Whether youâre here for a family getaway or a weekend with friends, youâll enjoy your own private haven right next to the estateâs tennis court. Relax by the peaceful lake just steps from your door, or enjoy a coffee in your private outdoor seating area while soaking in the sights of local swans and birdlife.
Please Note: You are booking the Spa House only. The Manor and Lakeside Chalets are located on the same grounds and may be occupied by other guests. While the Spa House is private and self-contained, the expansive 50-acre grounds and lake areas are shared.
The Spa House is designed for relaxation and functionality, featuring high-quality furnishings and plenty of room for groups.
Bedroom Configuration:
Bedroom 1: King Bed with private ensuite (Ideal for parents/couples).
Bedroom 2: King Bed with private ensuite.
Bedroom 3: 1 x Single Bunk + 1 x Standalone Single Bed (Sleeps 3).
Bedroom 4: 2 x Double-bottom/Single-top Bunks (Sleeps 6).
Bathrooms: 2.5 Bathrooms (Two ensuites + a powder room).
The home offers a light-filled, open-plan living and dining area, complemented by a fully equipped kitchen featuring a dishwasher, coffee machine, and all the essentials for a comfortable stay. A second, cozy living zone provides the perfect retreat for children or a quiet reading nook, while split system heating and cooling ensures year-round comfort.
While the Spa House is your own private residence, guests also enjoy access to the beautiful shared amenities of Woodman Estate. Just next door, the tennis court is ready for use with rackets and balls provided, and the stunning 5-acre private lake sits right beside the house with a dedicated seating area to relax and take in the surroundings. The estateâs manicured English-style rose gardens and lush bushland trails invite you to wander, with ample parking available directly at the Spa House.
As the Manor and Chalets may also be booked by other guests, we kindly ask that shared spaces are respected and a peaceful atmosphere is maintained. The estate is home to an abundance of native birdlife, including ducks and swans, which we encourage guests to enjoy from a distance. While the home is ideal for large families, unapproved events or additional visitors are not permitted.
Perfectly positioned in Moorooduc, in the heart of the Mornington Peninsula, the property is just minutes from world-class wineries, close to renowned golf courses such as Devilbend Golf Club, and only a short 10â15 minute drive to the beautiful beaches of Mount Martha and Mornington.

This home has a no party policy and we request our guests respect that no loud music should be played at any time of the day or night. In the interests of our neighbours, we ask our guests to please move indoors by 11pm.
