ. The views over the bay to the city are just spectacular - both during the day and at night. The kitchen is modern and well appointed with everything you could need. The spa bath in the master ensuite is a lovely bit of luxury. Great communication from Tom & Guss, and we will definitely stay again.

Property was great, spectacular views from the balcony. The property was spacious and well equiped. Huge backyard for our 4 legged baby. Loved the spa. Would loved to have stayed a bit longer.

No bedside tables 2/3 or lights . No coffee tables . Dirty sofas unclean .

Pet friendly a plus , inconvenience of all this maintenance on our departure , spoilt the holiday as we were trying to have a rest . Frankly it needs a little tlc as the linen was old .
